These Additional Guest Terms & Conditions apply to holiday home accommodation operated by PK Holidays and supplement the terms, policies, house rules and conditions applicable to the Guest’s reservation.
These Terms govern additional operational requirements relating to the Guest’s occupation, use and care of the property.
- Mandatory Check-In Form, Identification & Registration
Completion of the PK Holidays check-in form is a mandatory requirement before access to the property can be provided.
All Guests and occupants must provide valid identification and any information reasonably required for registration with PK Holidays, the relevant tourism authority, building management, security, community management or other competent authority.
Only registered and approved occupants may reside overnight at the property.
Where the required check-in form, identification or registration information has not been provided, PK Holidays reserves the right to withhold access to the property until the requirements have been completed.
Providing false, misleading, fraudulent or materially incomplete registration information may result in refusal of access or termination of the stay, subject to applicable law.
The person making the reservation is responsible for ensuring that all occupants comply with these requirements.
- Security Deposit & Liability Beyond Deposit
PK Holidays does not ordinarily require a security deposit where the Guest successfully completes the applicable guest-screening process.
PK Holidays reserves the right to require a refundable security deposit where screening is unsuccessful, where a pet has been approved, or where reasonably required based on the circumstances of the reservation.
Where required, the deposit must be paid prior to check-in and will normally be released within 3–5 working days following check-out, subject to inspection and any outstanding liabilities.
The Guest’s financial responsibility is not limited to the value of any security deposit.
Where damage, loss, fines, penalties or other Guest liabilities exceed the deposit, or are identified after the deposit has been released, PK Holidays reserves the right to seek recovery of the outstanding amount through available and lawful recovery methods.
- Responsibility for Occupants, Visitors & Invitees
The person named on the reservation is responsible for the conduct of all occupants, visitors and invitees associated with the reservation.
Visitors must comply with all applicable property, building, community and security requirements.
Where registration of visitors or occupants is required, the Guest must ensure that such registration is completed.
The Guest is responsible, to the extent permitted by law, for damage, loss, disturbance, fines, penalties or other costs caused by occupants, visitors or invitees associated with their reservation.
- Property Use & Alterations
The property is provided solely for temporary residential holiday-home accommodation.
The Guest must not sublet, assign, transfer or resell the accommodation or use it for unauthorised commercial activity.
The Guest must not make alterations, modifications, installations or redecorations, remove fixtures or fittings, or materially rearrange furniture without prior written approval from PK Holidays.
Furniture, appliances, televisions, electronics, decorative items and other property contents must not be removed from the property.
Where furniture or other contents are moved without approval, the Guest may be responsible for reasonable costs incurred in restoring the property to its original arrangement or repairing resulting damage.
- Building & Community Rules, Fines and Penalties
Guests, occupants and visitors must comply with all applicable building, community, security and governmental rules throughout the stay.
Where PK Holidays or the property owner receives a fine, penalty, security charge, community charge, access charge, towing charge, call-out fee or other cost as a direct result of the actions or conduct of the Guest, an occupant or their visitor, PK Holidays reserves the right to recover the corresponding amount from the Guest.
This includes charges received or invoiced after check-out where they relate to conduct occurring during the reservation.
- Keys, Access Cards, Parking Remotes & Security Devices
All keys, access cards, parking remotes, building passes and other access devices provided for the reservation must be returned at check-out.
The Guest is responsible for the reasonable replacement cost of lost, damaged or unreturned access devices.
Where loss of an access device requires locksmith attendance, lock replacement, access-system reconfiguration, building-management charges, replacement remotes or reprogramming, the associated reasonable costs may also be recovered from the Guest.
Guests must not duplicate keys or access devices without prior written permission.
- Utilities & Abnormal Consumption
Utilities included with the accommodation are provided for normal residential use.
The Guest must use electricity, water, cooling, gas where applicable and other utilities responsibly.
Where consumption is demonstrably excessive, abnormal or abusive compared with reasonable residential use of the property, PK Holidays reserves the right to seek reimbursement for the additional cost incurred.
- Smart Systems, Monitoring & Safety Equipment
Properties may contain operational technology including non-recording noise-monitoring devices, smart locks, access-control systems, smart thermostats or climate-control systems.
These systems may be used for property security, operational management and community compliance.
PK Holidays does not install audio or video recording devices within private living spaces.
