The same way you are expecting us to answer all your questions, concerns and help you out with any issue you might have in a timely manner, we are expecting you to be respectful of the home and the rules. Most of these rules are enforced by city officers since they follow a code or regulation at a city level, some are just to keep the homes as perfect as we possibly can, believe me when I say, all I care is for my guests to have an amazing experience and for my owners to love our services, but for that, rules needs to be respected on both sides.

•   Parking at homes is enforced by city officers, no more cars than allowed please, if so, let us know and we will figure something out for you.
  

•   Max occupancy at the homes are enforced by us and the city, you cannot have more people than allowed, at any given time, please do not lie to us, that would just make it harder for you in the end.
  

•   You must be respectful with neighbors, if you have music going on, it needs to be inside the home as low as you can talk with your family and friends without raising your voice, think no one should hear the music from the outside. Quiet hours are from 2100 until 0800.
  

•   Most houses in Big Bear Lake do not have a/c, be aware of this, summer can be hot but at night with some windows open it gets super nice.
  

•   Ants, our super friendly ants are an issue, not a cleaning problem, they are just around. If you leave food over the counter tops, table or sugar, you will have ants soon enough, you have to clean after each meal, not just for good practice, but to avoid them, we put traps, spray and all, but the little ones are fast and don’t care about it.
  

•   Taking the trash to the clean site is a city regulation, not mine. but if you have issues doing it, we can offer you a service who will charge you to do it for you, let us know.
  

•  You must be at least 24 years old to book any of our homes. We are a family-oriented company and we do not allow parties at all. The city will enforce this heavily and so do we.

House Rules & Local Regulations Please respect the home and neighborhood, just as you would expect timely assistance from us. Many of the rules below are City regulations enforced locally, while others help us maintain the home in excellent condition for all guests and owners.

Check-In

• Check-in begins at 4:00 PM.
• Most reservations use remote check-in after identity verification.
• Access instructions are sent on the day of check-in once the home is fully ready.
• Entry onto the property before the official check-in time is not permitted, as housekeeping and maintenance teams may still be working.
• Some reservations may require face-to-face check-in, as mandated by City regulations. If applicable, we will notify you in advance.

Age Requirement

• The primary guest must be 24 years of age or older and present during the stay.

Occupancy

• Maximum occupancy is strictly enforced based on the City permit and the reservation details.
• Only the number of guests listed on the reservation may be on the property at any time. No exceptions.

Parking

• Parking is limited and strictly enforced by the City.
• Please follow posted signage and the maximum number of vehicles allowed for the property.
• If you anticipate needing additional parking, contact us in advance.

Noise & Quiet Hours (City Ordinance)

• Please be respectful of neighbors at all times.
• Quiet hours are from 10:00 PM to 7:00 AM, per City ordinance.
• Music must be kept indoors and at a reasonable volume.
• No speakers or external sound systems are allowed.
• Noise monitoring devices (NoiseAware) are installed for compliance purposes only. These devices measure decibel levels only and do not record conversations.
• Violations of noise regulations may result in City fines or enforcement actions.

Parties & Events

• Parties and events are not allowed, as enforced by City ordinance and local authorities.
• Violations may result in fines, citations, or immediate eviction per City regulations.

Hot Tub / Jacuzzi

• Hot tubs are provided in some properties (Please refer to the amenity list for the specific features of the home you booked) for guest enjoyment and are operated in compliance with California health and safety standards.
• For safety reasons, hot tub temperatures may not exceed 104°F (40°C).
• Guests may adjust the temperature within the allowable range.
• Use of the hot tub is at the guest’s own risk, and posted safety guidelines must be followed.

Air Conditioning

• Some homes do not have air conditioning. Big Bear evenings are typically cool, and opening windows is usually sufficient.
• Please refer to the amenity list for the specific features of the home you booked.

Mountain Environment

• Due to the mountain setting, ants and wildlife may be present.
• Guests are expected to clean up food promptly to help prevent issues.

Trash Disposal (City Requirement)

• City regulations require guests to dispose of trash at designated City clean sites during their stay.
• This is a municipal requirement, not a company policy.
• Optional trash pickup may be arranged for a fee.
• Fees may apply if trash is left behind in violation of City rules.

Pets

• Pets are only allowed in properties specifically listed as pet-friendly.
• When permitted, pets must be pre-approved, and a pet fee applies.
• No pets are allowed in non–pet-friendly homes, with no exceptions.
• Undisclosed pets may result in additional fees or fines, as permitted by platform and local regulations.

Smoking & Fire Safety

• This is a smoke-free property (no smoking or vaping indoors or outdoors).
• Open fires are prohibited except where specifically provided and allowed by law.

Security & Verification

• Outdoor security cameras are in place for safety and ordinance compliance (no indoor cameras).
• Government-issued ID and identity verification are required prior to check-in.
