*All guest are required to sign a rental agreement before receiving check-in instructions.

1. ABSOLUTELY no smoking allowed inside! $1,000 fine if smell of cigarette or marijuana smoke is detected.

2. LATE CHECKOUTS must be approved by us. If you would like a late check out please let us know at least 12 hours before checkout time. $25 for early approval of late checkout. $40 if approved for same day late check out and if you stay past your 11am check out time without approval, you will be charged for the next nights’ stay at the listing’s full price. If possible & approved, late checkout will be until 12:00pm

3. CLEANING: the cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out you may be charged an additional fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home but simply pick up your trash and put everything where you found it.

4. MAINTENANCE Sometimes unforeseen issues arise but rest assured we'll take care of you. So we ask that all our guests be patient and understanding in regards to this. If a previous guest has damaged something minor and we were unable to fix it before check in, we will try our best to get someone down there ASAP.

5. PARTIES We have a STRICT Anti-Party Policy. There's a camera at the entrance and Noise detector inside. If there is a party of any kind, Police will be called and everyone will be removed from the property-no refunds. We're completely ok with small respectful gatherings as long as quiet hours (10pm-8am) are being respected. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $1,000.

6. NO overnight guest without host approval. There will be a $50 charge per unauthorized guest per night.

7. NO mail can be delivered to the property, we do not have access to the mailbox due to security and privacy concerns. Packages to door is ok.

8. PLEASE do not use the towels to remove makeup. There are special "make up" towels put out for that. Any and all missing or damaged items (i.e. sheets and towels) will be charged at retail price through the Airbnb portal as part of our process.

9. Do not engage in illegal activities anywhere on the property Please let us know if you break or damage something. We promise we wont get upset, we'd actually appreciate it :)

10. Please treat this home as if it was your own and be respectful of our quiet hours from 10pm to 8am

11. PETS only ESA pets are allowed with documentation proof

*We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supply especially for long-stay bookings need to be purchased on your own

*Video surveillance is installed outside the home only.
