The following details are our house rules, important information about our listing, etc. We want to make sure you have all the information you need up front and answer all your questions ahead of time. This is a great way to protect our home and make sure it stays in great condition for future Guests to come :) If any violations of the house rules occur, which negatively impacts future bookings, guests will be held responsible for any concessions, refunds, or lost revenue.
WHAT SHOULD I BRING? We will provide bed linens, towels, shampoo, conditioner, body wash, hand soap and a starter pack of toilet paper. We recommend bringing your own paper towels and any cleaning supplies you feel you may need. Please make sure to also review our amenities for what we provide and reach out with any questions.
BOOKING REQUESTS/ACCEPTED BOOKINGS: Accepting a booking request or sending a pre-approval doesn't override our house rules or booking requirements. This includes early check-in. Guests agree to book in good faith and will not engage in any retaliatory actions towards the host in the event of a lost resolution.
COVID DISCLAIMER: We do professionally clean the home prior to your arrival and make sure to properly sanitize each surface for you.
CLEANING: Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.) and allows us to continue to offer a reasonable cleaning fee. If our housekeeping crew discovers an unreasonable mess post-check-out, we will charge an additional fee of $100 on top of any additional fees incurred by extra time for housekeeping, delays for the next guest, etc. Trash left outside in the hallway results in a $50 fine per bag. Guests are expected to clean up after themselves and dispose of any waste properly. The dishwasher may be left running and/or full of clean dishes.
EARLY CHECK-INS/LATE CHECKOUTS: As much as we would love to be able to accommodate early check-ins and late check-outs, our properties typically run at full occupancy, and our cleaning team needs all the time between guests to work their magic. Check-in time is 3pm and check-out is 10am. An accepted request to book does not mean your early check-in time was approved. Please send a message 24 hours before check-in or check-out and we will let you know if we can accommodate an early check-in or late check-out at the end of your stay. This is an additional charge determined by us that must be paid prior to your check-in (for early check-in) and prior to your check-out (for late check-out). Guests are requested to vacate the property by the agreed upon check-out time. If guests are more than 30 minutes late in vacating the property, a fee of $75 will be assessed. In the event that guests are more than 2 hours late in vacating the property, a fee equivalent to one additional night's stay at the base nightly rate without discounts will be charged. This fee does not grant guests possession of the property for an additional night, it is solely a fee for the unauthorized late check-out. This can get pricey, so please be courteous to our housekeeping and their team.
SELF CHECK-IN INSTRUCTIONS: This property is equipped with self check-in facilities, guests are required to familiarize themselves with the check-in instructions provided by Airbnb or through the Welcome Book which is made available to guests prior to arrival.
SECURITY DEVICES: For the safety and security of our property and all guests, we have equipped this listing with a Google Nest doorbell camera located at the front door. This security device is intended to ensure that the person who booked the apartment is the person who arrives for check-in. The camera also helps to monitor compliance with our no-parties and noise policies. These measures help us maintain a secure environment for all guests. Please note the following: No Tampering: Any tampering with, disabling, or obscuring the camera is strictly prohibited and will incur a $150 fine, with possible termination of your reservation without refund. Video/Audio Recording: The camera records video and audio to confirm the identities and activities at the entrance during check-in and check-out. Compliance and Disclosure: The use of this camera complies with local laws and Airbnb’s policies. Guests must acknowledge the presence of the camera when booking.
UNDECLARED GUESTS: All guests must be listed on the reservation and approved. Bringing in undeclared guests will incur a per guest, per day, cost of $40 each (per day). Guests are required to include all persons staying in the unit on the reservation prior to the agreed-upon check-in time. Failure to do so will result in the lockbox code not being provided, and the reservation will be considered a breach of our agreement. Please note that all applicable fees for additional guests as stated in the reservation terms will still apply, even if access is denied.
NO PETS: We do not allow pets in this property. Bringing an unauthorized pet is a violation of our house rules and will result in a $250 fine. Additional cleaning fees may be charged if pet hair, odors, or damages are found. If an unauthorized pet is discovered during your stay, you may be required to remove the pet immediately or vacate the property without a refund. Service animals are permitted in compliance with ADA regulations, but they must be disclosed prior to check-in and adhere to our service animal guidelines. Misrepresenting a pet as a service animal will result in eviction without a refund and may be reported to authorities.
