Our focus is providing comfortable and valuable stay, not perfection or hotel-style service. We welcome guests who appreciate overall value and contribute positively to hosting, while avoiding those who overlook listing details, arrive with unrealistic expectations, or focus on minor imperfections to create negative experiences. To help ensure a positive experience for both guests and host, we are unable to accept reservations from guests who have left any 3-star or lower reviews, or multiple 4-star reviews on prior stays, unless there is clear, well-documented evidence of a serious issue with the previous listing or host. We respectfully prefer a cancellation or early termination over an unsatisfactory stay.

Guests agree to the following details outlined in the listing to ensure proper expectations are set:
-
Vacation Home Challenges – No Alternative Accommodation Provided
We strive to provide a comfortable and enjoyable stay; however, perfection cannot be guaranteed or expected. Occasional issues beyond the host’s control may occur, such as cleaner oversights, prior guest damage, missing items, normal wear and tear, utility or plumbing interruptions, neighbor behavior, community maintenance, Florida’s natural environment, or insect activity. Guests who are particularly sensitive may notice light “closed-up” or unfamiliar odors upon arrival, though most guests do not find these bothersome. Challenges may also arise from unrealistic expectations caused by not reading the listing details carefully or from unfamiliarity with the home and its amenities—for example, going to the wrong door, misusing the digital lock or latch, engaging an interior privacy lock, setting the AC incorrectly, or expecting supplies or amenities that are not provided. As this is a private vacation home without on-site hotel staff, guests should be prepared to manage minor issues independently. If your stay is significantly impacted, the proper solution is to cancel promptly. Guest travel insurance may cover any additional expenses or inconvenience, and the host will approve refunds for unused and unblocked nights. Guests seeking flawless accommodations or hotel-style alternatives should not book this home.
-
Independent Contractor Services:
We are a small hosting operation without employees, as we often operate at loss or close to break-even. Instead, we rely on independent contractors for cleaning and repair. While we coordinate closely with them, their availability, response times, and performance cannot be guaranteed. Finding flawless cleaners is challenging, and most guests prefer reasonable rates over premium-priced services. Contractors are compensated for their time and effort (with additional platform fees and government taxes), even if the outcome isn't perfect. Hosts juggle many responsibilities and don't have the time or expertise to personally resolve every on-site issue. Guests who have rated any prior vacation stays 3 stars or lower should refrain from booking with us.
-
Third-Party Service Providers:
Vacation homes, like any residence, rely on external services such as utilities, internet, HOA, and resort amenities. The host has no control over service interruptions or repair timelines. Guests are responsible for observing and following all posted signs, community notices, and local rules related to the amenities and surrounding area—regardless of whether the host provides prior notification. As the host is not local, they will not be aware of on-site postings.
-
Mail & Package Delivery:
Vacation homes are not served by USPS (United States Postal Service). Guests may arrange mail/package receiving through UPS for approximately $0–$10 per item, depending on the location. FedEx, UPS, and other non-USPS deliveries may be left at the clubhouse (fees may apply) or at the doorstep, at the resort's and carrier’s discretion. The host has no control over deliveries or their security. For guaranteed delivery, we recommend using Amazon Lockers or a UPS Store.
-
No Interior Door Keys or House Phone:
Our home does not provide keys for interior doors or a landline phone. If a bedroom or bathroom is accidentally locked, guests will need to contact a local locksmith at their own expense. We recommend bringing a mobile phone or using a communication app while traveling. If a safe box is present on site, Host does not have a key or access to it.
-
Basic Supplies and Replacement Disclaimer:
Vacation homes are intentionally stocked more lightly than full-time residences to maintain a safe, manageable, and affordable space. Only the most commonly used essentials are provided—primarily to support short stays or occasional needs when dining out isn't convenient. Due to normal wear, misuse, or loss, supplies and furnishings may be replaced or updated over time and may vary slightly from the listing photos. Different contractor cleaner may set up sightly different.
-
Minor Imperfections Expected:
This is not a luxury property. Minor imperfections—such as normal wear and tear, prior guest misuse, occasional cleaning oversights, or missing items—may occur from time to time. Large refunds for minor issues are not feasible, as resort HOA fees and operating costs are already challenging to cover. If a guest feels their stay is significantly impacted, the appropriate solution is to cancel promptly and receive a refund for any unused nights, helping to avoid unnecessary stress for both parties.
