The home features a comfortable layout with 3 bedrooms and 2 bathrooms, accommodating up to 7 guests. Sleeping arrangements include a master bedroom with a queen bed, a second bedroom with a queen bed, and a third bedroom equipped with both a queen bed and a twin bed.

Inside, you will find a variety of convenient features to make your stay effortless:

• Fully stocked kitchen for easy meal prep
• Projector TV with a Roku and pull-down screen
• Washer and dryer

Located in a serene setting, the property is ideally positioned for local adventures. You are just minutes away from the Gold Medal waters of the Arkansas River, 25 minutes from Salida, and 45 minutes from the all-natural powder of Monarch Mountain.

Practical Information & Rules:

• Check-in: 4:00 PM | Check-out: 10:00 AM
• Pets: One well-behaved dog is allowed (required pet fees apply).
• Winter Access: AWD vehicles and/or snow chains are highly encouraged during winter months; towing services are not provided.
• House Rules: This home is for personal vacation use only; large gatherings or parties are prohibited. No outdoor burning is allowed. Smoking, use of firearms, and driving ATVs outside of the driveway are strictly forbidden. Violations or excessive mess may result in charges up to $3000.
• Provisions: The home is vacation-ready with linens, towels, and basic kitchen/cleaning supplies. Guests must bring their own toiletries.
• Cancellation: Full refund for cancellations more than 30 days prior to check-in; 50% refund between 14 and 29 days. No refunds are issued after this period, including for weather or internet interruptions.
