1. NOISE LEVEL: 'Quiet Time' in this city is from 10 PM to 8 AM; however, 'Quiet Time' in this development is effective 24 hours a day. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience of the neighbors. Due to the houses' proximity, using vile or obscene language while outdoors is likely to disturb and annoy the neighbors. All violations and/or fines are the responsibility of the registered guest/licensee. Please contact us If you have any further questions.

2. PARKING: Parking is limited to the garage, driveway, and street. Parking at this house is available for 5 cars maximum, 1 in the garage, 2 in the driveway, and 1 on the street. All vehicles must be parked parallel and not horizontal or you will be fined. RV campers and/or tents on the premises or parking area are forbidden and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.

3. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $1,000 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.

4. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee's check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, or furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

5. DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by Agent in its sole discretion) which may result from Licensee's occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty the only exceptions. The licensee understands that the Property will be inspected prior to Licensee's check-in and upon Licensee's check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.

LICENSEE HEREBY CONFIRMS THAT HE/SHE UNDERSTANDS THESE CHARGES MAY BE POSTED TO THE CREDIT CARD ON FILE, OR If AGENT IS UNABLE TO CHARGE THE CREDIT CARD, HE/SHE WILL PROMPTLY (AND IN NO EVENT MORE THAN 10 DAYS) SUBMIT THE MONEYS DUE FOR FULL COST OF THE REPLACEMENT OR REPAIR.

6. SMOKING: This is a non-smoking home. You are permitted to smoke outdoors on the patio or courtyard. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $1,000.00 Additional "Smoke Damage" Cleaning Fee to remove smoke odors from the house and/or linens.

7: MINIMUM AGE: I am 25 years or older and staying in this reserved property for the duration of the above-reserved dates.

8. USAGE OF UTILITIES: The Total Occupancy Rate assumes and includes a reasonable usage of utilities. If the thermostat(s) is(are) adjusted below 74 degrees Fahrenheit in cooling mode there will be a penalty of $100 per degree per day for the total duration of the Licensee's reservation and/or above 74 degrees Fahrenheit in heating mode there will be a penalty of $50 per degree per day for the total duration of the Licensee's reservation. Running the air conditioning system at a temperature setting below 74 degrees Fahrenheit will use excessive electricity and could possibly freeze up the unit. Pay-Per-View movies and other premium services are not included, and if ordered during your stay, they will be charged to the credit card on file. All Penalties are due right away.

9. POOL HEATING: If the pool heat setting is set above the pre-set temperature of 78 degrees Fahrenheit and/or spa heat above 102 degrees Fahrenheit there will be a penalty of $35 per degree per day for the total duration of the Licensee's reservation. All Penalties are due right away.

10. Service Vendors/Maintenace: As part of our regular upkeep, service vendors such as pool technicians, landscapers, and trash removal personnel may access the property unannounced during your stay. Please be aware that vendors may visit outside of their typical service days, especially due to factors such as weather conditions, holidays, or unforeseen emergencies. While we strive to minimize any disruptions, we cannot guarantee that a vendor won't show up during your stay, so we encourage you to review this information before booking. Detailed information about service days is available upon request prior to booking and will be written on the welcome guide located at the property.

11. VIDEO SURVEILLANCE & NOISE MONITORING: We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We use smart home technology to improve your experience. This Property has a security camera located on the front doorbell. This video footage is not shared and is recorded for liability reasons in the cases of a break-in, death, injury, guests disregarding the maximum occupancy allowed, and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the devices is prohibited and will result in the guest being evicted without a refund. Licensee will also be asked to leave the property immediately without any money returned.

12. AGREEMENT: A House Rules Agreement ("Agreement") is required to be electronically signed to confirm this reservation/booking. The Agreement will be emailed to the guest after the initial booking. If the House Rules Agreement is not signed within 24 hours of receipt it will considered a breach of the house rules and the guest will have to cancel the reservation or have Airbnb Support cancel on their behalf without penalty to Vacay Stay.

13. I give permission to the property manager to use a third-party to verify my identity and check criminal databases to confirm my reservation. Complete terms regarding the guest verification can be provided by the property manager. You may receive an email to complete your screening. Please check your spam inbox for this email and contact the property manager if you have any questions.

14. NOISE OUTSIDE OF SHORT-TERM RENTAL: Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10 PM and 8 AM Friday and Saturday.

15. The Pets are allowed policy: refers to dogs only and all pets must be authorized prior to arrival, in which an additional fee may be required.
