Welcome to Mountain Mama, We are delighted to host you. Please take a moment to review our house rules to ensure a pleasant experience for everyone.

1. **Early Check-in and Late Check-out:**
    - Early check-in and late check-out may be accommodated upon request, subject to cleaners’ availability. Please inform us in advance. 

2. Late Check-out Fees: a. Failure to check-out by the designated check-out time, unless authorized, will result in a $50 late check-out fee, as this impacts our cleaners' schedule and their time is highly valuable. b. If you stay for more than 2 hours past check-out unauthorized, you are responsible for that day's base rate without any discounts, and it still does not grant you possession of the property for the day. If you wish to extend your stay, you still must make arrangements with us accordingly. c. You will be responsible for reimbursing us for any refunds given to other affected Airbnb travelers due to your unauthorized late check-out.

3. No Smoking: - Smoking and vaping are strictly prohibited inside the property. Evidence of smoking in the home will result in a minimum $250 cleaning fee to restore the home to a smoke-free conditions. If we get reports of smoking in the common areas (balcony, lawn chairs, etc) you will be fined $150.

   4. Pet Policy:

      • Pets are not allowed to stay in the property, whether with a primary guest or a visitor prior authorization. Evidence of pets on couches or beds will result in an additional $200 cleaning fee.

   5. Excessive Guests:

      • Any additional guests beyond those established in the reservation will result in a $50 charge per guest.

   6. Damages:

      • Guests are responsible for any damages caused to the property or its contents during their stay. Please report any damages to the host immediately.

   7. CLEANING:

      • Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of $100.

   8. NOISE:

      • Please respect our neighbors and keep noise levels down, especially during late hours (10:00 PM to 8:00 AM).

4. MAINTENANCE - Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regard to this. If a previous guest has damaged something minor, and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.

5. ** SMART LOCK AND SECURITY CAMERA MAINTENANCE CLAUSE** -The Premises is equipped with a smart lock and a Blink security camera, both of which operate on battery power. The host shall monitor the operational status of these devices and notify the guest when a battery replacement is required. The host shall request the guest’s consent to access the Premises for the sole purpose of performing such maintenance at a mutually agreed-upon date and time.

Should the guest fail to grant reasonable access or otherwise deny permission for the host to replace the batteries, the host shall bear no responsibility or liability for any resulting malfunction, lockout, loss of access, or interruption of the security system. The guest acknowledges that such maintenance is necessary to preserve the safety and functionality of the Premises and agrees to cooperate in good faith to facilitate timely maintenance when required.

11. PARTIES

    • The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200 in addition to reimbursing us for damages done.

12. ** LONG TERM STAYS - 30+ **

    • We do require the tenants to sign a separated additional lease agreement for long/Mid term (30+ days) stays.

13. ** STARTER PACK **

    • We provide a starter pack that includes toilet paper, paper towels, trash bags, and basic cleaning products. Guests are responsible for purchasing additional supplies as needed during their stay.

14. ** Request for Cot, Bikes, and other items **

    • To ensure availability, any requests for additional items like the cot or bicycles must be made at least 24 hours in advance. Items requested on the day of arrival may not be available, as they are not stored on site.

    By booking with us, you agree to abide by these house rules. Failure to comply may result in additional charges or termination of your reservation.
