TERMS AND CONDITIONS
Glocal Villas Resort Homes is pleased to provide you its products and services, which may be branded Glocal Villas Vacation Homes, Kosher Villas Orlando, ChampionsGate Vacation Rentals, or another brand or program that is owned or licensed by Glocal Villas, LLC, hereinafter referred to as Glocal Villas or the “Agent”. This Booking Contract is a binding agreement between the person(s) above and Glocal Villas Resort Homes as Agent to rent the Vacation Home described above.
By signing this agreement, the Lead Guest is legally bound to be primarily responsible for payment of all fees and charges due hereunder, and to ensure that all other guests listed abide by all rules and regulations in this Booking Contract.
Please ensure you read and understand the following terms and conditions pertinent to your Vacation Home. If you have any questions, please do not hesitate to contact Glocal Villas for clarification before you sign the booking contract.
Seven (7) days prior to arrival, Arrival and Check-In Details will only be released after completed booking contract and full payment has been received.
Last Minute Bookings: All bookings made within seven (7) days of the arrival date, are required to check in at the Glocal Villas Rentals Office between 9:00 am and 5:00 pm. Guest must provide the physical credit card used at booking and a government issued photo identification in order to check in to the vacation home.
Chargebacks: In the event payment is not received due to a chargeback or fraud, another form of payment must be provided. Glocal Villas will accept either a money order or a chip-enabled credit card for payment redemption. Payment must be rendered at the Glocal Villas office during the normal business hours of Monday through Sunday, 9:00 am to 5:00 pm The Glocal Villas office is closed on Sundays and all federal holidays. If payment is not received, Glocal Villas reserves the right to evict the guest from the home. If a chargeback is imposed, Glocal Villas retains the right to exercise legal action.
Pricing and Fees: Rent includes the right to stay in the selected Vacation Home for the period of time specified above, and includes all services and utilities, including electric, gas, water and garbage disposal.
Tax: Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. Tax requirements are subject to change by state and local taxing authorities.
13.5% taxes are added to the rental rate for each reservation and are based on county the home resides in.
Processing Fee: A Processing Fee is added to the rental rate for each reservation for administrative cost. Gas Grill Fee: A $95.00 BBQ gas fee is applied for homes that include an outdoor grill. A BBQ grill is an extra amenity at your vacation home. If you use the BBQ grill, please be courteous and clean after use.
Cleaning Charges: Guests are responsible to keep the Vacation Home clean and in good repair. Please empty the garbage when you leave and place all garbage in bags. A departure clean fee for bookings is applied to the rental fee. The charge is dependent upon the size of the property.

The Vacation Home is self-catered, and contains only an initial supply of the following items:
1 travel size hand soap, shampoo, body wash, and body lotion per bathroom 1 roll of toilet paper per bathroom 1 laundry detergent sample size box 1 sample liquid dish soap 1 dishwasher pod 1 roll of paper towels
All additional items and supplies needed are the responsibility of the guest to purchase.
Property Protection Fee: There is a Non-Refundable Property Protection Fee included in every reservation. The Property Protection Fee is designed to safeguard you against accidental damage that may occur during your stay in the home. This fee is subject to verification and is dependent on the type of home.
Please be advised that any excessive or intentional damage found after checkout, including but not limited to, linen damage or staining, furniture damage, damaged electronics, etc., will result in additional costs, and is not covered by the Property Protection fee. The additional cost will be invoiced and charged to the credit card on file, should intentional damage occur to the home regardless of intent.
Check-In and Check-out Procedures: At least 7 days prior to arrival, Glocal Villas will provide you with Arrival and Check-In information for your vacation. Check in will be at the Glocal Villas Resort Homes Visitor Center unless otherwise instructed by Glocal Villas Resort Homes prior to arrival. Upon arrival, please check the Vacation Home thoroughly to make sure everything is in order and promptly report anything broken, damaged or in need of repair. Immediately report to guest services and our representative will be happy to address any questions.
