• ALL GUESTS MUST BE 21 TO BOOK. If you book a KushKation while under the age of 21, your reservation will result in immediate termination.
• MARIJUANA SMOKING IS ALLOWED. This property is 420 friendly. Smoking marijuana is allowed inside and out of the property. You may use the smoking accessories that are provided free for all KushKationers.
• NO SMOKING TOBACCO INSIDE THE HOME. No cigarettes, cigars or black and milds. Blunt wraps and vapes are allowed. If you wish to smoke tobacco, you must smoke OUTSIDE. DO NOT litter cigarette butts on the premises. Any butts found will result in a $100 fine.
• $50 charge per additional guest beyond the maximum limit specified
• NO PARTIES OR EVENTS. Any extra guests or parties are not allowed. Hosting parties will result in immediate termination of your stay.
• NO FIREWORKS ALLOWED.
• ABSOLUTELY NO LOCALS. Individuals with Denver addresses will not be permitted to book.
• GAME ROOM REGULATIONS. Children should not be left unattended in the game room.
• INDOOR FIREPLACE. DO NOT USE. There will be a $500 smoke removal fee if the fireplace is used
• No smoking cigarettes inside the property - $1000 fine
• No parties - $5000 fine
• Unauthorized pets - $1000 fine
• Please let us know when you book if you intend to bring dogs. Dogs are allowed for a $150 fee per dog, max of 2 dogs per reservation. Also, dogs are not allowed on the furniture, must be potty trained, and must be crated when left at the property alone. You will be charged for any damages caused by pets. Any unauthorized animals will be charged a $1500 fee. There is a $200 charge if guests do not clean up animal feces in the backyard/in the house.
• Hot-tub no children in the hot-tub unattended --The Homeowners are not responsible for any accidents, injuries or illnesses that occur while on the Property or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the Guest or Guests' invitees. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the Property or others whom they invite to use the Property. Guest will indemnify Homeowner against and save Homeowner harmless from and against any and all claims, actions, damages, liabilities and/or expense in connection with bodily injury, loss of life, personal injury and/or damage to property arising from or out of the occupancy or use by Guest of the Property or any part thereof occasioned wholly or in part by any act or omission of Guest, or his or her guests, agents, or invitees.
• We strictly prohibit bodily fluids on bedding, furniture, or surfaces. A $250 cleaning fee will be applied for professional cleaning and replacements. Thank you for your cooperation in ensuring a pleasant stay for everyone.
• We do not allow bookings made by third parties under any circumstances.

All fees:

• Management Fee: Covers professional hosting services, including guest support, and property upkeep to ensure a smooth and comfortable stay.
• Cleaning Fee: Covers professional cleaning and preparation of the space before each stay.
• Occupancy Taxes: Local taxes required by law, based on the nightly rate and length of stay.