SERVICE ANIMALS: To ensure a comfortable and compliant stay, please adhere to the following guidelines regarding service animals: Verification: Please confirm that the service animal is required due to a disability and specify the tasks it has been trained to perform. Acceptable Service Animals: In accordance with ADA guidelines, service animals include dogs and, in certain cases, miniature horses. The accommodation of miniature horses is subject to specific requirements regarding their size, type, and control. Supervision: Service animals must not be left unattended in the apartment at any time. Liability: The guest is liable for any damages caused by the service animal. Behavior: Service animals that are out of control or not housebroken must be removed from the property. Bathroom Needs: Please use outdoor areas for the animal’s bathroom needs and clean up immediately using your own supplies. Furniture: Service animals should not be on any furniture (including beds) unless required for a disability. Misrepresentation: Misrepresenting a pet as a service animal will result in eviction without a refund and may be reported to authorities. TRASH: We do not have door to door trash pick up. Please dispose of your trash in the trash room or dumpster on property (whichever is applicable). Any fines or violations due to not following these rules will be applied to your account.
PACKAGES: We do not allow guests to order mail/packages to this location for privacy reasons. If you attempt to have something delivered to this address, it will be rejected and we are not held responsible for its whereabouts. If you are staying with us for an extended amount of time, we recommend obtaining a PO box nearby if you need to have packages delivered.
PARTIES: The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $500 as well as immediate termination of the reservation and removal from the property without refund.
QUIET HOURS AND NOISE COMPLAINTS: To ensure a peaceful environment for all residents and neighbors, we strictly enforce quiet hours from 10pm to 8am daily. During these hours, we ask that guests minimize noise, including music, television volume, and loud conversations, to avoid disturbances. If we receive noise complaints from other residents, property management, or local authorities during your stay, a $500 fee will be imposed for each incident. Additionally, repeated noise complaints or egregious violations may result in the immediate termination of your reservation without refund. We appreciate your understanding and cooperation in maintaining a respectful and enjoyable community for everyone.
SMOKING: This property is a non-smoking and non-burning zone, which prohibits the use of vapes, e-cigarettes, incense, and candles. Open flames are not allowed. The fire alarm system is highly sensitive and can be triggered by these items, causing all 297 units in the building to be evacuated. Violating this rule will incur a $200 fine per night and may include additional charges if the odor isn't removed before the next guest arrives. Causing a building-wide evacuation will result in a $1,000 fine...don’t be the cause of a building-wide evacuation. Smoking is allowed 25 feet away from the building's exterior.
KEYS AND PARKING PERMITS: Please be sure to not lose the key fob. If you do not return or damage the key, a $75 replacement fee will be charged, as well as any additional fees that prevent an incoming Guest from checking in. If you do not return or damage the Parking Permit, a $200 replacement fee will be charged.
PARKING POLICY: Guests must park their vehicles in the allocated parking garage, using the parking permit provided, and only in the reserved spot designated for the apartment. Failure to do so may result in your vehicle being ticketed or towed if parked in temporary retail spots or other unauthorized areas. Please be advised that guests will be solely responsible for any and all charges, fines, or fees incurred due to non-compliance with this parking policy.
EV CHARGING PARKING SPOTS: EV spots are $10/day up to a maximum of $250/month and are subject to availability and a minimum 24 hour notice to host. Charging costs are through ChargePoint terminal and require an account and payment method to utilize. All charging costs are the responsibility of the guest.
LEASING OFFICE: Your location is an apartment complex, please DO NOT enter the leasing office or talk to the property management staff for any reason. We have a mutual agreement with the complex that all our guests communicate ONLY through the Airbnb platform as they are not responsible for our Guests. From there, our team can directly communicate with the complex on your behalf. Any violation of this agreement will lead to an immediate termination of your reservation without refund. If we receive any lease violations (smoking, noise complaints, trash, etc.), you will be charged with a $500 fine per instance.
MAINTENANCE: Understand that we are at the mercy of the property management maintenance team for all “fix-it” requests. We ask that all our guests are patient and understanding in regards to this as we have to file a work order for any maintenance issues and wait for the team to come fix it. If a previous guest has damaged something minor and we were unable to fix it before check in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first. We cannot issue refunds for these non-emergency requests. There is a $75 fine for not allowing maintenance staff to enter during a reservation.
PERSONAL ITEMS: The host is not responsible for any lost or stolen personal items during the course of the stay. This means that guests are solely responsible for their own personal belongings, including but not limited to valuables, money, electronics, and other items. While the host will take reasonable measures to maintain the safety and security of the property, guests should exercise caution and take appropriate steps to protect their own belongings.

These factors may slightly alter the state of the home between the time the housekeeper has finished cleaning and the time you arrive. When you enter the home, you are bringing in dust, debris, hairs, lint, and other particles. These particles may settle on surfaces within the home including the floors. By accessing the home, you may directly or indirectly affect the surfaces and sanitization of the home due to the natural movement of air throughout the home.
