• Occupancy: Adhere to the maximum occupancy limits enforced by us and the city. No exceptions.
• Noise: Be respectful to neighbors. Keep music inside and at a low volume. Quiet hours are from 9 PM to 8 AM. We have monitoring system in place that reads decibels of noise and notifies you directly and us of loud noises.
• A/C: Most homes do not have air conditioning. Nights are cooler with open windows.
• Ants: Clean up after meals to avoid attracting ants. We use traps and sprays, but cleanliness is key.
• Trash: Dispose of trash at the designated clean site as required by city regulation.
• Age Requirement: You must be at least 24 years old to book. We do not allow parties. This rule is strictly enforced. We appreciate your cooperation. If you have any issues or concerns, please communicate with us—we're here to help.

Check-In

• Check-in begins at 4:00 PM.
• Most reservations use remote check-in after identity verification.
• Access instructions are sent on the day of check-in once the home is fully ready.
• Entry onto the property before the official check-in time is not permitted, as housekeeping and maintenance teams may still be working.
• Some reservations may require face-to-face check-in, as mandated by City regulations. If applicable, we will notify you in advance.

Age Requirement

• The primary guest must be 24 years of age or older and present during the stay.

Occupancy

• Maximum occupancy is strictly enforced based on the City permit and the reservation details.
• Only the number of guests listed on the reservation may be on the property at any time. No exceptions.

Parking

• Parking is limited and strictly enforced by the City.
• Please follow posted signage and the maximum number of vehicles allowed for the property.
• If you anticipate needing additional parking, contact us in advance.

Noise & Quiet Hours (City Ordinance)

• Please be respectful of neighbors at all times.
• Quiet hours are from 10:00 PM to 7:00 AM, per City ordinance.
• Music must be kept indoors and at a reasonable volume.
• No speakers or external sound systems are allowed.
• Noise monitoring devices (NoiseAware) are installed for compliance purposes only. These devices measure decibel levels only and do not record conversations.
• Violations of noise regulations may result in City fines or enforcement actions.

Parties & Events

• Parties and events are not allowed, as enforced by City ordinance and local authorities.
• Violations may result in fines, citations, or immediate eviction per City regulations.

Hot Tub / Jacuzzi

• Hot tubs are provided in some properties (Please refer to the amenity list for the specific features of the home you booked) for guest enjoyment and are operated in compliance with California health and safety standards.
• For safety reasons, hot tub temperatures may not exceed 104°F (40°C).
• Guests may adjust the temperature within the allowable range.
• Use of the hot tub is at the guest’s own risk, and posted safety guidelines must be followed.

Air Conditioning

• Some homes do not have air conditioning. Big Bear evenings are typically cool, and opening windows is usually sufficient.
• Please refer to the amenity list for the specific features of the home you booked.

Mountain Environment

• Due to the mountain setting, ants and wildlife may be present.
• Guests are expected to clean up food promptly to help prevent issues.

Trash Disposal (City Requirement)

• City regulations require guests to dispose of trash at designated City clean sites during their stay.
• This is a municipal requirement, not a company policy.
• Optional trash pickup may be arranged for a fee.
• Fees may apply if trash is left behind in violation of City rules.

Pets

• Pets are only allowed in properties specifically listed as pet-friendly.
• When permitted, pets must be pre-approved, and a pet fee applies.
• No pets are allowed in non–pet-friendly homes, with no exceptions.
• Undisclosed pets may result in additional fees or fines, as permitted by platform and local regulations.

Smoking & Fire Safety

• This is a smoke-free property (no smoking or vaping indoors or outdoors).
• Open fires are prohibited except where specifically provided and allowed by law.

Security & Verification

• Outdoor security cameras are in place for safety and ordinance compliance (no indoor cameras).
• Government-issued ID and identity verification are required prior to check-in.
