General House Rules: No Parties, business meetings and/or Gatherings are allowed in our property. To keep our property peaceful for all guests and neighbors, we don’t allow parties or unauthorized gatherings. If this rule is broken, there will be a $500 penalty, and the reservation will be canceled immediately without a refund No Smoking or Vaping: Our home is smoke-free! Please respect this rule, as smoking indoors will result in a $500 cleaning fee. -Third-Party Bookings: For security reasons, we only allow bookings made by the guest staying at our home. Please verify your ID and contact number before check-in.

• Guest Limit: Only guests included in the reservation are allowed on the property. Unauthorized guests or overnight stays may result in cancellation of the reservation. The number of guests on the reservation should include everyone staying overnight. If unlisted guests are found on the property via security cameras, the reservation may be canceled immediately without a refund, and all guests will be asked to leave. Pet Policy: Please disclose in advance your pet’s breed for approval. Pet(s) should not be allowed on furniture and should stay in a kennel when left unattended. There is an extra $500 cleaning fee if this rule is not followed. Leash your pet in public, clean up after your pet(s), they should always be accompanied by you. We only allow 1 big pet max weight of 90 pounds or 2 small -medium max 30 pound pet(s) only. No exotic pets are allowed in the property. We are not liable for your pet(s). Thermostat: For energy efficiency and comfort, please keep the thermostat between 70-75°F. Failure to maintain this range may result in a $50 penalty. Illegal Substances: We have a zero-tolerance policy for illegal drugs. If any illegal activity is suspected, the authorities will be contacted, and the reservation will be canceled without a refund.

Check-in / Check-out Times Check-in: After 4:00 PM Check-out: Before 11:00 AM Early check-in or late check-out may be available upon request depending on availability. This is a quiet residential property and we ask guests to respect neighbors at all times. Guests agree to: -Observe quiet hours from 10:00 PM to 8:00 AM -Keep music, television, and conversations at respectful volumes -Avoid loud gatherings or disruptive behavior. Parties, events, and excessive noise are strictly prohibited. Repeated noise complaints may result in termination of the stay without refund. Please Respect the Property Guests are responsible for: -Any damages caused during the stay by any registered or unregistered guest. -Guest is responsible for Leaving the property in reasonable condition -Guest Must Report any issues immediately so they can be addressed Safety Devices For guest safety, the property may include the following devices: -Smoke detectors -Carbon monoxide detectors (where applicable) -Fire extinguisher -Exterior lighting ***Guest are not allowed to tamper with smoke detectors or safety equipment. ***Guest are responsible to lock doors and windows when leaving the unit every time, no exceptions. Trash & Cleanliness: -Use provided trash bags and bins -Tie and move full bags to outdoor container -Do not leave trash indoors or outside improperly -Excessive trash may result in additional cleaning fees Commercial activity is strictly prohibited. Guests may not conduct business operations, host clients, schedule appointments, or use the property as an office or workspace for meetings. Only registered guests may use the property for lodging purposes. No Mail or Package Deliveries Guests are not allowed to use the property address for mail, package deliveries, or business registrations. Any mail delivered may be returned to sender. Parking is limited to one (1) vehicle per reservation. Guests must park only in the designated parking space assigned to the unit.

Additional vehicles, trailers, or oversized vehicles are not permitted without prior approval. Street parking may be limited and cannot be guaranteed.

Unauthorized vehicles parked in restricted areas may be towed at the owner’s expense in accordance with local regulations.

Do not block parking lot exits or any other guest parking space at any time. Security Cameras For security and property protection, exterior security cameras may be installed at entrances and parking areas. These cameras: -Monitor outdoor areas only -Are used for security and safety purposes -The Cameras do not monitor any interior spaces ***Tampering with security devices is strictly prohibited. -Cancellation policies follow the terms selected on the booking platform at the time of reservation. -Guests are responsible for reviewing the policy before booking. Refunds will be issued only according to the applicable policy. No refunds will be issued for circumstances outside the host control, including but not limited to: Weather, transportation issues, Guest personal schedule changes, Neighborhood noise or city activity. *Travel insurance is recommended as guests additional protection. No Tenancy / No Residency Clause This property is offered strictly as a short-term lodging accommodation. -The guest acknowledges that their stay is temporary and does not create a landlord-tenant relationship. -No tenancy, leasehold interest, or residency rights are created by this reservation.

-Guests may not claim residency at the property, receive mail, or use the property address for official documents, identification, or business registration. -Any stay exceeding local or platform limits may require additional agreements or may not be permitted. Guest Liability & Indemnification -Guests assume responsibility for their own safety and the safety of members of their party during their stay. -By booking and staying at the property, guests agree to indemnify and hold harmless the host and property owner from any liability, claims, injuries, damages, losses, or expenses due to: -Use of the property or its facilities -Accidents or injuries occurring during the stay -Loss, theft, or damage to personal belongings -Actions or negligence of the guest or members of their party -Guests acknowledge that they use the property at their own risk and agree to act responsibly during their stay. Due to Houston regulations no BBQ's or grilling, No fireworks is permitted in the property Right of Entry The host or authorized personnel may enter the property when reasonably necessary, including but not limited to: -Emergencies affecting safety or property damage -Required repairs or maintenance -Inspection of the property if house rules are believed to be violated -Situations where neighbors or authorities report disturbances -Whenever possible, reasonable notice will be provided to guests prior to entry, except in emergencies where immediate access is required. Firearms, ammunition, and weapons of any kind are strictly prohibited on the property -Guests are fully responsible for their actions and any items they bring -The host is not liable for any injury, loss, damage, or legal issues resulting from a guest’s violation of this rule Violation will result in immediate cancellation without refund and possible removal -Do not flush wipes, paper towels, or hygiene products in the toilet or drains this can create a plumbing problem and will cause an additional fee For everyone’s safety, we kindly ask that all guests and guest groups lock all exterior doors whenever leaving the property. Thank you for helping us keep the home secure Guests are responsible for turning off all lights, appliances, and electronics when not in use or when leaving the property. Please conserve electricity by using appliances efficiently.

• Transitional Guest Policy: You are a short-term guest without tenant rights. Please respect our check-out time. If you fail to check out on time, it will be considered trespassing, and authorities may be contacted without the need for an eviction process. We’re committed to providing a safe, comfortable stay for all guests and being good neighbors in our community.

Out of respect for everyone, illegal activities of any kind—including exploitation or trafficking—are strictly prohibited. All guests must follow local laws during their stay.

Failure to comply may result in immediate cancellation of the reservation and further action if necessary.

Guest Agreement & Acknowledgment By completing the reservation and staying at this property, the guest acknowledges that they have read, understood, and agreed to comply with all house rules and policies associated with this short-term rental. Guests agree to follow these house rules and respect the home and neighbors.

Please ensure that all guests have fully vacated the property by 11:00 AM. No guests should remain in the unit after this time.
