Downstairs, you will find a queen bed in the third bedroom, while the fourth bedroom offers a double bed and a single bed.

Designed for entertainment and relaxation, the property features two lounges and a huge rumpus room equipped with a pool table, ping pong, and darts. The open-plan dining and kitchen area is generously sized and fully equipped with quality appliances. Step outside onto the large deck to enjoy lake views, an outdoor lounge suite, and a BBQ under a sun umbrella—perfect for alfresco dining on sunny evenings.

Adventure is at your doorstep with private lake access and a 1/4 share of the jetty for mooring your boat or jet ski. Two kayaks are provided for exploring the water, and you can easily catch the Rotoiti Water Shuttle for a trip to the renowned Manupirua Hot Springs.

Located in the Bay of Plenty, the home is just a 15-minute drive to Rotorua City Centre and 10 minutes from Hells Gate Geothermal Spa. Outdoor enthusiasts will love being 5 minutes from Okere Falls, ziplining, and white water rafting, or a 15-minute trip to the Redwoods Forest and mountain biking trails. For a change of scenery, Papamoa Beach and Mt Maunganui are a 45-minute drive away.

Practical details include check-in from 3:00 PM to 11:00 PM and check-out by 10:00 AM. Off-street parking is available for 2–3 vehicles, with extra space for boat trailers. Please note that pets are not allowed and the home is located in a quiet residential area; therefore, no parties or loud gatherings are permitted, and quiet hours are observed from 10pm to 7am. Guests should be aware that the property is situated on a main road with some road noise. For safety, children must be closely supervised due to unfenced lakefront access, a retained garden section with a drop, and the presence of staircases and balconies.
