BY BOOKING YOUR RESERVATION, YOU ARE AGREEING TO FOLLOW THE HOUSE RULES NOTED BELOW.
Please store all gear (snowboards, skis and poles, snowboard/ski boots) in the gear locker/closet provided - please no gear or boots inside the unit. Please no mountain bikes or any bikes inside the unit.
Please be respectful of the home and the other tenants who live nearby
No smoking of any kind (tobacco, vaping, etc.). Please be courteous of the neighbors if you choose to smoke outside. Any evidence of smoking inside the home by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and remove from carpeting, drapery, upholstery, AC ducts, and filters. This type of cleanup is expensive and the renter will be liable for any cleaning costs incurred.
Max Occupancy: (4) four people. Guests other than those in the guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of the Renter. The renter must be 21 years of age to book this property. Guests (not registered on the registration form) must be disclosed at the time the reservation is made and is subject to Owner’s advance approval. Adults cannot rent this property on behalf of an underage guest or a 3rd party, no exceptions.
No parties or special events. Please be courteous to the neighbors and respectfully follow quiet hours (after 9pm and before 7am).
No wet/dirty shoes or boots inside the unit, especially ski and snowboard boots. Please leave your shoes/boots at the front entry boot tray.
Cleaning and Repairs: Renter accepts cleaning fee noted with the listing. Renter agrees to keep house, furniture and furnishings in good order and in the same condition as upon entering. Removing, adding or changing furniture without Owner’s written approval shall be deemed a material breech of this Rental Agreement, and is strictly prohibited. Renter is responsible for any costs of repair to any damage found to furniture, fixtures, or equipment and/or the cost of replacement of missing items.
No Pets or animals: I love pets, however I under HOA guidelines I am not allowed to accepts guest’s pets in the home. If they are found in the unit, or we receive a complaint from Management then the Renter will be asked to leave immediately and rent forfeited for the remainder of the rental term.
Housekeeping: Linens and bath towels will be provided for the number of guests on the reservation at the time of booking. In an effort to conserve water and energy, we ask if you could kindly use the number of towels provided through the duration of your stay. Additional towels may be requested for stays longer than seven nights, but requests must be made with Host/Housekeeping during the hours of 10am-4pm daily; or must be coordinated with your Host prior to arrival. I suggest you bring your own beach towels for the jacuzzi or lake use asi do not allow any towels to be taken from the unit. Please also note, there is no daily housekeeping service; but requests may be made for stays longer than seven nights, but must be coordinated with your Host at the time of booking and additional fees will incur.
Furniture: All furniture must be returned to its original location on the Renter’s departure or an additional charge will be incurred.
Missing Items: Renter will be charge for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Renter departs and notifies the owner of any missing items. Owner will notify Renter in the even that items were inadvertently taken and provide Renter the opportunity to return the missing items before being charged.
Heating: Please be courteous of lower the thermostats (to the living room fire stove, and to the radiant floor heaters) before leaving the property so that they are not continually on while the unit is unoccupied. To do so, lower the treasure below the ambient room temps. Also, please be sure that the in-wall heater by the dining room is completely turned OFF prior to leaving the unit
Check-In and Check-Out: Check-in is at 4:00pm local time (or any time after) and check-out is at 10:00am local time. Unfortunately there are no late check-outs available; our cleaning crews need ample time to prepare the unit for new guests arriving the same day. If guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for new guests.
Check out Procedures: Before leaving, we ask that you please take out all kitchen trash, load and start the dishwasher, lower the thermostats, close and lock all windows and doors, turn off all lights, place all used towels on the bathroom floors. Also please leave cabinet doors under all sinks open upon leaving to prevent pipes from freezing (Nov 1 through May 30). Please return all parking passes. In the event a parking pass is not returned, guests will be charged a fee of $200. Complete check-out instructions is listed in the house manual binder located inside the unit.
