All guests must complete secure online ID verification before receiving check-in instructions. Central AC should be kept at 74 degrees or above to prevent freezing. The complex runs chillers in warm months (March-April onward) and boilers during cooler months. Early check-in requests can be made after 2 PM on arrival day, though 4 PM standard check-in cannot be guaranteed earlier. Any HOA violations result in fines ranging from $75-$1000. Please secure trash in bins overnight due to local wildlife, and remember we provide hotel-style support without onsite maintenance. The Following HOA/Condo Community Rules Need To Be Included In the Listing and Instructions: CLUBHOUSE
1. The clubhouse is closed from 11 PM to 5 AM, including fitness, billiard, and universal gym rooms.
2. Smoking is prohibited inside the clubhouse or within 20 feet of any entrance.
3. Residents may reserve the main clubhouse room for private functions. All other areas including the pool and spa must remain open to other Residents. a. Clubhouse reservation requires a $75 deposit. b. Deposit is refundable after complete inspection of the clubhouse. c. Individuals under the age of sixteen (16) must be accompanied by an adult to use the billiard room, fitness room, or universal gym room.
FITNESS ROOM RULES
1. Use the fitness equipment at your own risk.
2. Consult your physician before using any equipment.
3. Maya Condominiums is not responsible for any injury you may suffer.
4. Use equipment properly and follow any directions carefully

6. Proper attire must be worn, including shirts and sneakers.

POOL & SPA
1. Pool and spa are closed from 11PM to 7AM.
2. Pool and spa gates shall be kept closed and locked at all times.
3. Pool and spa are intended for use by Residents and invited guests only.
4. No Life Guard On Duty: ▪ Use at your own risk ▪ Observe all safety regulations ▪ Avoid running on deck ▪ Keep excessive noise down
5. NO Smoking shall be permitted within the pool and spa areas.
6. NO Glass Items of any kind shall be permitted within the pool and spa areas.
7. Food and drinks shall be kept and consumed four (4) feet away from pool or spa edge, as per Maricopa County code.
8. Residents may not reserve any part of the pool or spa areas.
General Rules: -Any violation of the HOA rules will result in the full fine imposed by the HOA. This ranges from $75-1000 depending on the severity of the violation. Violations include but are not limited to parties, unregistered guests, physical or audible disturbances on the balcony, audible or physical disturbances in the pool and common areas, smoking in unit/patio/or balcony walk ways.