Guests must not disconnect, disable, obstruct, remove or tamper with smart-home systems, noise-monitoring devices, smoke detectors, fire alarms, sprinklers, emergency equipment, access systems or other safety or security equipment.
Any damage, building charges, emergency call-outs or other reasonable costs resulting from such interference may be recovered from the Guest.
- Maintenance, Emergencies & Property Access
The Guest must promptly notify PK Holidays of any leak, electrical problem, maintenance issue, damage, safety concern or other condition that could cause further damage if left unattended.
PK Holidays and its authorised representatives may access the property at reasonable times where reasonably necessary for maintenance, repair, inspection, safety, emergency response or protection of the property.
Except in emergencies or where immediate access is reasonably necessary to prevent damage or protect persons or property, reasonable notice will be provided where practicable.
Guests must provide reasonable access for confirmed maintenance appointments.
- Reporting Problems & Opportunity to Rectify
Any material issue concerning the condition, cleanliness, contents, maintenance or operation of the property should be reported to PK Holidays as soon as reasonably practicable after it is discovered.
The Guest must provide PK Holidays with a reasonable opportunity to inspect and, where appropriate, rectify the reported issue during the stay.
Where an issue could reasonably have been reported and addressed during the stay but is first raised after departure, PK Holidays may take the timing of the report and the opportunity available to investigate or remedy the matter into account when assessing any subsequent request for compensation or reimbursement.
Guests must not independently appoint contractors, arrange repairs, purchase replacement items or incur expenditure on behalf of PK Holidays without prior written authorisation.
Unauthorised expenditure will not normally be reimbursed.
- Guest-Caused Maintenance & Call-Outs
Guests must use appliances, air-conditioning, plumbing, electrical systems and other equipment reasonably and in accordance with their intended purpose.
Guests must not dismantle, modify or attempt unauthorised repairs to property equipment.
Where a maintenance or emergency visit is requested and the issue is reasonably determined to have resulted from Guest misuse, negligence, interference, incorrect operation or Guest-caused damage, PK Holidays reserves the right to recover the reasonable cost of the call-out and any resulting repair.
This may include blocked plumbing caused by inappropriate materials, damaged appliances, lost-key or lockout attendance, false alarms or interference with property systems.
- Smoking-Related Damage & Remediation
Where smoking is prohibited under the applicable property rules, the Guest is responsible for reasonable costs arising from any breach of that rule.
This may include specialist cleaning, deodorisation, odour treatment, upholstery or curtain cleaning, replacement of permanently affected items, fire-alarm or building charges and other reasonably necessary remediation.
- Pet-Related Damage & Costs
Where a pet has been expressly approved for a reservation, that approval does not limit the Guest’s responsibility for damage or additional costs caused by the animal.
The Guest remains responsible for pet-related damage, specialist cleaning where required, odour treatment, pest treatment, damaged furnishings, building or community fines and other reasonable costs directly resulting from the animal.
All applicable building and community restrictions relating to animals must be observed.
- Building & Community Facilities
Facilities including swimming pools, gyms, beaches, lifts, reception areas, children’s facilities, parking areas, restaurants and other shared amenities may be operated or controlled by the building, community, developer or another third party.
Their availability, operating hours, maintenance schedules, rules and restrictions may therefore be outside the direct control of PK Holidays.
Temporary closure, maintenance, interruption or restricted availability of a third-party facility does not automatically constitute a defect in the accommodation or create an entitlement to compensation from PK Holidays.
- Internet & External Services
Where internet access is included, it is provided as a residential service.
PK Holidays cannot guarantee uninterrupted connectivity or any particular internet speed where service is dependent upon telecommunications providers, building infrastructure, network conditions or circumstances outside its reasonable control.
Guests requiring guaranteed connectivity for professional or other critical purposes are responsible for maintaining an appropriate independent backup connection.
PK Holidays is similarly not responsible for interruptions to building or utility services outside its reasonable control.
- Personal Belongings & Items Left Behind
Guests are responsible for their personal possessions during the stay and for removing them upon departure.
PK Holidays is not responsible for loss, theft or damage to personal belongings except where liability cannot legally be excluded.
Where an item is left behind and subsequently located, PK Holidays may reasonably assist with its collection or return.
Any courier, delivery, storage, packaging or handling costs associated with returning belongings are the responsibility of the Guest.
