I am sure the following does not apply to you and your guests but the need to put this in print has come about. I know it is alot, please read in it's entirety. Thanks.
Please do not misunderstand my tone, I am being completely transparent with the following and all of my rules. The City of Big Bear Lake is STRICTLY and AGGRESSIVELY enforcing occupancy limits, noise and hot tub hours. They do not give second chances. If Code Enforcement or the Sheriff makes a house call you will be fined and evicted. My guests have never had an issue, so if you follow the rules below you and use good judgement you will have an enjoyable stay.
Rule #1.......PLEASE ENJOY YOURSELVES AND HAVE FUN!
**********Rental agreement is required to be returned within 24 hours of booking.
********** This is not a party house. Maximum occupancy of the cabin/property is 4 total occupants at any time (24 hours a day), all ages are included. Only registered/approved guests are allowed and will be verified at check-in. The city of Big Bear Lake sets the limit. The penalty for not adhering to the 4 person max will be a complete forfeit of your rent, security deposit, eviction + $1000 fine payable to the city of Big Bear Lake and $300 per night per guest over the maximum of 4 (of any age) levied by Airbnb. Do not book this cabin for more than 4 people as you will not be refunded.
**********Maximum of 2 cars. Failure to comply and you will be asked to leave. DO NOT park on the street or in the yard as you will be ticketed and possibly towed at your expense. The city of BB Lake is fining violators $1000.
**********This is a pet/animal free home. We have a family member who has severe allergies. Guests found in violation during check in or at anytime during the stay will be asked to leave, forfeit their rent, deposit and pay an additional cleaning fee. The health and safety of my family and future guests is paramount. This is not up for debate.
**********Please be respectful to our neighbors and treat our vacation home as you would your own. We have put a lot of time and effort into our home to provide you and your family a wonderful Big Bear vacation.
**********CHECK IN IS 1 PM, CHECK OUT (cabin departure time) IS 11 AM –Arriving slightly earlier, or want that extra hour of sleep? Should be fine, but please check with us first. Requests must be made through the Airbnb text/email app. Checking out after 11AM, without coordinating with me, puts my cleaning crew behind and may affect the next guests check in and the crews next assignment. You will be charged 100% of that night's nightly rate.
**********This is not a party house. Mature families and mature adults only. Due to our insurance, the minimum age to rent our cabin is 25. All guests must be 25 years or older, unless they are children accompanied by their parents/guardians. The financial party also needs to be present for the entire stay. Failure of this rule will forfeit your rent, security deposit and you will be asked to leave.
**********This is not a party house. The city is enforcing noise complaints (24 hours a day). Music/noise may not be heard at the property line. This means that if code enforcement is called and can hear music/noise from his car, a $1000 fine will be issued to the renter and you will be asked to leave. I know it silly, but that is how the city is playing. This is a Big Bear Lake city wide rule.
************As of 1/15/21, the city is enforcing the new hot tub hours between 7am-10pm. This is a Big Bear Lake city wide rule, not mine. If code enforcement or the sheriff is called out there is a $1000 fine and you will be asked to leave.
**********Absolutely no smoking/vaping inside the cabin or anywhere on the property due to the extreme fire danger. Fine for non compliance is $500, an additional cleaning fee and be asked to leave.
**********Close and lock all doors and windows anytime you leave the home.
**********We understand that accidents happen. But we do ask that you please let us know when they do. Chances are we can fix them as effortlessly as possible which also means better chances of having your full security deposit returned too. Please DO NOT attempt to fix anything yourself.
**********To be considerate to our neighbors we kindly ask you to keep things on the quiet side between 9 PM and 8 AM.
**********The hot tub is serviced and cleaned prior to check in. Please see the pictures for instructions on how to lift the cover off and on. When not in use, please cover and lock the hot tub. Other than setting the temperature, please DO NOT change the settings on the hot tub. No lotions, potions, bubbles, other substances, eating or drinking in the hot tub. Kids under the age of 18 need to be supervised, at all times, while in the hot tub. If you are pregnant I request you don't enter. Do not sit or stand on the cover. Please remove any snow from the cover before bending it over the support bar. If any damage is done to the hot tub or if the tech deems it necessary to drain and refill after your stay, you will be charged for that service $200.
