1- No parties/events. 2- No unregistered guests ** Unregistered guests are non-reservation individuals who gain access to the premises. 3- No smoking, vaping, or burning of anything (including candles or incense) inside. 4- No pets allowed. 5- No excessive noise that disturbs neighbors. Quiet Hours are 10 PM – 7 AM. *Any violations of the above will result in a charge of $500 fine and guests will be asked to leave without any refund. 6- No Access to any areas marked as private or other units of the same building *Any violations of the above will result in a charge of $500 fine and guests will be asked to leave without any refund. 7- Hot tub: guests are liable for any damage to the hot tub including a minimum of a $100 fee if the hot tub water needs to be dumped and refilled due to guest misuse. Misuse includes but is not limited to getting any food, drinks, soap, excessive amount of sand, dirt, etc.

8- Excess cleaning and damage/loss: You will be charged for any repair/replacement and/or excess cleaning costs. 9- Check out procedure:

• Return all kitchen items to their original location you found or follow existing labelling.
• Run the dishwasher if needed.
• Collect all trash and place it in the outside bin.
• Place all used towels in the washer and start a load.
• Close all windows and lock all exterior doors.
• Turn off lights and dial all wall heating meters down to 60 degrees. 9- The maximum number of cars to park at the property is 5. 10- Should you inadvertently leave behind personal belongings requiring shipping, we offer this service for a nominal fee of $50 plus the actual shipping cost. Shipping + handling fee must be prepaid before shipment. 11- No claming and oystering at private beach 12- If a guest's actions result in a fine from any utility company, government agency, HOA, parking enforcement or other party, the guest will be responsible for the full amount of the fine plus a $100 administrative fee.
