We take your safety and security seriously and this property has special local compliance requirements of a signed rental agreement and ID verification. To make this easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Additional Information: -This condo is located on the 2nd floor — please note there is no elevator

-The pool key and key for the trash receptacle are hanging on a white lanyard by the door. Those keys must return to that exact location upon departure. If either key is missing, you'll be charged $50 per key for the HOA to cut a new one.

-Parking is free. There are 2 assigned spaces for unit O and a max of 2 vehicles per reservation allowed.

-This pet-friendly property welcomes one small dog (under 20 pounds & must be approved prior to booking) with a $150 pet fee plus tax, so you can bring your furry friend along on your beach getaway! **Please note that Airbnb does not collect this fee for us and it will be requested after a booking has been made.

-No smoking or vaping and no events allowed.

-Guests must be 21 years of age or older to rent and are required to email a photo ID at the time of booking. The guest making the reservation must also be present for the duration of the stay.

-Third party bookings are NOT allowed.

-A signed rental agreement and full payment are required to confirm your reservation. Arrival information will not be released until both requirements are completed. Once all requirements have been met, your door code will be provided through the Happy Guest platform at 12:00 PM CST on your arrival day. Additional property details will become available after the rental agreement has been signed and a valid ID has been submitted.

-Check-in is anytime after 4 PM Central Time. You may request an early arrival for an additional fee; however, please note that it is not guaranteed, as it depends on the availability of the unit after morning check-outs and the cleaning & inspection schedule. If you require an early arrival, you may consider booking for the night prior.

-Check-out is strictly at 10 AM Central Time. Any departure after this time will result in an additional fee.

-Quiet hours are 10pm to 7am per the Bay County Noise Ordinance

-Please understand that Florida's natural environment includes bugs, insects, ants, mosquitoes, and spiders. We perform regular interior and exterior pest control, but keeping doors, windows, and sliders closed will help prevent entry. No refunds will be issued for sightings of bugs or wildlife in or around the property.

-Supplies: We provide a starter pack of supplies, including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 2 trash bags for the kitchen, 1 packet of dish detergent, 1 small bottle of dish soap and 1 packet of laundry detergent, to get you started. For additional supplies, there are nearby stores. This is meant to get you through your first day or so until you can get to a store.

-By renting this home you acknowledge that you understand you enter and occupy the premises at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on our property. You, and all of your guests attending, agree that everything you use is at your own risk, including any beach equipment left on the property. By renting this home, you agree that you are also financially responsible for any third party damages that are caused by your group. Neither the homeowner or Sun & Sand Rentals are liable, financially or otherwise, for any accidental or intentional third party damages your party causes.

We take great pride in maintaining our homes for all of our guests to enjoy, and with that in mind, through trial and error, we've put together a list of quirks this home may have, liability waivers and what we expect from guests to preserve this home for years to come. -This home is THOROUGHLY cleaned, inspected and inventoried prior to every guest arrival. Anything missing, broken or damaged will be charged accordingly. In addition, as stated above, our cleaners thoroughly clean and check cabinets, drawers and other inconspicuous places, we are not responsible for items that prior guests may have accidentally left behind in the unit and are not responsible for tracking anything you may leave behind. It is your responsibility to inspect where you are staying upon arrival and departure. In the event a previous guest left something behind, you may call us to come retrieve it.

-By renting this home you acknowledge that you understand you enter and occupy the premises at 7125 N Lagoon Unit O Panama City Beach, FL 32408 at your own risk and that the homeowner and Sun & Sand Rentals are not and will not be responsible for injuries or deaths that may occur on this property. -AMENITY ACCESS NOTICE: Please note: No refunds will be issued for unavailable or out-of-service amenities, including but not limited to Wi-Fi, pools, hot tubs, fitness centers, tennis courts, pickleball courts, or other shared facilities. While we understand these amenities enhance your stay, their availability is managed by the property, resort or third-party company and may occasionally be impacted by maintenance, weather, or other factors beyond our control. We appreciate your understanding and flexibility!

-CHECK-IN TIME POLICY: Standard check-in is at 4:00 PM, and we do our best to have your rental cleaned and ready by that time. However, please note that check-in availability can occasionally be delayed—especially if the unit requires extra cleaning due to how it was left by previous guests. While we make every effort to ensure your rental is prepared on time, we appreciate your understanding in rare cases where housekeeping may need a bit more time. Refunds are not issued for delays related to cleaning, as guest readiness depends on the condition in which the property is returned. We recommend planning your arrival accordingly and thank you for your patience—our team is working hard to ensure everything is spotless and comfortable for your stay!

-A Quick Heads-Up Occasionally, you may find clean dishes left in the dishwasher. This simply means our cleaner finished preparing the unit and, rather than delay your check-in, left these items to finish drying or cooling. Feel free to use them as needed—they're clean and ready for your stay. We just wanted to keep things efficient so you could start relaxing sooner!

Things you need to know:

-There is a maximum occupancy of 8 people for this home. No additional guests are permitted to stay other than those that are documented in your rental.

-We provide make-up removal wipes. Please do not use our towels to remove your make-up or wipe up any spills or messes other than water. We provide paper towels for that.

-Sand is harsh! There are many beach access points with showers to rinse off sand. Please get as much sand off as possible before entering the home after leaving the beach.

-For those bringing children: you agree that your children will be supervised in this home at all times and any damages caused by children brought to stay here will be charged to the individual that booked your reservation.

-Please return items to the area in which you got them. Our cleaners clean MANY properties and it is not their job to reorganize homes and try to remember where everything is supposed to go.

-Please do not move any furniture.

-Please do not burn candles.

-Please do not take remotes out of the rooms they belong in.

-Please reserve eating for the dining areas provided, especially with children. Children should not bring food into bedroom/ living areas and should have their hands washed after eating.

-Please do not allow children {or anyone else} to jump on the beds.

-By entering our rental home, you understand that disconnecting the Wi-Fi is grounds for immediate ejection.

-Allergens: This is a smoke free, drug free and pet free home. No smoking is allowed on the property. No pets are allowed in/on the property. If this home has been found to have been smoked in or an undisclosed pet has attended your reservation, a $1,000 fee will be imposed for professional ozone air purification and loss of use of the home during this process so we may continue to accommodate our guests that are allergic.

-No parties or events. Quiet time is 11 pm - 7 am. We have neighbors that live here.

-Undocumented guests that are not noted in your reservation and are found to be staying in this home will be charged $100/ day, per guest, and are subject to immediate ejection without notice or refund at our discretion.

-Sub- leasing is not allowed. Those found to be sub- leasing our property will be fined $1,000 and the unapproved guests will be ejected immediately.

-Violating any of these rules will result in immediate ejection without refund.

While aforementioned items may seem like common knowledge and courtesy, trial and error has forced us to have to document and charge accordingly to enforce them. We thank you for caring for this home so that you and many others may enjoy it for years to come.
