House Rules No Parties or Events We have a strict no-party/no-event policy. Violations will result in immediate cancellation and fees. Check-In & Check-Out Check-In: 4:00 PM Check-Out: 11:00 AM Early check-in or late check-out may be available for a fee, depending on availability and cleaning schedules. Overstaying may result in additional charges. No Smoking, Vaping, or Drugs No smoking or vaping indoors, on porches, or in shared spaces. A $250 fine plus cleaning/repair fees will be charged for violations. Marijuana use is strictly prohibited. No Commercial Use No photography or videography for commercial purposes without prior written approval. Illegal Activities No illegal activities of any kind, including prostitution or firearms possession, are allowed on the property. Guest Limits The number of overnight guests must not exceed the number on your reservation. Guest Responsibility Guests are responsible for any damage, loss, or injury that occurs during their stay. All damage must be reported. Unreported damage may be charged to your deposit or via the booking platform. Pet Policy House Rules Dogs only, by approval, $55 per pet (max $200/month). Unauthorized pets: $75 per pet. No cats or other animals allowed. Pets are not allowed on linens. $50 fee for excess pet hair. Provided Essentials We provide a starter supply of toilet paper, paper towels, and toiletries. Guests are responsible for any additional supplies needed during their stay. Quiet Hours Please respect quiet hours from 10:00 PM to 8:00 AM. Amenities & Refund Policy We aim to keep all amenities in excellent condition. If something breaks mechanically and is unusable during your stay, we offer a $15/day refund, with proper notification. No refunds for user error or misuse. Internet WiFi is provided as a courtesy. While usually reliable, outages can occur. No refunds are provided for connectivity issues or service interruptions. Pet Linens Reminder Please bring your own pet blankets if your furry friend will be on the furniture. $55 fee applies for pet hair on provided linens. Agreement to House Rules By booking, you agree to comply with all house rules. Violations may result in fees, damages, or removal from the property.

Damage Waiver As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $400. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items. If an accident happens during your stay, please let us know as soon as possible, so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy—reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage. By booking with us, you agree to the terms of this damage waiver.”

Pet Rules 🐶 We welcome well-behaved dogs and responsible pet owners. To ensure a clean and comfortable stay for all guests, the following pet rules apply: Maximum Dogs
A maximum of two dogs per reservation is allowed. Pet Fee
A pet fee of $55 for the first dog and $20 for the second dog applies per stay. Dog Information
When requesting to book, please share your dog's breed, age, and weight so we can ensure the property is a good fit. Supervision
Pets must be supervised at all times and may not be left unattended in the unit unless properly crated. Cleanliness
Owners are responsible for cleaning up after their pets immediately. All pet waste must be picked up promptly. Accidents
Any pet accidents must be cleaned immediately and reported to the host so proper cleaning can be completed. Furniture & Bedding
Pets are not allowed on furniture or beds. If pet hair, stains, or damage are found on furniture, bedding, or linens—including white duvets, white towels, or pool towels—additional cleaning fees or replacement costs may be charged based on the actual cost of the damaged item. Excessive Pet Hair
If excessive pet hair requires additional cleaning beyond the standard turnover, an additional cleaning fee of $50–$150 may be charged depending on the level of cleaning required. Helpful Tip for Pet Owners
If your dog likes to relax on furniture or beds at home, we recommend bringing a pet blanket or pet bed to help keep our white bedding and furniture clean during your stay. Leash Requirement
Pets must be on a leash at all times in common areas. Restricted Areas
Pets are not permitted in the swimming pool area, hot tubs, pickleball courts, or tennis courts. Noise
Out of respect for neighbors, pets must not create excessive noise or disturbances. Damage
Any damage caused by a pet must be reported immediately and will be the responsibility of the pet’s owner. Health Requirements
Pets must be clean, flea-free, and in good health. Liability
Pet owners are fully responsible for their pet’s behavior and any damage or disturbances caused during their stay.
