House Rules — Riverfront Cottage

Riverfront Cottage is a thoughtfully cared-for home, and we welcome you as guests—not renters. We simply ask that you treat the cottage with the same care and respect you would any home you love.

Check-In / Check-Out
Standard check-in begins at 3:00 PM and check-out is at 11:00 AM.
Early check-in or late checkout is often possible depending on the calendar—just ask.

Pets
• One dog per stay is welcome. Additional dogs may be approved in advance—please reach out before booking.
• Pets may not be left unattended and must be leashed outside the backyard.
• Please clean up after your pet promptly; indoor accidents or damage may result in additional cleaning or repair charges.
• Due to allergy considerations, guests wishing to bring cats must contact us prior to booking.

Smoking & Cannabis Use
Smoking or vaping of any kind (tobacco or cannabis) is not permitted inside or on the property. We’re happy to share nearby cannabis-friendly options if helpful.

Candles & Scents
To maintain a clean, fragrance-free environment for all guests, candles, incense, and strongly scented products are not permitted.

Water & River Safety
The cottage offers river access via a partially fenced yard. Children must be supervised at all times near the water. Life jackets are provided and required when using water toys; launching is recommended from nearby Maddox Woods.

Security & Privacy
Exterior security cameras are located at the front entrance, driveway, and main home’s front door and garage. There are no indoor or backyard-facing cameras.
The cottage is adjacent to the owner’s home; certain yard and deck areas are reserved to ensure privacy for everyone.

Parking
One vehicle may park in the driveway. Additional vehicles should park on the street within our quiet neighborhood.

Visitors, Parties & Gatherings
Parties and large gatherings are not permitted. If you plan to have visitors, please let us know in advance; all visitors must park on the street.

Departure Guidelines (No Cleaning Fee)
We do not charge a cleaning fee. Before departing, we simply ask that you leave the cottage in generally good order:

• Dishes may be rinsed and left in the sink — we handle dishwasher washing
• Trash, recycling, and compost should be sorted and not overflowing
• Towels may be left in the bathtub, linen basket, or hung to dry
• Beds do not need to be made

That’s it — no scrubbing, stripping, or stress.

Recycling, Compost & Septic Care
Please follow our recycling and compost guidelines. Non-liquid food waste (excluding meat scraps) may be composted.
The home uses a septic system—please flush only toilet paper.

Firepit & BBQ Safety
When using the firepit or BBQ, ensure the outdoor hose is accessible. Fire extinguishers are located near the laundry room entrance and the carport.

First Aid
A first-aid kit is located in the kitchen, with additional supplies in the bathroom.
