No extra guests are allowed besides disclosed number of guests while booking happened, you will be asked to vacate the premises immediately without reimbursement if undisclosed guests visit or stay. You may ask about some additional guests to be added , it is $35 per person per night subject to approval for over 19 people.

No guests or invitees may occupy (sleep overnight in) recreational vehicles or tents on the property without the hosts’ express approval sought and granted though the listing platform. Additional fees may be assessed in such cases.

A copy of non-expired government-issued identification is required for the guest responsible for the registration. If the guest responsible for the registration changes after the time of booking, identification for both the former and new guest is required. Credit card of registered guest responsible for reservation is required for incidentals.

THE USE OF ANY PORTION OF RIVER AND RIVER SURROUNDINGS, playground and deck particularly with regard to children and such is at the RENTERS’ OWN RISK.

No smoking inside the house. $500 penalties for smoking inside the house

$50 charge will apply if cigarette butts, beer caps, and other trash discharged anywhere around the house and property

Pets are not permitted! $1,500 charge will occur for undisclosed and unauthorizes pets.

NO open fire during summer or dry season

The house is located in residential area, please keep noise to minimum after 10 PM

Illegal downloads are forbidden. If you’re found guilty, government will prosecute you

The Property is provided in “as is” condition. Rental Owner/Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite, water, heating, A/C, appliances, hot tub, spa and etc. Owner shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible.

Guest acknowledges that use of amenities such as hot tub, swimming spa fire pits, decks, gridle, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk.

When using the hot tub and swimming spa, remember there are certain health risks associated with this facility. Use at your own risk.

Refrain from entering a hot tub when you have diarrhea. Avoid swallowing hot tub water or even getting it into your mouth. Shower or bathe with soap before entering the hot tub. Secure your hair with clip or band. Avoid drinking alcohol before entering the hot tub or during hot tub use. If pregnant, consult a physician before hot tub use, particularly in the first trimester.

Per California regulations, the water temperature of spas may not exceed 104 degrees. A spa's high temperatures are known to have adverse health affects on infants and toddlers.

Do not change the temperature settings. Hot tub will shut down when reaches 104F (factory preset)

Infants and young children are more susceptible to over-heating than adults and should not be exposed to the high temperatures of a spa.

Generally, children 5 years old and under should not be allowed to use a whirlpool/hot tub/spa, even with adult supervision. Children between the ages of 6 and 12 years should always have an adult with them when using the facilities. Older children using hot tubs should not soak for longer than 5 to 10 minutes at a time. Long exposures to hot temperature can lead to dehydration, dizziness and nausea.

The hot tub and swimming spa is serviced between each guest. If the swimming spa has to be drained after your check out due to abuse, introducing bodily fluids, or organic matters into the water, and refusing my access during your stay to check the water qualify, there will be a $300 charge for this service. Alternately, the swimming spa may not be warm enough until the next day if such measures must be performed.

Hot tub covers are for insulation purposes and are not designed to support a person or persons. DO NOT STAND ON THE HOT TUB COVERS, they will break, and you may be charged for replacement for up to $800 for hot tub cover and $1,900 for swimming spa cover.

Remember when not using the hot tub and spa, leave covers on so hot tub and spa will stay warm and clean.

In the rare event that a hot tub or spa has a mechanical issue, no refunds will be issued. Hot tub and swimming spa are complimentary, I do not charge you for them; therefore, do not expect any refunds. Meanwhile, I will do anything possible to correct issues if occurred.

Concrete driveway, deck, steps and sidewalks may be slippery during any conditions especially when wet or icy. Use cautious while walking.

Covering or disabling outdoor cameras, internet or any security features will result in immediate termination of rental period

Indications of the existence of or discovery of mice, wasps, spiders, bugs, or other wildlife or insects that may possibly enter home or reside on or near home shall not form the basis for a reservation cancellation or refund. The property is located in the countryside near the river, and hosts make commercially reasonable efforts to control the ingress of such wildlife.

Guests shall not flush or discard into any toilet or sink drain any foreign objects or materials other than toilet paper. Disinfecting wipes, baby wipes (even those branded as septic safe), paper towels, ear cleaning swabs, condoms, and tissues are examples of items that must never be flushed into the septic system.

Use of dyes, solvents, bleaches, or other harsh chemicals, whether for hair, clothing, or crafts, is prohibited on the property. These chemicals (such as ammonium thioglycolate, commonly found in hair perm products) leave offensive odors or will permanently ruin linens, towels, furniture, flooring, and fixtures. Likewise, guests may not use provided towels for wiping or absorbing tinted tanning lotions, sprays, grease, oils, solvents, or dyes.

Please review the specific cancellation and refund terms in the listing you are reserving prior to checkout as exceptions will not be made once your reservation is confirmed. Owner cannot be held liable for any acts of nature or occurrences beyond our control. No rate adjustment will be made and no refund will be issued. Homeowner strongly recommends that Guest purchase travel insurance to cover the cost of an unexpected cancellation and interruption

Guests are strongly urged to purchase trip insurance to cover for losses against foreseeable events, such as death in the family, inability to travel because of illness, weather-related incidents, among other things. Refund for a guest’s inability to fulfill the reservation will only be issued in accord with the cancellation policy in effect at the time of the booking.

Guests must notify hosts upon discovery of any condition that could foreseeably be the cause of a guest complaint or that creates a potential hazard to guests, their invitees, or the property. Owner reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or showing the Property to prospective purchasers, renters or other authorized persons. If Owner has a reasonable belief that there is imminent danger to any person or property, Owner may enter the Property without advance notice. Guests must provide reasonable access, if such access may be necessary to assess and remedy the condition. Refunds or partial refunds will not be granted if hosts were deprived of a reasonable opportunity to cure. Avoidable damages to the property resulting from a guest’s failure to notify hosts or provide access may be assessed to guests, depending on the circumstances.

You are expected to treat the Vacation Rental with respect, keeping in mind that this is an individual’s home, not a hotel room. You are expected to leave the Vacation Rental in a clean, neat, and orderly condition and respect the Host’s requests regarding check-out procedures. Cleaning service charges in excess of $375 dollars will be deducted from the Security Deposit if collected by owner or charged on provided credit card

Please respect my house, I provide you with expensive equipment so you can enjoy your vacation. Be gentle to the furniture, especially pullout sofa sleepers and the game tables, hot tub and swimming spa .

5 cameras are located outside of the house, two are in the front and 3 cameras are at the back. They are needed to secure the house when place is vacant and to monitor possible wild fire. I usually turn off cameras after my guests come, but it is still possible that recording might be present. I assure you, that no body is watching you, I am not interested and have no time for it, but recordings might be reviewed if any dispute rises.

All occupants are required to perform "Normal" household duties that include: • Garbage removal • Cleaning the gridle, dishes and pots • Cleaning outside area from water balloons, cigarette butts and all trash • Turn off all lights when leave the house • Set up A/C to 80F during hot months when leave the house for a few hours • Set up heater to 60 F during cold months when leave the house for a few hours • Notification to OWNER of any damages or problems with the property • Locking of all doors when GUESTS leave the house

Failure to comply with any of the foregoing clauses and overall rules established by OWNER will subject you to immediate removal from the house and forfeiture of all rental payments and security deposits.

Guest hereby covenants and agrees to indemnify and hold harmless Owners and their agents, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorney’s fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Owner harmless in all such cases.

Execution of a digital signature and/or Rental payment by Guest shall be deemed a valid signature/acceptance of the rules.
