The home sleeps up to 11 guests across 5 thoughtfully designed bedrooms and 4 bathrooms. The master bedroom features a king bed with ensuite bathroom including walk-in shower and garden bathtub. A sophisticated tropical-themed queen bedroom with its own ensuite completes the downstairs sleeping arrangements. Upstairs, you'll find three additional bedrooms: a sports-themed room with bunk bed and single bed, a princess room with two twin beds, and a Minions room with queen bed and private bathroom. Every bedroom includes smart TVs for individual entertainment.

Hampton Retreat sits within the popular Hampton Lakes community, featuring shimmering lakes, extensive lawns, tennis and basketball courts, beach volleyball, and children's playground facilities. Located conveniently on Highway 27 between Highway 192 and I-4, you'll have easy access to Disney World in just 20-25 minutes, plus plenty of nearby stores and restaurants.

Check-in is at 4:00 PM and check-out at 10:00 AM with convenient keypad self check-in. Pets are not permitted. Pool and spa heating available at additional cost, and BBQ rental options are available with advance notice. Long-term stays are welcome, and luggage drop-off is accommodated for your convenience.

Thank you for considering a stay with Fairways Florida Villas. We are a professional property management company that is family-run and established for over 15 years. We care for 80+ homes in the Orlando area and strive to uphold high standards of cleaning and maintenance. In return, we ask guests to respect the home for the enjoyment of all.

If you would like pool/spa heat, please request this in advance - heating is $30 per day (3 day min), although may be discounted for long stays. Guests use pool at own risk.

All pools are cleaned once per week. BBQ rental available: 3 burner $89 per week / 4 burner $99 per week incl tank of propane (needs to be ordered 7+ days in advance - BBQs not stored at the home)

The property is within a HOA-managed community which ensures a high standard environment. Any HOA rules or resulting violation fines will be the responsibility of the guest. Key considerations are excessive noise after 10pm and parking - please use the driveway - no parking on grass or blocking the sidewalk / mailboxes at any time.

Please speak with us before sending mail to the home, as not all properties are set up to receive from USPS.

No pets or smoking inside is permitted - guests will be charged an additional clean fee to cover additional cleaning costs.

The person making the booking must be 25 years of age or over.

We ask guests to report any maintenance items and we reserve the right to enter for resolving urgent items. Issues reported after departure will not be compensated.

The home is self-catered (your own groceries/supplies are required) although we do leave some complimentary welcome items (dishsoap, cloth, dishwasher tab, trash bag, kitchen paper roll, coffee/tea pack, a toilet roll and soap bar per bathroom) for an easy arrival.

Due to staffing and cleaning availability over the holidays, arrivals on Dec 25th are not possible unless pre-agreed.

Please advise if a late checkout is required at least 48 hours in advance. If possible, a $45 amount is due. Unauthorized late checkouts will be billed where the cleaner arrives but cannot clean.

The cleaners will take care of washing all towels and bedding. Please place all bagged trash in the outdoor can, ensure lights/appliances are off and all doors/windows are locked as you leave. We hope you enjoyed your stay!
