The expansive layout is thoughtfully divided across three levels: the main level offers two bedrooms, two living areas, and a large kitchen; the top floor provides seven bedrooms, including one with two king beds; and the basement houses a private one-bedroom apartment for management or organizers, complete with its own kitchen and living area.
Designed for productivity and play, the manor is equipped with an indoor half basketball and pickleball court, a theater room, and a game area featuring a pool table, ping pong, and air hockey. Professional needs are met with seven separate breakout areas, a private office, desks in many bedrooms, and blazing-fast high-speed WiFi. Portable Speakers / Amplified Music • No portable speakers or amplified music outdoors, including patios, decks, yards, hot tub areas or other exterior spaces. • Quiet hours must be followed. Violations may result in fines up to $500 fine per incident.
No Inflatables • No inflatable or portable pools, splash pads, slip-and-slides, water slides, or similar equipment anywhere on the property. • Violations are subject to applicable fines.
Guests & Events • Only registered guests are allowed unless approved. • No parties, events, or gatherings without approval. • Business use requires approval and a separate agreement.
External Vendors • All external vendors or service providers require prior written approval. • A fee of $250 per vendor, per day applies. • Unapproved vendor activity may result in additional charges or cancellation without a refund.
Overnight Guests • No unapproved overnight guests. $50/day per guest. Smoking & Substances • No smoking, vaping, or illegal drugs.
Parking • No street parking. Use designated spaces only.
Respect & Care • Respect neighbors. Keep the home clean. • Follow check-out instructions and report damage immediately.
Check-In / Check-Out • Check-in: 4 PM | Check-out: 10 AM • Early/late requests require 24-hr notice and approval.
Hot Tub (Use at Own Risk) • Shower before use; add shock treatment after each use • No hot tub use after 9:00 PM Sunday–Thursday or after 10:00 PM Friday–Saturday. • No glass near the hot tub • Alcohol use is prohibited during hot tub use • Keep cover on when not in use • Hot tub is balanced before check-in—report cloudiness or unusual color immediately
Photography / Filming • No professional/business filming without approval.
Local Guests • Guests living within 120 miles require prior approval before booking.
Enforcement • Violations may result in fees, fines, or removal without refund (up to $500+).
Water Use & Outdoor Activities To conserve water and maintain the integrity of the property, no splash pads, inflatable pools, water slides, or any other water-related equipment or activities are allowed at the Alpine property under any circumstances unless you have received prior written approval.
We live in a desert region, and water conservation is extremely important. If you would like to use a sprinkler (e.g., for children), you must request written permission first. Use is limited and must be supervised at all times.
