RENTAL AGREEMENT

Acceptance Terms: In making the initial payment for this reservation, I accept the terms and liability for rent and charges related to the unit rental as described below.

Reservation Requirements: A Non-Refundable deposit is due within 24 hours of booking. Reservations made within 30 days of arrival are Due in Full, as are promotional, Pay-in-Full, reservations.

Extended Stay Reservation Requirements: A Non-Refundable initial payment is required for booking. The first months balance is due 30 days prior to arrival, at which point the first month becomes Non-Refundable. Subsequent monthly payments are due on the 1st of each month and are Non-Refundable.

Third-Party Reservations: For reservations made through a third-party booking platform or provider, the cancellation policy, deposit policy, and applicable terms and conditions of the third-party provider shall supersede and take precedence over our company’s standard policies to the extent of any conflict. By signing this Agreement, Guest acknowledges and agrees to comply with the applicable third-party terms and conditions.

Payments: Guests will be responsible for making their initial payment at the time of booking. The balance due will be charged 30 days prior to arrival. At this time, the reservation becomes Non-Refundable.

Cancellations: Reservations cancelled are Non-Refundable.

Trip Insurance: Trip Insurance is not included. The guest is responsible for purchasing a policy that meets their specific needs.

Age Requirements: You must be 21 years of age to rent this unit.

Maximum Occupancy: At all times, the maximum occupancy is the number stated on your confirmation, including children. Children under the age of three do not count towards occupancy limits. Discovery of guests exceeding the maximum number shall result in eviction with forfeiture of all monies paid. Regardless of when the discovery is made, including departure, additional per-person rates will be charged. Schulstadt Rentals may enter the unit at any time to verify the number of occupants.

Acts of God: Schulstadt Rentals shall not be liable for events beyond their control which may interfere with Guest occupancy, included but not limited to Acts of God, acts of governmental agencies, fire, flood, strikes, riots, war, inclement weather or any other unforeseen incidents outside of our control. No refund will be offered in these circumstances.

Rental Assignment Change: Schulstadt Rentals reserves the right to change rental assignments. In such instances, comparable accommodations will be made.

Pets Policy: No pets are allowed in any unit or on the premises. Non-compliance will result in additional fees, along with eviction. No refunds will be given.

Smoking Policy: Smoking is not permitted in any unit. Non-compliance will result in additional fees, along with eviction. No refunds will be given.

Weapon Policy: No weapons of any kind are permitted anywhere on the Property. This includes, without limitation, guns, martial arts weapons, pellet or BB-guns, paintball guns, and bows and arrows. If a weapon of any kind is found, the guest shall be evicted with forfeiture of all monies paid.

Housekeeping: A basic supply of linens is provided. Bed linens and bath towels are not exchanged during your stay. If your unit is not equipped with a washer/dryer, guest facilities are located on-site. We do not provide beach towels. An initial start-up of hand soap, dishwashing liquid, dishwasher detergent, all-purpose cleaner, garbage bags, toilet tissue and paper towels are supplied. Guests are responsible for replenishing.

Check-In: Check-in is 4 pm CST or later on the scheduled day of arrival. Arrival information will be available in your Guest Portal provided all required documents have been completed and all amounts owed have been paid.

Check-Out: Check-out is no later than 10 am CST the day you are scheduled to leave. Late departures will be charged to the card on file in 30 minute increments at a rate of $50 per 1/2 hour.

Parking: Parking Available at Additional Cost through Guest Services.

Other Rules & Regulations: The guest shall not assign this agreement nor sublet the property in whole or part. Any activity constituting a nuisance which is offensive or disruptive is not allowed. Any noxious or illegal acts will constitute grounds for immediate eviction with forfeiture of all monies paid. All rules of the Majestic Beach Resort must be followed.

Miscellaneous: Use of the fitness center is included. Access cards are available in Tower One at the Boutique. Please refer to the Guidebook for more information.

Rental Agreement: In making the initial payment for this reservation, I accept all terms of the rental agreement and accept all liability for rent and charges related to the unit rental, as well as any damage beyond normal wear and tear during the term of my lease with Schulstadt Rentals. In the absence of payment arrangements, I understand that Schulstadt Rentals, for any charges noncollectable, the jurisdiction for any court actions against the guest shall be in Bay County, Florida.