**********If you use the grill, please clean it with the provided brush. Housekeeping charges $25 to clean the grill, that will be deducted from your deposit. Should you run out of propane please contact me as the cabin has a spare.
*********Please report ANY issues or damage immediately. The cabin is advertised in good faith with all amenities in good working order. I will not be held financially responsible for any such items failure but will make all reasonable efforts to correct any reported issues. Understand the repairs may be less timely in Big Bear and may not be completed during your stay.
**********Please DO NOT rearrange any furniture or the shuffleboard game. Furniture can be easily damaged when moving. Please supervise your children and do not allow them to smash the discs on the table. Moving of the shuffleboard game will forfeit your entire security deposit.
**********Due to family allergies, no animals / pets of any kind are allowed. You will forfeit your rent, entire deposit, be charged an additional cleaning fee and asked to leave.
**********Please DO NOT disconnect or rearrange any wiring to or from the TV's. If you have any problems, please refer to the House Manual.
********** Please clean and put away your dishes, house keeping charges $25 if you fail to do so. Please clean to the level that you would expect them to be cleaned for you.
**********We remove our shoes when we enter the cabin, especially in the winter with wet / muddy shoes. There are trays provided just inside the door or possibly under the rear of the sofa. You will not be rewarded but it is greatly appreciated.
********** Absolutely no drugs or illegal activity.
***********No weapons, legal or otherwise.
***********Do NOT leave food outside or put garbage bags outside, this will attract animals and Millie, the local bear.
**********Please remove your food from the fridge and take the trash to the Clean Bear sites listed in the check out information below. Housekeeping charges $25 per bag left at the cabin.
**********If the police or code enforcement are called out to the cabin, for any reason, you will be asked to leave and forfeit your rent and the city may fine you a minimum of $1000. This is NOT a party cabin.
************DO NOT tamper with the wifi settings or the security camera, $300 call out charge to fix/clean/reset
************Homeowner and or their agents may enter the cabin for repairs/inspections with notice provided to renter.
**********We have a contract with a snow removal company, however there may be a instance when you have to shovel snow from the front doorway, steps, walkway, around the hot tub and around your vehicles. Snow shovels are provided and found outside by the sliding door on the deck.
**********No electric vehicle charging allowed. Any damage to the premises / vehicle will be the responsibility of the guest.
**********All fines levied, including the host's, will be paid by the guest
**********And of course...Refer back to rule #1!!!

Additional information
**********There is a security camera located on the property. It is located under the front entry door light. The camera is pointed away from the cabin and looks at the street. Since we don't live here full time this allows us to verify the status of our cleaning, spa, snow removal services, the security of our cabin and compliance of city/house rules. Please do NOT cover or tamper with the camera. There is a $300 call out charge to re adjust/clean/fix the camera.
**********Homeowners are NOT responsible for any injury caused by slipping on snow, ice or anything else. Guests may be responsible for the removal of snow and ice around the doorways and paths to house and car. Homeowners are not responsible for any personal injury or loss or damage to guests' persons or property or to their guests and that guests assume the risk to their persons and property caused directly or indirectly from foul, inclement weather conditions, acts of nature/God, failure of heat, accidents related to fire, heaters, stoves, hot tub, falling pine cones or tree branches, guests failure to remove snow and ice around access areas and for any unforeseeable circumstances. Under no circumstances will guests hold owners responsible for any damages or claims of any kind resulting from their stay.
**********Mother nature throws a few curveballs at the mountain once in a while. If there is a mandatory evacuation or all 3 roads leading to Big Bear are closed I will refund that portion of your stay that is affected. There is no refund for rain, too much snow, a lack of snow or your dislike of current or forcasted weather.
*********It is the renter's responsibility to explain these rules to their guests and to abide by these rules. Any extra charges that may be assessed to the owner, along with any damage expense will be deducted from your security deposit.

**********Rental agreement and Good Neighbor Policy is required for stay.
**********I strongly recommend that all of my guests purchase cancellation/travel insurance as some of the best laid plans can experience a detour.
***********Termination of stay. In the event the guests break any of the house rules or city ordinances, this agreement will be considered null and void, at which time all guests will become trespassers and may be asked to vacate the property.
**********Thank you for staying at It's 5 O'clock Somewhere, enjoy your stay!