PK Holidays does not guarantee the recovery of items left at the property.
- Parking & Vehicles
Where parking is provided with the property, Guests must use only the designated parking space and comply with applicable building and community parking rules.
The Guest is responsible for fines, towing charges, access charges or other penalties resulting from improper parking or misuse of parking facilities by the Guest or their visitors.
Vehicles and personal property left within parking facilities remain at the Guest’s own risk except where liability cannot legally be excluded.
- Damage & Incidents
The Guest must promptly report any damage, accident, breakage or other material incident occurring at the property during the reservation.
Guests must take reasonable steps to prevent further damage once an issue becomes known.
The Guest must reasonably cooperate with PK Holidays in investigating any damage, accident, security incident, community complaint, insurance claim or other event connected with the reservation.
- Charges Identified After Check-Out
Check-out or release of a security deposit does not waive liability for damage, missing items, fines, penalties, access charges, Guest-caused maintenance costs or other liabilities arising during the reservation but discovered or invoiced afterwards.
PK Holidays reserves the right to seek recovery of such amounts through available and lawful recovery methods.
Where reasonably available, supporting evidence may include photographs, videos, inspection records, maintenance reports, invoices, access records, non-recording noise-monitoring data, building-management reports, security reports and relevant communications.
- Commercial Photography, Filming & Events
Unless expressly authorised in writing, the property must not be used for professional or commercial photography, filming, advertising, product shoots, organised events, interviews, productions or similar commercial activities.
The property must not be advertised, represented or used as a commercial venue or business premises without prior written approval from PK Holidays.
- Dangerous or Prohibited Conduct
Guests must not bring into or store at the property illegal substances, hazardous materials, explosives, fireworks or other items that create an unreasonable risk to the property, building, residents or other occupants.
Guests must not engage in conduct that intentionally or recklessly creates a material safety, fire, security or property-damage risk.
- Balconies, Windows & External Areas
Balconies, terraces, windows, swimming pools and other external areas must be used responsibly.
Guests must not throw or drop objects from balconies or windows or place objects in a manner that creates a safety risk.
Children must be appropriately supervised by a responsible adult, particularly around balconies, windows, swimming pools and other potentially hazardous areas.
- Deliveries & Third-Party Services
PK Holidays is not responsible for food deliveries, couriers, online purchases, luggage deliveries or other third-party services independently arranged by the Guest.
Guests are responsible for ensuring that deliveries comply with building-security procedures and are collected promptly.
PK Holidays does not accept responsibility for items left with building security, reception personnel, delivery companies or other third parties.
- No Tenancy or Permanent Residence
The property is provided as temporary holiday-home accommodation only.
Nothing in the reservation is intended to create a residential tenancy, lease or other right of permanent occupation beyond the confirmed reservation period.
The Guest must not represent themselves as a permanent tenant or resident of the property or use the accommodation to establish rights of permanent occupation.
- Property-Specific Requirements
Individual properties, buildings and communities may impose additional requirements relating to visitor registration, parking, pets, balconies, swimming pools, beaches, gyms, deliveries, noise, access or use of common areas.
Reasonable property-specific or community requirements communicated to the Guest before or during the stay must be observed.
- Records & Evidence
Where reasonably necessary to investigate damage, a complaint, rule breach, charge, security incident or other matter connected with a reservation, PK Holidays may rely upon relevant lawful records including property inspection photographs or videos, maintenance reports, invoices, access records, non-recording noise-monitoring data, building-management reports, security reports and communications.
Any personal information collected or processed in connection with such records will be handled in accordance with applicable privacy and data-protection requirements.
- Continuing Responsibility After Departure
Any obligation relating to damage, outstanding charges, fines, missing property, investigation of incidents or other liabilities arising from the Guest’s stay shall continue after check-out to the extent reasonably necessary to resolve the matter.
- Application of These Terms
These Additional Guest Terms & Conditions supplement the terms, rules and conditions applicable to the reservation.
Where another applicable term or condition governs a particular aspect of the reservation, these Additional Terms should be read together with that provision.
Nothing in these Terms excludes, restricts or overrides any right or obligation that cannot lawfully be excluded, restricted or modified.
- Acceptance
By completing the required check-in process and occupying the property, the Guest acknowledges and agrees to comply with these Additional Guest Terms & Conditions and any applicable property-specific requirements.
