By booking this listing, you are agreeing to the following terms and conditions in addition to the house rules:

Damages: After your departure, we will conduct an inspection of the property and any damage or excessive cleaning will be charged to your card on file. If you elected to purchase travel insurance we will file a claim with the insuring company.

Please, no illegal activity.

Smoking indoors is not allowed. If renting a multi-house property and other guests are located adjacent or near your rental, please do not smoke within 20 feet of other renters or houses. You will be charged a $500 cleaning fee if you smoke in the house.

It is required that guests keep the property and all furnishings in good order. Please do not re-arrange furniture. In the unfortunate event that something is damaged, missing, or not working properly, please inform us immediately.

Pets are not allowed at any of our listings. If evidence of a pet is found at the property you will be charged a $300 cleaning fee.

Parking: Off-street parking is limited and varies by house; 1 vehicle in a studio and one bedroom house. Two (2) vehicles in a two or more bedroom house. Vehicles are to be parked in designated parking areas only. No trailers or recreational vehicles (RVs) are permitted. Please refer to the house manual for property-specific parking arrangements.

While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We will provide two rolls of paper towels, three rolls of toilet paper per bathroom, two sets of individual shampoo, conditioner, and body wash per bathroom, and basic kitchen items (salt, pepper, oil, etc). It is the responsibility of the guest to purchase any additional items they may need. If you use the extra linens for any air mattresses/ sofa beds, etc. and have not paid the ‘additional guest’ fee, there will be a charge of $25 per linen set.

Fireplaces in houses are either a wood burning or a vented, gas fireplace. Do not leave fires unattended. Fireplaces are available to use from Sept 15- May 15 and will be turned off the remainder of the year. We will provide enough materials and firewood for one or two fires. If you need additional materials, they are available at most grocery stores. Please do not use any flammable liquid to start the fire.

BBQ grills are provided at some homes, however we do not supply starter fluid or charcoal. If it is a gas grill, the tank will have fuel in it. Please let us know if you use the last of it.

Access: Guests shall allow us and third party contractors access to the property for purposes of repair and inspection. We shall exercise this right of access in a reasonable manner except in the case of an emergency.

We, property owners, and broker are not responsible for lessee’s personal property. If personal belongings are found by our cleaning staff after you depart, we can make arrangement to ship the belongings to you at your cost.

Check-In/Check-Out: Please refer to the house manual or booking confirmation for property-specific times. Please contact us prior to your check-in/check-out day if you need to adjust your time. Generally we are not able to give early check-ins/ late check-outs due to guests leaving and arriving the same day and we need time in between to clean and prepare, but we will do our best to accommodate. If you check-out late without approval, we may charge a late check-out fee of $40/hr if it interferes with our next guests check-in time.