The property is available after 4:00 pm on the day of arrival and must be vacated by 10:00 am on the day of departure. Early check-in and late check-out may be requested for a fee and are NOT guaranteed
A Guest handbook is provided in your Vacation Home. It contains important information about your Vacation Home, including the rules and regulations of the community in which your Vacation Home is located, as well as emergency information. The booklet provides a list of check out procedures. Please review the checklist and follow its instructions on the day you depart to make sure your stay ends successfully and smoothly. It is your responsibility to comply with the rules and regulations of the community, so please become familiar with the Guest handbook when you arrive.
Smoking: ALL Vacation Homes are Non-Smoking inside the home. The Vacation Home Patio is the designated smoking area (unless otherwise posted as no smoking), with all doors closed that lead into the home. If evidence of smoking is found in the home such as ashes, smoke smell, etc., an invoice will be issued, and payment taken once the cost of the additional housekeeping is determined. The primary guest and card on file will be held responsible for these charges. The smoking damage fee is not covered by Property Protection.
Occupancy Limits: If the initial guest count changes before arrival, you must inform Glocal Villas of all additions and deletions via phone or email, and provide the names (and ages) of all additional guests. The rent will not be reduced if fewer guests arrive. In accordance with Fire Marshall regulations, the home's maximum occupancy is not to be exceeded at anytime. Should the occupancy maximum be exceeded the lead guest is subject to a fine.
The local government licensing authority prohibits your visitors from staying in the Vacation Home over night. Only the persons listed as guests on this Booking Contract may stay in the property after 10 p.m. Glocal Villas reserves the right to check on the occupancy of every home after arrival. Failure to follow this policy will result in a fine of $50.00 per day which will be charged to the card on file.
Maximum occupancy depends on individual homes and bedding arrangements. Management reserves the right of eviction for unauthorized occupancy.
According to local Fire Marshall Regulations, the following maximum occupancy is not to be exceeded:
3 bedrooms = 8 person maximum occupancy 4 bedrooms = 10 person maximum occupancy 5 bedrooms = 12 person maximum occupancy 6 bedrooms = 14 person maximum occupancy 7 bedrooms = 16 person maximum occupancy 8 bedrooms = 16 person maximum occupancy 9 bedrooms = 22 person maximum occupancy
Pet Policy and Charges: Pets and other animals will not be accommodated at any time without prior written permission from Glocal Villas. If the property you have booked is identified as pet friendly, you must provide, in writing, an accurate description of your pet, including animal type, size, age and sex. Glocal Villas will then, in the exercise of its sole discretion, determine if your pet will be allowed to stay in your selected vacation home. If such permission is granted, a nonrefundable pet fee of $175 must be paid prior to arrival.
Vacation rentals are considered private and are exempt from certain rules and regulations directed for commercial properties. This includes the accommodation of service animals. If you have a service animal, Glocal Villas will offer a vacation rental that is pet friendly without a pet fee. Glocal Villas requires notification of the service animal prior to arrival. In the unlikely case that a pet friendly home is not available, on an individual case basis, Glocal Villas maintains the right to use sole discretion to determine if the service animal will be allowed to stay in a selected vacation home. Linen, Bedding, and Towel Policy: Your vacation home is equipped with an initial set of towels and linens for your stay. Glocal Villas Resort Homes only provides one set of towels and linens based on your home’s maximum occupancy, as well as bedding for each bed. Towels include: bath towels, hand towels, and pool towels. Guests are responsible for the towels, linens, and bedding placed in the home. Should the towels, linens, or bedding go missing or become damaged during your stay, the lead guest may be charged. If you would like additional towels or linens during your stay, we are happy to provide them for an additional cost.
Pool Policies and Optional Pool Heater Expense: If your Vacation Home is equipped with a private swimming pool, use of the pool is entirely at the guests’ risk. Children must be properly supervised at all times when using the pool or when around the pool area. If pool heat is requested, it is an additional amenity fee. The Pool heating price is assessed at a daily rate. There is a five (5) day minimum requirement for pool heating. If the reservation is five (5) nights or less, it is required for the whole stay. Pool heat must be consecutive days and payment received prior to arrival. If pool heat is requested after arrival, there must be at least five (5) days remaining for the reservation and there is an additional $35.00 Turn-on Fee.
Florida Law states that the pool heat cannot be above 88 degrees Fahrenheit. It takes approximately 24-hours for the pool heat to reach desired temperature, weather conditions will affect the timing. Glocal Villas is not liable for weather that could impact the pool temperature or unexpected equipment malfunctions .
