Primary Guest: The person booking must be the one staying and is responsible for the reservation. ID verification is required and can be completed digitally or in person at our office. Only the primary guest will receive reservation details, unless otherwise authorized by the primary guest.
Age Requirement: Primary guest must be at least 25 years old to reserve and occupy the property.
Hurricane Policy: Refunds are only issued if a mandatory evacuation is ordered by officials. Airbnb’s policy applies.
Unforeseen Events: No refunds for weather, power outages, or pandemics unless covered under Airbnb’s Extenuating Circumstances Policy.
Check-In/Out: Check-in after 4 PM, check-out by 10 AM. Unauthorized late check-outs may incur up to 50% of one night’s rate. Early check-in not guaranteed. On rare occasions and due to unforeseen circumstances, a property may not be available for check-in directly at 4:00 pm. In the event that a check-in is delayed, the guest/renter may be offered a late check-out or prorated rate for the night.
Occupancy Limits: Max occupancy includes infants and applies to the full property (inside and outside). No visitors or unregistered guests allowed. Max Occupancy 6. Maximum occupancies do not always reflect the number of sleeping arrangements provided. Please check the listing information thoroughly prior to booking to determine if there is enough sleeping space for your group or if you will need to bring additional bedding (air mattresses, cots, etc.). SPI Rentals does not provide these items.
Smoking: No smoking of any kind (cigarettes, cigars, vaping, etc.) inside the home or enclosed areas. Evidence of smoking (odor, residue, or damage) will result in a minimum $250 cleaning fee. Guests are responsible for all members of their group.
Spring Break & Holy Week (March 1– April 5, 2026): Restricted to immediate families ONLY. Immediate families are considered to be children, parents & grandparents ONLY. No spring break groups, or non-immediate family members will be permitted, regardless of age. Identification will be checked upon arrival. Any guest who falsifies this information will not be permitted to check-in. We will not cancel your reservation, or provide any refunds.
Noise & Parties: Absolutely no parties, events, or large gatherings. Live music, DJs, speakers, or amplifiers are not permitted. Keep noise at reasonable levels and follow local quiet hours. Violations may result in eviction without refund and additional fees.
Parking: Maximum vehicle limits are enforced. No street or grass parking. Permits (if required) must be displayed. Max vehicles allowed 1. Strict compliance with parking rules is enforced at all times. SPI Rentals and/or the properties HOA (if applicable) reserve the right to have vehicles towed if in violation of this rule. Towing is at guest’s expense. As there are a variety of vehicle sizes, we cannot guarantee that your vehicle or all vehicles will fit in the designated parking area. Refunds will not be provided in the event your vehicle, or all vehicles, can't fit in the designated parking area or your vehicle is towed due to violating the rules.
Pets/Animals: No pets, or animals of any kind, are permitted at this property. We encourage guests with service animals to book one of our many other rentals that can accommodate pets and service animals. Guests who violate this policy will be evicted immediately and will not receive a refund. Unauthorized pets result in $250 fine.
Property Damage: Guests are responsible for damage beyond normal wear. Charges may apply if damage exceeds coverage.
HOA Fines: Guests are responsible for any HOA fines resulting from violations during their stay.
Property Availability: If the home becomes unavailable due to sale or emergency, a similar property or full refund will be offered.
Private Ownership: Each property is individually owned and may change furnishings or features without notice. We strive to update guests but cannot guarantee notification. Locked areas such as garages or closets are for owner use only and off-limits. Guests acknowledge renting the property “as-is.” Attempting to access locked areas may result in a $500 fine. No refunds for changes or inaccessible areas.
Reservation Discrepancies: While SPI Rentals strives for accuracy in pricing, availability, and listing details, occasional errors may occur due to technical issues, third-party platform discrepancies, or human error. If an error is identified, we will promptly notify the guest and work to correct the reservation details. If the updated terms are not accepted, the reservation may be canceled, and a full refund will be provided in accordance with Airbnb policies.
Property Condition, Repairs & Refunds: We aim to ensure all homes are clean and functional. Guests must report issues immediately for prompt attention, though repairs may not be guaranteed during the stay. Normal wear and tear is expected. No refunds or discounts for minor malfunctions or service interruptions.
Pools & Hot Tubs: Use is at guests’ own risk. Owners and SPI Rentals are not liable for injuries. Heaters shut off below 55°F to prevent damage. Only one of pool or hot tub may be heated at a time. Hot tubs run on timers and may require resetting. Heating may take hours or more. No refunds for heating delays or temperature preferences.
Pool Area Rules: No glass or breakable items; no running, diving, or unsafe behavior; children must be supervised; do not tamper with equipment; follow all posted rules and local regulations. Any damage, contamination, or violations (including glass breakage) may result in additional charges (up to $500) and possible eviction without refund.
Community Amenities: SPI Rentals does not manage shared amenities like pools, gyms, or elevators. Availability is controlled by HOAs and may change without notice. No refunds or discounts for closures or malfunctions.
Service Outages: Internet, cable, water, and electricity are provided by third parties. Outages may occur and are beyond our control. No refunds or rate adjustments will be given for minor service interruptions.
Beaches & Beach Access: South Padre Island beaches are public. Private access points do not guarantee exclusive beach use. Beach conditions may vary due to weather or maintenance. We are not responsible for closures or poor beach conditions. No refunds for these issues.
Self-Catering & Essentials: Properties are self-catering. A starter kit with basics (toilet paper, soap, coffee, etc.) is provided but guests must supply additional items. Items like beach towels, condiments, and baby gear may not be available.
Wildlife & Insects: Regular pest control is performed but coastal climates may bring insects and pests. We cannot guarantee a pest-free environment. No refunds for minor pest encounters.
Maid Service: Daily maid service not included. Linens and towels are provided. Bring your own beach towels.
Left Items: SPI Rentals is not responsible for lost or left-behind items.
Right to Enter: SPI Rentals staff may enter the property for emergencies or required maintenance with or without notice.
Evictions: Violations, disruptive behavior, or police involvement may result in eviction without refund.
Security Cameras Disclosure: Some properties may be equipped with exterior security cameras installed by the property owner for safety and monitoring purposes. Cameras are limited to outdoor areas only and may be located near entryways, exits, driveways, patios, yards, fences, or pool/spa areas. Camera placement varies by property. Under no circumstances are cameras located inside the home or in any private interior spaces.
By booking, guests acknowledge and consent to the presence of exterior security cameras where applicable. Guests may not tamper with, disable, or obstruct any security devices. Violations of this rule may result in action in accordance with Airbnb policies, including potential removal from the property without refund.
Falsified Reservations: Any reservation made under false information will be canceled without refund or entry.
