SSunset @ Straddie View – Terms & Conditions Thank you for choosing Sunset @ Straddie View! Please take a moment to read the Standard Terms & Conditions for your stay. Variances may be considered but must be agreed upon in writing with the owner.

🏡 Guest Capacity & Booking Details • The house accommodates up to 11 guests to ensure a comfortable stay. • Standard rates apply for up to 6 guests. Additional guests (over 6) incur a charge of $50 per person, per night. • Smaller group bookings: Some bedrooms may be locked off. If you require specific bedding configurations or full access, please let us know—additional fees may apply. • The number of guests must not exceed the confirmed booking details. Any extra guests not agreed upon in advance will be charged at $50 per person, per night, with a strict maximum of 11 guests.

🎉 Parties & Events 🚫 No parties allowed! • If you wish to host a small event (e.g., wedding preparations, conference, birthday gathering), you must discuss this with us in advance for approval. Additional charges may apply. • Unauthorized parties or events will be shut down immediately, and the full bond will be forfeited. • Security surveillance is in place outside the property.

🛏️ Linen & Towels • All bed sheets and bath towels are included in your booking (a rare benefit for a holiday rental!). Warm Bedding is BYO or hire for small additional fee (contact us to pre-arrange). • Please bring your own beach towels. • We kindly ask that you treat linens and towels with care to maintain quality for all guests.

📅 Check-In & Check-Out • Check-in: From 2:00 PM • Check-out: By 10:00 AM (please leave the property in a similar condition as upon arrival). 🔹 Early Check-In / Late Check-Out Options: • If there are no same-day guests before or after your stay, we may accommodate early check-in or late check-out. • To guarantee an early check-in or late check-out, a $200 fee applies (as we will block the night before/after in our calendar). • Alternatively, within 48 hours of check-in or check-out, you may request a late check-out or early check-in at $50 per hour (capped at $200).

💰 Deposits & Cancellations • A 50% non-refundable deposit is required to secure your booking. • If you cancel, any money paid is non-refundable, in line with our Booking & Cancellation Policy.

🧹 Cleaning & House Care ✔ Cleaning Fee Covers: • Bathrooms, floors (vacuuming & mopping), windows, dusting, linen washing, and making of beds. • Kitchen wipe-down and general outdoor area tidying. ❌ Not Covered (Additional Fees Apply): • Washing dirty dishes or cleaning the BBQ. • Picking up rubbish left inside or in the garden (e.g., bottle tops, broken glass, cigarette butts). • Stains or excessive dirt on carpets, furniture, or bedding requiring professional cleaning.

💳 Security Bond & Damages • Guests are responsible for any damage, breakages, theft, or loss during their stay. • The security bond covers additional costs, including: o Damage to property or furniture. o Excess cleaning due to rule violations. o Unauthorized extra guests. o Hosting of unapproved events. o Pets found on the property without prior approval. 🔹 Airbnb will resolve bond claims through the Resolution Centre if required.

🤫 Noise & Neighbour Consideration • While we want you to enjoy your stay, we ask guests to be mindful of noise, especially after 10:00 PM. • Excessive noise complaints may result in termination of your stay and loss of bond.

🚭 Smoking Policy • Smoking is permitted outside only. • Please dispose of cigarette butts responsibly in the provided ashtrays.

🐾 Pet Policy 🚫 No pets allowed due to: • Impact on wildlife. • Lack of fencing. • Potential allergy concerns for future guests. 🔹 If an unauthorized pet is found on the property, the full bond will be forfeited.

🔑 Property Access & Variations • The owners strive to ensure the property is available as booked. • However, we reserve the right to make necessary alterations due to unforeseen circumstances.

📦 Guest Responsibility & Personal Belongings • The owners take no responsibility for loss or damage to guests' personal property. • Please double-check all rooms, drawers, and cupboards before departure to ensure you haven’t left anything behind.

📜 Final Agreement Variations to these conditions may only be made by prior arrangement with the owner in writing. By proceeding with your booking, you agree to these Terms & Conditions.
