As a Guest, we ask that you that you abide by the following Rules:

Guests & Occupants: The maximum occupancy of the home is 12. Only registered occupants are allowed in the Property. Any occupant over 18 years of age must be listed below or provided in writing to the Host.

Check-In: Unless agreed to in writing by the Host, all Guests will use self-check-in and may check in to the Property no earlier than 4:00 PM on the date of their scheduled arrival. Prior to your arrival, you will receive the codes for the Garage Door and Front Door. A physical key and garage door remote are also available for use by Guests.

Check-Out: Unless agreed to in writing by the Host, all Guests must check out and depart the Property no later than 10:00 AM on the date of their scheduled departure. Prior to departing the Property, Guests are asked to perform the following steps:

 1.  Turn off all lights;
 2.  Set the thermostat up to 80 degrees (in summer) or down to 60 degrees (in winter);
 3.  Wash all dishes and start the dishwasher;
 4.  Lock all exterior doors and windows to the Property;
 5.  Remove all trash and place in exterior garbage can;
 6.  Return the physical key and garage door remote to the wood bowl on the kitchen counter; and
 7.  Spot clean any spills or unusually dirty areas.

Parking: The attached garage provides ample space for two vehicles. The driveway can fit 2 to 3 cars. City and HOA rules prohibit street parking during winter. The community park immediately to the South of the home does have a parking lot, but its use is subject to the park's rules.

Internet: Fiber internet to the home is supplied by Silver Star Communications. WiFi access points are installed for coverage throughout the inside and outside of the Property as well as hard-wired Ethernet in every room. Guests are permitted to access the internet through the guest WiFi network and the Smart TVs. Guests are required to abide by the terms of service of Silver Start Communications.

BBQ: The propane BBQ Grill is available for use along with the essential grilling tools. Guests are required to clean the grill and turn off the propane tank after each use. After the grill is cool, Guests should replace the BBQ cover.

Safety and Emergencies: In the event of a life-threatening emergency, please contact emergency services by calling 911. Teton Valley Hospital is located only a couple miles away at 20 E Howard Ave, Driggs, ID 83422. For all other urgent matters, please contact your Host. A first aid kit is available in the Property. The home has multiple means of egress, including front, back, and garage doors as well as windows in each bedroom and living spaces. The home is not child-proofed.

Platform Rules and Applicable Laws: All Guests are required to strictly abide by AirBNB's requirements along with all applicable local laws and regulations. Guests are strictly prohibited from conducting any activity on the Property that violates local, state, or Federal laws.

No Smoking: This Property (both indoor and outdoor) is smoke free. Guests are prohibited from using any smoking or vaping product inside the home or in the areas immediately outside the home.

No Parties: Only those individuals that are registered with the Host and approved as Guests are allowed to stay at the Property. Guests are not allowed to throw parties, large gatherings, or other social events at the Property.

Noise: Given the quiet and secluded nature of the neighborhood, Guests are asked to keep outdoor noise to a minimum. Quiet hours must be observed from 9 PM to 8 AM each day.

Garbage and Recycling: One black garbage can is available for use by Guests. In addition, two recycling bins are available for use. Garbage is picked up every Thursday, with alternating weeks for recycling.

Damage: In the event any item in the home is damaged (including furniture, equipment, etc.), please notify the Host as soon as possible. While occasional wear and tear is to be expected, to the extent that damage to the Property or anything therein is caused by a Guest, then the Host reserves the right to charge the Guest for such damage.

Excess & Special Cleaning: If any portion of the Property requires excess cleaning due to the activities of the Guest, including (without limitation) animal waste, unclean BBQ grill, hazardous substances, or toxic chemicals, then Guests will forfeit their security deposit, and will be responsible to cover any and all excess cleaning charges.

Lost Key or Remote: Guests should be careful not to misplace or lose a key or garage door remote. If a key is lost, you agree to pay a one-time fee equal to $100 in order to replace the lost key and rekey the locks of the Property. If a garage door remote is lost, you agree to pay $250 in order to replace the lost remote and reprogram the garage door opener.

No Assignment or Subletting: Only authorized Guests are allowed to enter the Property. Guests are not allowed to sublet, assign, transfer, dispose of, or rent the Property. Any purported assignment or other transfer of this Agreement by Guest shall be null and void.

Indemnification: To the fullest extent permitted under applicable law, Guest agrees to indemnify, defend, advance expenses, and hold harmless Host and its affiliates, representatives, owners, agents, designees and their successors and assigns (the “Indemnified Parties”), from and against all costs, damages, losses, and liabilities (including attorneys’ fees) incurred by any Indemnified Party that relates to, arises out of, or relate: (i) any violation of these Rules or the terms of the Platform by Guest or any Occupant; (ii) any negligence or willful misconduct by Guest or any Occupant; and/or (iii) any violation of applicable law by Guest or any Occupant.

Limitation of Liability: To the fullest extent permitted under applicable law, except for Host’s gross negligence or willful misconduct, in no event shall Host or an Indemnified Party be liable to Guest or any Occupant for consequential, indirect, incidental, special, exemplary, punitive, or enhanced damages, arising out of or relating to any breach of this Agreement, regardless of whether such damages were foreseeable, whether or not it was advised of the possibility of such damages. Guest agrees that Host’s aggregate liability arising out of or relating to this Agreement, whether arising out of or relating to breach of contract, tort (including negligence), or otherwise, shall not exceed the total of the amounts actually paid by Guest to Host pursuant to this Agreement.
