Guest is required to sign Renter Agreement. $300 security deposit required. Must be 21 or older to rent. NO smoking - $200 fine. NO Bikes in units (allowed in garages only) Check-in 4pm: Check-out 10am Unapproved late checkout can be charged a full night stay. Occupancy limit strictly enforced. No Events or Parties. Dogs allowed upon approval in our dog friendly townhouses with a paid $18/night per dog pet fee. $50/night per unauthorized pet. (NO CATS) No unattended pets allowed in townhouse. Extra cleaning fee may be charged for excessive pet hair.

Exterior Security Cameras: Angel Rock Rentals has exterior-only security cameras placed around the complex to ensure guest safety and protect the property. No cameras are located inside any unit or private indoor space.

Rental Agreement: TERM: The term of the agreement shall begin on the arrival date of: {BARR} and end on the departure date of {BDEP} for {BNNGHTS} number of nights. The property will be ready for occupancy no earlier than 4:00 pm MST on the arrival date and must be vacated no later than 10:00 am MST on the departure date. LIMITED OCCUPANCY: Occupancy is limited to a maximum of 2-4 persons. The townhouse will not be rented to anyone under 21 years of age without the approval of the host.. NON-DISTURBANCE CLAUSE: Guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors or guests nor use the premises for any unlawful purposes. CARE OF PREMISES/DAMAGES: NO SMOKING PERMITTED IN TOWNHOUSE. Automatic eviction plus forfeit of deposit and rent if violated. Guest agrees to pay Host for any damages to furnishings, household items that occur as a result of Guest’s occupancy. This will include payment of any additional cleaning charges over $100.00 incurred due to Renter’s occupancy. HOST RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages. INDEMNITY CLAUSE: Guest herby agrees to Indemnify and hold Host harmless from any and all claims including those of third parties, arising out of or in any way related to Guests’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities. NO SUBLETTING: Guest may not sublet or assign this lease for all or any part of the premises. REPAIRS AND MAINTENANCE:The Property is rented with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. After notification by telephone, e-mail or in person, the owner or designated service providers may enter the premises to inspect, make repairs or alterations as necessary to protect the property, equipment, and furnishings; in emergency situations notice may be waived. Host will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment is in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures. DESERT WILDLIFE & PESTS: The Property is located in a desert environment where insects, reptiles, and wildlife are naturally present. Guests may encounter lizards, scorpions, centipedes, beetles, ants, spiders, snakes, rodents, or other desert pests on or around the Property, and occasionally inside the Property, despite regular pest-control treatments. The presence or sighting of naturally occurring desert wildlife or pests is not grounds for a refund, cancellation, or compensation. Guests should keep doors and windows closed and promptly notify Management of any significant pest or wildlife concern. Purchasing Travel Insurance is highly recommended for unexpected occurrences that restrict travel. This agreement is also bound by House Rules and Dog Policies Addendum (see pet policy on listing description). Guest, by signing this Rental Agreement, acknowledge that they will comply with the terms of this agreement and each assumes the responsibility for the obligations set forth herein. Guest acknowledges receipt of the House Rules and Dog Policies-located in the listing description. Guest acknowledges that they have read, accept, and agree to the terms set forth.
