TRAVEL INSURANCE We highly recommend purchasing travel insurance to safeguard your trip and protect yourself against the potential financial consequences of unforeseen circumstances that could lead to trip cancellation and forfeiture of payments. If you decide not to purchase travel insurance, please note that you will be responsible as outlined in the cancellation policy for any loss of payment resulting from unforeseen circumstances, including but not limited to mandatory evacuation.

QUIET HOURS To ensure the comfort and well-being of our neighbors and to maintain the peaceful ambiance of our neighborhood, our property is equipped with a Minut noise monitoring system outdoors in the back patio area. There is no noise monitor inside the home. Please note, this device measures noise levels only and does not record conversations, ensuring your complete privacy. It's there to help adhere to the quiet hours from 10 PM to 8 AM. Please limit/minimize noise on outside patio/porch, firepit, hot tub during the quiet period of 10 PM - 8 AM out of respect for our neighbors.

PARKING There are two parking pads that can accommodate up to 6 cars in total. No extra cars allowed. There is no other parking available in the neighborhood. Please carpool as needed.

LATE CHECKOUT Our standard checkout time is 10:00 AM.

Late checkout may be available upon request, but it's not guaranteed and depends on availability.

If a late checkout up to 12 PM (noon) is confirmed, an additional fee of $100 will be required. Please note, this fee covers checkout until 12 PM (noon) and no later. If you're interested in this option, please inquire in advance.

NEIGHBORHOOD Quiet residential neighborhood. Please be respectful of our neighbors and observe the quiet hours. Please drive slowly through the neighborhood.

• SMOKING POLICY * No smoking is permitted inside the home or anywhere on the property (decks, lawn, parking pads). Charge of $250 per occurence if smoking has occurred.

• VISITORS * Visitors allowed between 8 am and 10 pm only. No overnight additional visitors.

• EXTRA GUESTS* Property holds up to 20 guests. No additional guests allowed.

• DAMAGE PROTECTION* You can rest easy knowing accidental damage is covered by a $35 fee, up to $3000. This fee has already been paid for in your rental amount and there is nothing further you need to do. This is purchased in lieu of the traditional security deposit. Information on this protection and specific inclusions and exclusions can be accessed via the electronic guidebook you will receive under the section titled "Damage Protection".

• PARTY/EVENT POLICY * No parties/events allowed.

• PARKING * Guests may comfortably park up to 6 cars in the driveways in front of the home. There is no street parking.

• PET POLICY * No pets allowed in/on the property at any time due to consideration of potential allergic reactions of other guests. Charge of $150 per occurrence.

• HOT TUB POLICY * Please adhere to rules on posted signage near the hot tub regarding its use. Do not use any glass containers or alcoholic drinks in the hot tub. If broken glass is found in the hot tub guest will be charged $250 per occurence.

• BBQ/DECK/PATIO RULES * After use of the grill please clean off the grill and remove any remaining food. Food, liquids and sauces should be transported to the grilling area in air-tight containers to avoid accidents and spills.

Please respect quiet hours and minimize noise/music when using outdoor areas (decks, hot tub, sauna, firepit) between the quiet hours of 10 pm - 8 am in consideration of our neighbors.

• FIREPLACE POLICY * The indoor electric fireplaces and outdoor firepit can be used at your own risk. The indoor fireplaces can only be used in the fall and winter. Please use these with caution and an adult above the age of 25 must be present.

• GARBAGE * All garbage, trash and debris must be placed in securely fastened and tied plastic bags and deposited in the trash can inside the house in the kitchen, game room or basement. Trash MUST be secured in a tied trash bag before placing in trash cans located outside the property by the garage.

• OFF-LIMIT AREAS * Owner's closets are located throughout the home. Please do not attempt access to these areas.