Sending of Mail to your Vacation Home: If you wish to receive mail while staying at your vacation home you must coordinate delivery with the nearest postal office, UPS store or FedEx store. Glocal Villas is not responsible for any lost mail or mail that has been sent to home address that is not received.
Parking Restrictions: The community for the reserved vacation home has specific parking restrictions. It is the guest’s responsibility to understand and adhere to the community’s parking restrictions. Parking information can be found in the Check-in Details as well as the Guest book located in the vacation home. Glocal Villas is not responsible for towing charges or any related inconvenience or loss.
Responsible Waste Collection: Guests of the vacation home are responsible for proper trash disposal during their vacation stay. Prior to departure all trash must be bagged and placed in the trash bin provided. Failure to bag and dispose of trash on designated collection days will result in a charge of $50.00 to be charged to the card on file. The Check-in details will provide information about the appropriate day for trash collection. Glocal Villas Rentals only supplies one (1) initial trash bag, guest will need to supply trash bags for the remainder of the stay.
Trespassing: Guests are expected to respect and adhere to the rules and regulations of the vacation home and the home community. Glocal Villas reserves the right to trespass guests staying in the vacation home in the event of any community, home, or contract violation.
Home Security Features: The vacation home premises may be equipped with advanced security features, including, but not limited to, electronic locks, monitored home alarm systems, and external video technology capabilities. These features are used to ensure the safety of any and all Guests, Visitors, Owners, Vendors, and Employees of the Management Company that may be present on the property, as well as to ensure the general security of the property. If the home has an electronic lock, the Guest will be provided with a unique numerical code that will be valid for their home and length of stay. If the home is equipped with external video technology, it will be used expressly for monitoring the exterior of the home only, and footage will only be used to address specific concerns that have been brought forth to the Management Company by the Owner. On homes equipped with video technologies, equipment will be present only on the exterior of the home. No purposeful recording will take place in the interior of any home equipped with video technology, as any such features are used primarily to ensure the security of the exterior of the home. The Guest will not have access to security recordings at any time for any reason, except where required by state or federal law.
Home Entry by Employees of Glocal Villas: By signing this document, I and any parties staying in my vacation home, hereby authorize Glocal Villas Resort Homes, its employees, and authorized vendors to access the home without myself or any members of my party present. I acknowledge that any and all valuables have been secured or are accounted for by myself and the entire party staying in the home. Acknowledgement of this statement releases Glocal Villas, its employees, and authorized vendors from any liability for claims of missing items from the home. Any work requests will only be performed between the hours of 9:00AM and 5:30PM. Work Orders may take up to 24-hours to complete, pending the work additional time over 24-hours may be needed. All non-emergency work requested after hours will be responded to the next day. A Trip Fee of $35 will be charged to the guest card on file for multiple callouts of the same complaint when no issue is found per call.
Liability and Indemnification: Glocal Villas is not responsible for and is hereby irrevocably released by you and all guests or visitors from liability for and shall not be liable in respect of any events and/or factors outside the reasonable scope of duties and responsibilities of the services provided by Glocal Villas in conjunction with the homeowner.
Glocal Villas is not responsible for, and is hereby irrevocably released by you and all guests or visitors from liability for, acts or omissions of third parties such as airlines, car rental companies, towing companies, etc., or for loss of enjoyment as a result of bad weather or schedule changes by others.
Glocal Villas is not responsible for and is hereby irrevocably released by you and all guests or visitors from liability for, and shall not be liable in respect of, force majeureis, a legal term that refers to "unavoidable catastrophes that interrupt the expected course of events.", loss or changes caused by acts of God, strikes, fire, flood, closure of airports, terrorism, weather conditions, war, riots, government orders, pandemics, travel bans, or any other event beyond its control, including any inconvenience caused by construction/building work in the local area.
If the home booked should become unavailable due to unforeseen circumstances related to maintenance concerns or homeowner rejecting the booking, Glocal Villas Resort Homes reserves the right to offer a substitute of any advertised comparable vacation homes or features with equal or greater value. If the substituted vacation home is of greater value an extra fee may apply. If there is no suitable home substitute a refund will be offered.
