Important guest information: This basement apartment may experience noise from upstairs guests, and sound-dampening amenities including earplugs and white noise machines are provided. Guests must be 25 or older to book. Pet-friendly for up to two pre-approved dogs with a $50 fee per pet; cats are not permitted due to allergies. Pets cannot be left unattended and must not access furniture or linens. Smoking anywhere on the property results in deposit forfeiture plus up to $500 in additional fees. Quiet hours begin at 10pm strictly enforced, with no unregistered guests permitted after this time. Additional cleaning fees apply for excessive wear, and housekeeping is required every 15 days for extended stays. Photo identification may be requested for security purposes.

Stay in My District Terms and Conditions IDAHO Stay in My District is committed to providing you with an enjoyable experience while you stay in our vacation rental home. The terms and conditions of our Guest Rental Agreements are provided below and are intended to help you enjoy a safe, reliable and convenient stay. We are good neighbors and ask our guests to be neighborly as well by working with us to actively comply with all applicable local regulations and homeowner association rules regarding rental terms, licenses, taxes, noise and parking. The Guest Rental Agreement sets out the terms and conditions, in addition to the manual with house rules provided in the home of your reservation, to assist in the ability to be neighborly and compliant during your stay with us. Our Guest Rental Agreement is specific to short term rentals. We love when our guests extend their stay with us. Guest stays over a consecutive 31 days within the same home are long-term rentals. All long term rentals are managed by Invest Real Estate Redefined, a registered business name for Invest Real Estate & Property Management LLC, a licensed real estate brokerage in the State of Oregon. Residential Lease Agreements apply on all stays for 31 nights or longer. Stay in My District Guest Rental Agreement Stay in My District Inc. is a registered business name in the State of Idaho (hereafter referred to as "Stay in My District", "we", "us", or "our") provides short term rental management services on behalf of homeowners ("Owners") who rent their properties (including the associated fixtures and furnishings)(the “Home”) to guests (the "Guest" or "you") seeking accommodations on a short term (collectively, the “Services”). We are the Owner's property manager and authorized agent, who will perform the Services related to your reservation. By using the Home and Services, you agree to comply with and be legally bound by the terms and conditions of this guest rental agreement (the "Guest Agreement"). This Guest Agreement only applies to short term rentals.
While you stay in our Homes we hope you feel at home and treat the property as you would with yours. However, sometimes things happen. If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes Stay in My District to charge Guest for additional fees. Guest will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home’s occupants is exceeded, if we receive information about excessive noise, or any violation of any laws, regulations or terms of this Guest Agreement, then Stay in My District in its sole discretion, has the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes Stay in My District to charge Guest up to additional $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes Stay in My District to charge Guest an additional cleaning fee up to $500. Stay in My District will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by Stay in My District to Guest’s card on file in addition to seeking any relief provided by law. 5. Maintenance and Access: We have the right to enter the Home at any time during guest stay and we will diligently attempt to address maintenance issues as they occur. This is an associated risk of renting a single family residence or condo. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time or if the Home is unavailable for any reason as determined in our discretion, we reserve the right to cancel and refund you or offer to relocate you to another home at our discretion. 6. Pets: Many of our homes permit dogs; none of our homes permit cats. Pets must be confined to those homes that allow them. Undeclared pets found in or about a no pet house is considered a breach of duty are grounds for expedited eviction and forfeiture of any monies paid and a non-declared pet charge of $250, or any portion thereof at Stay in My District sole option, the cost for cleaning carpets to restore a house to original condition will also be charged for any pets in non- pet friendly houses. In pet friendly homes there is a pet fee per pet, per stay and is non-refundable; any damage caused by a pet will be subject to additional charges. Pets are not allowed on any furniture or linens in the Home and are not to remain in a Home unattended unless confined to a crate. Pet owners must abide by all leash laws; all pets not under direct voice command must be leashed when outside the rental and should not disturb neighbors.
