We are API integrated with Airbnb and governed under Chapter 509 of the Florida Statutes which allow for the following rules: Guests are required to sign a Rental Agreement and provide government issued photo ID within 3 days of booking. A $49 limited damage fee is applied to all bookings. This is acknowledged in the rental agreement, collected through Airbnb No parties, or unauthorized guests. No smoking/vaping of any kind inside or outside within 10 feet of any doors or windows If a property is pet friendly, a pet fee and pet cleaning applies. $500 penalty if any unauthorized pet is on the property. DO NOT UNPLUG NOT TUB, leave cover on when not in use. We provide a starter set of household essentials for your first day or two. Resort amenities require a clubhouse pass, provided in the home. Pass MUST be returned to it's holder near the front door at the end of your stay or a replacement fee will apply. Please do not leave exterior doors open or open food around the house, that will attract bugs and freeze the Air Conditioner. Guest is responsible for costs of a frozen AC unit. Front door is monitored by cameras. It is STRONGLY recommended that guests obtain travel insurance that includes trip cancellation. Community Pool is for guest use, FREE of charge. We cannot be responsible for any issues with amenities, as we do not control them. Waterslides height restriction is 48". This is a gated community, enter code each time to enter, DO NOT TAILGATE, gates will close on vehicles at your risk. Homes that have a hot tub in the back lanai: The hot tub is serviced on a weekly basis to ensure the accuracy and safety of the water for guest use. Due to weather and unforeseen circumstances a specific day of week is not guaranteed. Do not lock screen door. County quiet hours are 10pm to 7am, this is strictly enforced by law enforcement. NO FISHING OR SWIMMING ALLOWED IN ANY POND!! NO firearms in the home or community. We offer BBQ rentals on a first come first serve basis for $80 for the week, it comes with a propane tank. We can cannot guarantee a BBQ is available so advance reservations are required.

CHECK OUT TIME IS STRICTLY 10:00 AM ON THE DAY OF YOUR DEPARTURE It is very important that you check out ON TIME the morning of your departure. It can take up to 6 hours to clean a home properly and ensure that it is fully prepared for the next guests who may be arriving any time after 4:00pm. Check outs past 10:00am in incur charges of $50. per half hour deducted from your security deposit.
