🏡 Guests & Occupancy • Maximum 13 registered overnight guests, including children • All guests must be listed on the reservation prior to arrival • No unapproved visitors or overnight guests at any time • The home may not be used as a meeting point, staging location, or gathering place for off-site activities • Violations may result in additional fees or reservation cancellation, consistent with platform policies

🚗 Parking • Maximum 6 vehicles total • 2 garage • 2 driveway • 2 street-side near posted signage • Street parking permitted only near designated signage • Do not block driveways, access roads, or neighboring properties • Parking diagram provided in the Stay Guide

🔈 Noise & Neighborhood Respect • Quiet hours: 9:00 PM – 8:00 AM (strictly enforced) • No outdoor gatherings, music, or elevated voices during quiet hours • Smart decibel sensors monitor sound levels (no audio recordings) • This is a calm residential community; neighbor respect is essential • Repeated complaints, excessive noise, or disruptive conduct may result in enforcement actions up to and including immediate cancellation, consistent with platform policies

🐾 Pets • No cats due to severe allergy risk • Dogs only, maximum 2 dogs under 60 lb, pre-approval required • Pet fee must be processed prior to arrival • Guests must clean up after pets promptly

🪜 Safety • 4-story home with elevated decks; children must be closely supervised • No weapons or firearms permitted anywhere on the property • Fire features are decorative only; do not light or tamper • Do not approach, feed, or interact with desert wildlife

🛁 Hot Tub Use • Maximum occupancy: 4 guests at any time • Use permitted between 8:00 AM and 9:00 PM only • Quiet hours apply at all times while using outdoor amenities • Children must be supervised at all times • No glass containers, smoking, food, or beverages in the hot tub area • Shower off oils, lotions, or sunscreen before entry • Do not alter temperature, jets, covers, or system settings • Towels provided for hot tub use must remain on property • Guests must leave the hot tub clean and free of debris *** Improper use, excessive noise, or failure to follow these guidelines may result in: • Suspension or removal of hot tub access • Additional cleaning or servicing fees • Drain, refill, and system reset costs if misuse requires servicing***

Hot tub use is at the guest’s own risk and may be restricted or unavailable due to safety, maintenance, or neighbor concerns

🚭 Smoking & Vaping • Smoking or vaping is not permitted anywhere on the property, indoors or outdoors

⏰ Check-In & Check-Out • Check-in: 3:00 PM • Check-out: 10:00 AM • Early or late access requires written approval in advance • Access codes may not be shared

📱 Communication Expectations • Guests must maintain active communication through the booking platform • Pre-arrival confirmation is required prior to check-in • Guests must respond promptly to time-sensitive safety or property messages • Failure to respond may result in restricted amenity access or reservation review

🎉 No Events or Commercial Use • No parties, events, gatherings, photo shoots, filming, livestreams, or commercial activity • Any daytime visitors must be disclosed in advance and require written approval • Unapproved visitors or commercial use are grounds for cancellation

📷 Security & Monitoring • Exterior cameras and smart noise sensors are active • No cameras are located inside the home • Tampering with monitoring devices or Wi-Fi systems may result in immediate cancellation

🧼 Care & Cleanliness • Leave the home tidy and bag all trash before placing it in outdoor bins • Use appliances, plumbing, and HVAC responsibly • Only toilet paper may be flushed • Excessive cleaning, specialized servicing, or drain and refill required due to misuse will be charged based on actual costs incurred, supported by documentation

💳 Costs & Processing • Costs related to cleaning, damage, or rule violations are processed through the booking platform based on actual recovery expenses and supporting documentation
