This is not a new apartment. Items are used and worn out by the normal effect of time. The apartment is well maintained and cared for. The balcony may not be immaculately clean as it is subject to the effect of external conditions. We cannot be held responsible for utilities breaking down. If that happens, please contact us immediately so we can fix/repair the issue. We are not responsible for extreme weather events. There's no central heating or air conditioning. There are fans and heaters available. If you need any additional equipment, please let us know. We are not responsible for broken or malfunctioning items that you do not report to us. In order to solve any arising issues, we need to know about them to begin with. We are not responsible for general power outages, external water or gas supply cuts or internet provider issues. Although rare, these things happen and are usually temporary, and swiftly resolved by the service suppliers. The apartment's window shutters are manually operated, which is standard in Portugal. Please ask for help and advice in case you don't know how to operate them. We are not responsible for any incidents occurring as a result of any wrong operation of the shutters. Please handle the shutters with care and do not apply excessive force on the mechanism. Weather conditions may or may not be normal for the season. Parties are strictly forbidden at any time. It is forbidden for any person not on the guest list to enter the apartment. Loud music, loud singing, and/or shouting not allowed at any time. Quiet hours 23h-8h. Smoking is only allowed on the balcony. Check-in after 21h may be subject to an additional fee of 20 Euro. In Portugal, building renovation/construction works are allowed between 8am and 8pm, Mon-Fri. We cannot be held responsible for noise occurring from such activities in the vicinity of the apartment or in the building.

It is mandatory by law that all guests provide their ID/passport data to the host for border authorities’ registration. It is absolutely forbidden to introduce any unregistered guests in the apartment. Since 2015 Portugal has more strictly enforced a long-standing law requiring anyone providing paid holiday accommodation to record the entry, exit, and identification details of all non-Portuguese nationals who use that accommodation. This law has been brought into force in Portugal and most other EU countries at some point since the gradual implementation of the 1990 Schengen Agreement that aims to stop human trafficking and other illegal practices. In this case, it is specifically Article 45 of the Schengen Agreement and the recent Alojamento Local law in Portugal that has brought this rule into sharper focus.

On March 14, 2024, the Council of Portimão approved a tourist tax that has to be collected by all accommodation providers. The tourist tax is due by all guests aged 13 or older, for a maximum of 7 days of their stay in each accommodation. Values range between 1 Euro/night/guest during the low season (November-March) and 2 Euro/night/guest during the high season (April-October).