All pet excretions must be picked up and properly disposed in tied/closed small plastic bag, even off the property areas surrounding the Home; such as sidewalk medians or on the beach. Our policy for “service animals” is defined in the Americans with Disabilities Act, and recognizes Service animals under the ADA are “guide dogs, signal dogs or other animals individually trained to do work or perform tasks for the benefit of an individual with a disability”. Occupants with service animals are responsible for any damage to the property caused by the service animal under the terms applicable to all Occupants set forth in the Damage Protection section below. 7. Phone and Internet: Unless otherwise specified, all homes are equipped with a high-speed Wi-Fi connection where service is available, and we will provide you with any required Wi-fi passwords. We do not provide a land line phones for all homes and suggest that you please use your mobile phone or Wi-fi enabled phone for calls. Guest understands that although WIFI is provided and an expected amenity, Stay in My District is not responsible for internet outages due to faulty equipment, weather or service provider outages. 8. Outdoor Grills, Fire pits, Fireplaces and Fireworks: Guests agree to adhere to all house rules regarding any and all use of outdoor cooking grills (BBQ), outdoor fire pits, fireplaces and fireworks. Fire safety is strictly enforced. Upon Check In Guests shall verify with the local fire department for any restrictions or prohibited fire use and shall be responsible for any fines incurred due to prohibited activities. Some but not all Homes are equipped with a bar-b-que (BBQ). Specific details for use and supplies will be found in the House Manual. Stay in My District is not responsible for cleaning BBQ grill and or outdoor cooking devices. BBQ grills should be cleaned after every use. Propane will be provided in the home as supplies. In the event there are not supplies provided please call us. If we are not able to have a new tank delivered you may exchange the tank and receive full reimbursement. We do our best to provide updates during times of area fire restrictions (burn bans) or when amenities are not available for use but at times there may be limited notice. Guests agree to abide by all House Rules and will take caution for safety of all involved including the property during use, cool down and disposal of any materials related to cooking on the grill (BBQ). Unused supplies shall remain at the property for use by future guests. Homes with fireplaces and outdoor fire pits will provide detailed instructions in the House Manual for use and any restrictions such as during high fire risk seasons (burn bans). We do NOT provide firewood. All Guests agree to follow instructions and shall use caution for safety of all involved including the property during use, properly extinguish fires and correctly dispose of any fire related materials. Unused supplies shall remain at the property for use by future guests. Firework use is not permitted at any Home and will be strictly enforced. Please refer to our District Guides or your House Manual for local celebration firework displays during holidays such as New Years and Fourth of July. 9. Furnished Rental and Supplies: Stay in My District homes are fully furnished properties that will include bedspreads, linens, blankets, pillows, towels, an equipped kitchen, TV, furnishings unless otherwise specified. A limited starter supply
of paper products, bath and dish soap are provided, but will not be replaced if consumed during your stay so we recommend bringing additional personal items with you. Staples (salt, pepper, foils, wraps, etc) are generally stocked by the Owner of the Home, however, Stay in My District cannot commit these supplies being present. Guest is responsible for replacing stocked items as they are consumed. If there is a special type of item you are accustomed to using, please provide for those items by bringing them with you. Extra towels are always recommended for homes on the beach, or with a pool or hot tub. 10. Weather and Other Unforeseen Events: Stay in My District does not accept liability for any inconveniences arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing, damage caused by weather/road closures or conditions, natural disasters, acts of God or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay and may be purchased while making your reservations online at our website. Tsunami/Earthquake Warning - Coastal Properties do have Tsunami/Earthquake Warnings. If you hear a warning siren while on the beach - please get off the beach immediately and always head to high ground east of Hwy 101 as quickly as possible. If you are in a home and are not certain whether you are on high ground, always choose to evacuate to the east side of Hwy 101 on high ground. Please walk quickly; it is best if you do not try to drive since it may not be the fastest method of evacuation. Do not go to the beach to watch the event under any circumstances; tsunamis are very dangerous and unpredictable. 11. Homeowners Associations & Historic Homes: Stay in My District cannot warrant the usability or condition of amenities provided through homeowner associations, including, but not limited to pools, hot tubs, club houses, tennis courts, golf facilities, and picnic & beach facilities. Historic and older constructed properties require caution as many may have lower ceiling heights, smaller doorways and narrow staircases. 12. Check Out Responsibilities: Please reference the House Manual provided at the time of check in at your Home. Each property has specific tasks a Guest is responsible for before Check Out. All properties will have a replacement fee for any lost keys or remotes. Check Out Time is 11 am and in most cases can not be changed due to our housekeeping schedules. However, we always encourage you to call, text or email the day before and no later than 10 am on the day of Check Out to ask about flexibility. 13. System or Equipment Malfunction During Stay: Call our office to let us know about malfunctions or breakage immediately. We cannot guarantee 100% function of all equipment in a rental, but will make arrangements for repairs within reason and will do our best to provide a solution as quickly as possible. Instruction for use for appliances, tv, radios, sound systems, etc. for each Home can be found in the House Manual. 14. Forgotten Items: We understand that sometimes an item maybe left behind and Stay in My District does our best to notify our Guests if housekeeping discovers an item left behind. However they can be missed so we always encourage you to call or message us if you find something missing after your travels. We do