Glocal Villas is not responsible for and is hereby irrevocably released by you and all guests or visitors from liability for, and may not be held liable for, the failure of any equipment or services in the Vacation Home, regardless of how it may have occurred. Including, but not limited to, air conditioning units, refrigerators, cable or internet network, etc. In the unlikely event that any equipment or services stop preforming adequately, Glocal Villas, in good faith but without waiver of the foregoing releases of liability, will be available to assist with repairs within our expertise or outsource help with specific repairs.
Glocal Villas not responsible for and is hereby irrevocably released by you and all guests or visitors from liability for, and may not be held liable for any accident, loss of property, theft, injury or illness arising from or sustained during your occupancy of the Vacation Home, regardless of how it may have occurred. You and all your guests and visitors assume sole and complete responsibility for the safety and security of all personal belongings, money, goods and items of any nature that are brought into the Vacation Home by you or your guests or visitors. However, in the unlikely event of any problems, Glocal Villas, in good faith but without waiver of the foregoing releases of liability, is available to offer such help and advice as may be reasonable and prudent under the circumstances.
The Lead Guest on behalf of himself and all other guests and visitors or wholesale agent signing on behalf of guest, hereby agrees to indemnify, defend and hold Glocal Villas harmless from and against any and all claims, judgments, damages, penalties, fine costs, liabilities, losses or expenses (including reasonable attorneys' fees) which arise during the term of this Booking Agreement, including against any and all claims or liability for any injury or damage to any person or property whatsoever occurring in, on or about the Vacation Home or any part thereof, unless such injury or damage to property is caused by the negligence, gross negligence or intentional misconduct of Glocal Villas, together with all reasonable costs, reasonable attorneys’ fees, expenses and liabilities incurred in the defense of any such claim or any action or proceeding brought thereon. These obligations of indemnity shall survive the expiration or sooner termination of this Booking Contract.
Use Limited to Residential: Every Vacation Home is a privately-owned residence, which is deeded, zoned and licensed as a vacation home property only. It cannot be used for any other purpose, including business meetings or any other commercial activity. Guests will be solely responsible for any violation of this limitation.
Agency Disclosure: Glocal Villas acts as the booking agent and rental management company for the Vacation Home but is not the owner of the Vacation Home. The responsibilities that Glocal Villas undertakes as agent are limited to those set forth in this Booking Contract.
Attorney Fees; Venue: This Booking Contract and the rights and obligations of the parties hereto are governed by the laws of the State of Florida. Exclusive venue for any action arising out of this Booking Contract shall be the Circuit Court for Osceola County, Florida and/or Polk County, Florida. If any legal action is commenced by any party to enforce or interpret any provision of this Booking Contract, the party which does not prevail shall pay to the prevailing party all costs and expenses of suit, including without limitation attorney, paralegal and expert fees, incurred by the prevailing party in all judicial and administrative proceedings and at all levels of such proceedings. This provision shall survive the expiration or sooner termination of this Booking Contract.
By placing a booking with Glocal Villas, you accept, understand and will abide by these Terms and Conditions.
Please note that due to the warmer climate in Florida, you may occasionally encounter small bugs, spiders, gnats, etc., in and around the house. We have the property treated periodically by a professional pest control company, but we cannot guarantee that these insects won’t enter the house, especially during the summer when doors are frequently opened.
For your awareness, in the event of an emergency or for any necessary maintenance, repairs, or inspections, we reserve the right to enter the premises during standard business hours. If we do not receive an acknowledgment or response from you, we will proceed as needed. Additionally, we reserve the right to enter the property at any time in case of any broken house rules.
Regarding trash disposal, we offer a daily valet trash service. Please ensure all trash is bagged using 13-gallon trash bags and placed inside the trash bin at the front. Loose trash will not be picked up. If you have more trash than the bin can accommodate, please place the additional bags on top of or right next to the bin.

Hot Tub • The hot tub is a feature of the home but is not heated unless specifically stated.
🛑 Security Disclosure
For the safety and security of our guests and property, this home is equipped with a Ring doorbell camera located at the front entrance. • The camera is outdoor-facing only and records video and audio of the exterior entry area. • No cameras or recording devices are installed inside the home.
🛑Important: Trailers are strictly prohibited within the resort.
