Sleeping up to 10 guests across four well-appointed bedrooms, the layout is thoughtfully designed for both privacy and togetherness. Bedroom 1 features a king bed with a private ensuite bath. Bedroom 2 offers a second king bed with its own ensuite. Bedroom 3 has a queen bed on the lower bunk plus a twin upper bunk and a twin trundle, sharing a bath. Bedroom 4 is outfitted with two sets of twin bunk beds and access to a shared bath — perfect for the younger crew.

The open-concept living room flows into the dining area and kitchen, anchored by a 55-inch 4K HD smart TV and access to the deck. The family and game room offers a second 55-inch 4K smart TV alongside direct access to the private hot tub and deck — a favorite gathering spot after a day on the mountain.

The Burro Trail connects directly from the property for hiking and mountain biking. Town is about a 3/4-mile downhill walk along a stream. In summer, whitewater rafting, horseback riding, paddleboarding, zip lines, and adventure parks are all within miles. In winter, world-class skiing, snowmobiling, and dog sledding await. Denver International Airport is approximately 105 miles away; Eagle County Airport is about 80 minutes out.

Check-in is at 4:00 PM and check-out is at 10:00 AM. Self check-in via keypad makes arrival effortless. Up to 1 dog is welcome — guests are responsible for any pet-related damage. No events, weddings, or functions are permitted on the property. Campfires are not allowed due to forest fire risk. No indoor smoking of any kind. There is no A/C — Breckenridge's cool mountain air keeps things comfortable naturally. AWD or 4WD vehicles with M+S tires are strongly recommended from November 1 through May 31. An electronic rental agreement must be signed prior to arrival. Only registered guests are permitted on the property.