charge postage and time to return items by mail. Items found and not claimed after 30 days will be disposed of at our discretion. 15. Medical, Police, Fire Emergency: In the event of a medical, police or fire emergency CALL 911 - in your House Manual at the front of the manual you will find the property address, location of the nearest hospital, and cross streets for reference should an emergency take place. 911 service is available in all Homes. 16. Travel Insurance: Travel Insurance may be available for an additional fee depending on the platform used to book the property. The plan is optional but we strongly recommend that you protect the investment of your vacation with a Vacation Rental Protection Plan. Travel Insurance is provided by third party vendors that are independent companies and are not an affiliate of Stay in My District. If you choose not to purchase coverage we recommend you review our cancellation policy. Please call with any questions regarding third party travel insurance. 17. Indemnity: Neither Owner nor Stay in My District assumes any liability for loss, theft, damage or injury to Guest, his/her guests or other occupants in the Home. The Guest, for himself/herself, his/her heirs, assignors, executors and administrators, fully releases and discharges Owner and Stay in My District from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the Home as a result of, or in connection with the occupancy of the Home and agrees to hold Owner and Stay in My District free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this Guest Agreement, or their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs. 18. Unavailability, Termination by Owner, Substitutions: Stay in My District is committed to fulfill all reservation requests for specific vacation Homes. Stay in My District cannot absolutely guarantee a specific rental property and reserves the right to change assignments without notice or liability should the unit or property become unavailable. In the rare event the Home you reserved is unavailable due to change in ownership, removal from rental use, mechanical problems, unforeseen circumstances or for any reason as determined by Stay in My District; then Stay in My District, in our discretion, may provide Guest with a comparable home at no additional cost to the Guest or cancel and refund Guest’s reservation. 19. Identification and Compliance: All guests are subject to our identification and risk screening process, which may require the Guest to provide personal, credit card and other information as determined by Stay in My District prior to staying in the Home. We may cancel a reservation at any time if Guest fails to complete our Guest identification and risk screening process as determined in our discretion. Stay in My District does not prefer, limit or discriminate because of race, color, religion, sex, handicap, familial status, or national origin.
PRINT & SIGN DATE Long Term Residential Lease Agreement Reservations for terms longer than 31 nights will require a separate residential lease agreement. We strive to comply with all applicable local regulations and homeowner association rules regarding rental terms, licenses, taxes, noise and parking. Stay in My District Long Term residential lease agreement, once executed by both parties shall supersede all other agreements. If you rent a Stay in My District property for a period of 31 consecutive nights or more, if this property requires a residential lease for a certain minimum rental term (as indicated by Stay in My District agent or in the property listing terms), or where a lease for a minimum rental term for this property is required by applicable laws, regulations, homeowner's association rules or Stay in My District, then you will be required to agree and sign a Residential Lease Agreement. The Stay in My District Residential Lease Agreement shall be provided to you prior to the start of your rental by email. In the event you are already a Guest and extending an existing stay beyond a consecutive 30 Days, the Stay in My District Residential Lease Agreement shall be provided by email and required to be agreed to and signed prior to the end of your 30th Day in the Home. All long-term Guests acknowledge the Stay in My District Residential Lease Agreement terms and conditions will apply for stays 31 days or longer; and the Stay in
My District Guest Agreement outlined above are terms and conditions will apply for stays less than 30 days. Prior to the beginning of your stay or extension that will extend the entire stay over 30 days, we will email a copy of the Stay in My District Residential Lease Agreement (applicable to the reservation Home you have booked) to your email address provided. If you have any questions regarding the terms of the Stay in My District Residential Lease Agreement or would like us to send you copies of your rental agreements, please contact us. No rental of this property is accepted or final unless you agree to a residential lease with a minimum rental term and house rules if required to comply with the applicable local regulations or homeowners association rules, including providing such additional identification information which may be required from Tenant to comply with such regulations and rules as determined by Stay In My District.
