Sleeping Arrangements This spacious home features 3 bedrooms and 2 bathrooms, accommodating up to 8 guests. The master bedroom offers a King bed and the convenience of an ensuite bathroom. The second bedroom also features a King bed, while the third bedroom provides two twin beds. Both spacious bathrooms are equipped with showers, bathtubs, and complimentary shampoo, conditioner, and body wash.

Home Highlights Inside, you will find high-end finishings and meticulous attention to detail, including 9 to 12 foot ceilings and doors, granite countertops, and new stainless steel appliances. The living room is designed for relaxation with comfy couches, a large screen TV, and a cozy atmosphere. For those who love to cook, the fully-equipped kitchen includes a toaster, crock pot, hand mixer, and a big stock pot, along with a dining table and countertop seating. Additional conveniences include a laundry room with a full-size washer and dryer, and a two-car garage.

Outdoor Living & Community Amenities Step outside to a private patio featuring comfortable outdoor furniture and incredible views of the red cliffs, complete with a propane BBQ grill for alfresco dining. As part of the La Estancia community, guests have access to a clubhouse, a resort-style indoor pool, a seasonal outdoor pool (closed Nov 1st to late May), and a hot tub. The brand-new Amenity Park in Phase 3 adds pickleball courts, horseshoes, playground equipment, and electric chargers. For those traveling with pets, a dog park is located right out back.

Location & Exploration Kanab is known as the "Hub of the Parks," centrally located near Zion National Park (30 miles), Bryce Canyon (77 miles), and the Grand Canyon North Rim (80 miles). You are also close to Coral Pink Sand Dunes, the Grand Staircase-Escalante National Monument, and the charming, historic Kanab center. Local favorites include the hikes at Squaw and Bunting, as well as the Best Friends Animal Sanctuary.

Practical Information & House Rules Check-in is from 4:00 PM to 10:00 PM, and check-out is by 10:00 AM. Access is provided via a secure keypad lock.

Community Rules (Strict CC&Rs apply with fines from $100-$500 per violation):

• No street parking; use the driveway or garage.
• ATVs must be parked in the garage, not the driveway.
• No parties or events permitted.
• No outside guests are allowed in common area facilities.
• Pool keys must be returned to their original place; a $250 fee applies for lost keys.

Pet Policy: This is a pet-friendly property with a $50 pet fee. Pets must never be left unattended in the home.

Cancellation: A 3% cancellation fee applies regardless of the date (excludes HVMB guests).