-
Amenity Value & Stay Perspective:
Resort vacation homes offer many amenities at a fair rate; however, it’s not unusual for one or two features to be temporarily unavailable while still delivering excellent overall value. Each amenity generally represents a small portion—around 2% or less—of the total stay value. Large discounts for minor inconveniences are not feasible due to already low rates and the high costs of resort operations. If a guest’s stay is genuinely impacted, they may cancel the remaining nights and receive a refund for any unused days.
-
Florida Environmental Conditions:
Florida’s hot and humid climate can lead to storms, excess moisture, mildew, insects, and occasional bug bites. Although the home is regularly cleaned and treated for pests, these conditions may still occur. To help minimize issues, please keep doors and windows closed, store food properly, and use exhaust fans when cooking or showering. The A/C should be set to 72°F or higher to avoid system failure. If you are highly sensitive to any of these conditions, this home is not a suitable fit.
-
Self Check-In & Guest Responsibility:
Guests should use caution when adjusting to the home’s layout and appliances. Areas such as bathrooms, kitchens, water systems, and hot surfaces may pose safety risks. Guests are expected to inspect the property upon arrival and notify the host immediately of any safety concerns. By booking, guests accept responsibility for their own safety and agree to hold the host harmless from any injury, loss, or damage.
-
Check-In/Check-Out Time & Overstay Policy:
Timely check-in/check-out is essential for cleaning schedules. Cleaning contractors charge extra for coordinating outside the standard timeline. Outside timeline requests must be approved at least 16 hours in advance and are subject to a $35/hour fee. If guests have not checked out by Check out time, a $50 late fee will apply. It’s more efficient to book the adjacent day at the already discounted rate, as early check-in or late check-out cannot be guaranteed and must be approved in advance. This property is regulated as transient lodging under Florida law (Chapter 509). Guests who remain past their reservation end time—whether after checkout, cancellation, or termination—may be charged up to twice the nightly rate, plus any related losses or disruptions.
-
Starter Consumable Supplies:
A starter set of consumable supplies—such as toilet paper, paper towels, trash bags, dish soap, and laundry detergent—is provided by our housekeeping contractor, regardless of the length of stay. Guests are responsible for any additional supplies needed during their visit. For hygiene and safety reasons, items like coffee, salt, and pepper are not guaranteed. If present, guests assume responsibility for their safe use. As the host is not on-site, mid-stay replenishment is not available. Most guests find it more practical to purchase personal supplies as needed, especially since 15–20% of the host’s payment goes to the platform, in addition to 12–13% in state and county taxes.
-
Self-Help for Minor Issues:
Basic tools such as plungers and hair snakes are provided, as most clogs result from excess food, toilet paper, or hair. If the issue cannot be resolved using the provided tools, we will coordinate with a repair technician. If a guest needs to purchase an additional tool, we’re happy to reimburse the cost.
-
Personal Preferences & Special Requests:
Our home and its rules may not be the right fit for everyone. To ensure a smooth experience, guests should share any special needs or concerns before booking. Only guests can determine whether a home meets their needs. For example, some guests have complained upon arrival about the second-floor location without an elevator—despite this being clearly stated in the listing.
-
Community Rules & HOA Notices:
This home is located within a resort community governed by an HOA and local authorities. Guests are expected to comply with all community rules and posted notices, regardless of whether the host has been informed or had the opportunity to relay the information in advance.
-
Local Advisories & External Conditions:
Occasional advisories or disruptions—such as inspections, weather events, or utility work—may occur and are beyond the host’s control, and therefore do not qualify for refunds. The host is responsible only for the interior of the unit, not for shared facilities, utilities, or exterior areas managed by the community or third parties.
-
Personal Items & Guest Liability:
Guests are responsible for their personal belongings and safety throughout their stay. The host is not liable for lost items or personal injuries. Any items left behind after check-out will be deemed abandoned and may be discarded or donated. Guests must use caution when operating appliances, using furniture, handling sharp tools, or around electrical outlets and slippery surfaces. Any damage caused by guests will be the guest’s financial responsibility.
18.Reservation Cancellation or Change Policy:
Vacation home bookings are managed to maintain availability and prevent double bookings. Each reservation blocks specific dates, limiting the ability to rebook. Guests are granted a brief grace period to cancel or modify their reservation for a full refund. After this period, all reservations are final—requests to shorten, reschedule, or otherwise change a confirmed booking will not be accommodated. As rates are already kept low and operating costs remain high, no exceptions will be made. Guests should secure travel insurance to protect against unexpected changes or cancellations.
