To ensure a smooth and enjoyable stay for everyone—including our neighbors

🔇 Noise & Quiet Hours • Please keep noise to a low level at all times—no loud music, shouting, or screaming. • After 9 PM, all activities must move indoors with windows and doors closed to avoid disturbing neighbors. • Excessive noise may lead to neighbor complaints or visits from local authorities, a $1,000 violation fee may apply, as it could risk the suspension of our Airbnb listing or your account.

⏰ Check-Out Policy • Unless you have already paid for the 1 PM late check out fee, the Check-out is by 11:00 AM. • Unauthorized late check-outs may be charged twice the nightly rate due to cleaning and scheduling disruptions.

👥 Guests & Pets • Only guests and pets counted on reservation are allowed on the property. • Each unauthorized guest or pet may incur a $200 per person/pet per day/night fee • Visitors (non-overnight guests) are welcome with advance notice, subject to approval, and counted as half a guest toward the guest count

🚫 What’s Not Allowed • No illegal activity of any kind of course • No food in bedrooms, please, to keep the space clean and fresh. • No smoking inside the home.

❄️ Please Turn OFF AC • Turn Off AC when leaving even for a few hours because AC can overload if left on 24/7/365

🗑️ Trash & Toilets • Do not flush any insoluble items. Use the small bin next to the toilet and then dispose of it like normal trash because toilet/bathroom clogs may cost $200+ to fix.

🛏️ Cleanliness & Respect • Please wipe off makeup before sleeping to avoid staining linens. • Keep accompanying animals off the beds and sofas to prevent damage, pest waste, and urine. • Treat the home as you would your own.

🔐 Security • Be sure to put the keys back to lockbox when leaving the property. • Tampering or disconnecting security camera, noise monitor or other security devices will result in $1000 fine. Legally enforceable and agreed upon booking

🚗 Neighborhood Etiquette • Please stay within the property boundaries and avoid loitering in nearby public areas out of respect for our neighbors. • Do NOT drive on the dirt. Only drive on the driveway to avoid breaking the sprinklers • Low noise/music at all times

🧑‍🌾 Gardening • Please do NOT deny the gardening service. Please allow the gardener access

🔑 Key-related issues: • If you think you may forget/lose the key or lock yourself out of the home, we strongly advise you to place the key back into the lockbox when you go outside. A minimum fee of $100 may be applied to key-related issues such as forgetting to return keys after checkout, lost keys, locking yourself out and requiring us to travel to bring spare keys, or key replacements, etc.

🚬 Smoking • No smoking inside, only OUTSIDE the home and further away from the neighbors — please close all doors/windows and collect smoking residues/cigarette butts to prevent the smell from getting into the home

🧽 Dishwasher (if any) • Please wipe food off dishes first before putting inside the dishwasher to prevent clog

👶 Babies & kids • Please use your baby play mats or blankets if your babies / kids tend to crawl on the floors

🐶🐱 Accompanying animals (if any) • Keep your accompanying animals off the beds and sofas to prevent damages, pest waste, excessive hairs, and urine. • Clean up after your animals to keep a fresh atmosphere for everyone • If your dogs bark or potentially make loud noise when they are alone at the house, please bring them with you or place them somewhere quiet to avoid neighbor complaints

Our family wants your stay in our home to be comfortable. It is rare but if you have any issue, we’re here to help resolve them quickly. Here’s how we handle certain situations:

1. Supplies – If something is missing, we can either deliver it promptly or provide you with the code to access the supply cabinet.

2. Cleaning – If there’s a cleaning concern, our family can come to check and address it for you within a reasonable time. For small issues, we do have cleaning supplies in the home and even back up sets of sheets and towels.

3. Maintenance – We’ll guide you through troubleshooting first. If the issue requires more steps, we’ll schedule someone to check for you asap.

4. Accuracy – Items may sometimes be moved around the home, linens color may not match because we need to replace them of course. If anything is missing, we'll promptly address it.

Please let us know first so we can help. Booking platforms usually can’t help and it may add communication delay so it’s best to tell us first.

By booking this home, you acknowledge and agree to follow all house rules above. Thank you for treating our home with care and helping us maintain a peaceful environment for everyone.
