Rules? Not the most exciting part of vacation, but hey — a few simple dos & don’ts = more time for fun in the sun.
PLEASE MAKE SURE YOU AND YOUR GUESTS HAVE REVIEWED IN DETAIL THE HOUSE RULES PRIOR TO ARRIVAL as it is expressly understood the guest reserving the dates is responsible for liability of all guests staying at the home.
PRIMARY GUEST REQUIREMENT: The guest who initiates the booking and communicates with us must be one of the individuals staying at the property during the booked dates. The primary guest must be present throughout the stay and should provide their accurate identification details during the booking process. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult, guardian or parent over 25 years of age.
OCCUPANCY: Guest(s) agree(s) that no more than eight (8) persons be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest(s) under this Agreement. No parties are permitted or will be tolerated! No illegal drug use in the home is allowed and if any legal prescription medication is taken it must be accounted for during and after the stay and cannot be left behind.
ASSIGNMENT OR SUBLEASE: Guest(s) shall not assign or sublease the Property or permit the use of any portion of the Property by other persons who are not family members or guests of the Guest and included within the number of and as permitted occupants under this Agreement.
NOISE ORDINANCE QUIET TIME 10:00 pm - 7:00 am. No music or loud obnoxious behavior or foul language outside during the above hours. This is a family community and there are neighbors close by. Fireworks are neither permitted on the property nor ignited from the property.
DAMAGE/THEFT:
➢ If damage or theft occurs, the vacationer responsible for reserving the dates agrees to pay the replacement cost.
➢ Please keep beach chairs and used beach towels outside at all times so excessive sand is not brought into the home.
➢ Please keep outdoor furniture & belongings outside, and indoor furniture & belongings inside!
➢ Do not flush anything except toilet paper down toilets. There is a garbage bin inside the bathroom to dispose of feminine items. If the bathroom(s) get clogged due to the violation of this rule, you will be charged the full cost of the repairs.
➢ Please DO NOT wash linens with any other items, including colored & personal items. Please wash White towels and White bedding in a separate load with whites ONLY! Beach towels are to be washed separately from the White linens.
➢ Guest acknowledges that the garbage disposal unit is for the disposal of small quantities of soft food waste only. Guest agrees to use the garbage disposal only while running a steady stream of cold water. Prohibited Items: Guest shall not, under any circumstances, place any of the following items into the garbage disposal: Fats, oils, and grease (FOG), Hard items such as bones, pits from fruit, bottle caps, or glass, Fibrous or stringy foods, including but not limited to celery stalks, corn husks, artichoke leaves, and asparagus, Starchy or expanding foods like rice, pasta, or potato peels, Non-food items such as plastic, paper, metal, or chemicals, Coffee grounds or eggshells. If the garbage disposal is damaged, jammed, or clogged due to the Guest’s misuse, negligence, or disposal of prohibited items, the Guest will be responsible for all repair or replacement costs.
CLIMATE CONTROL: To ensure a pleasant stay and proper functioning of the air conditioning, please keep outside doors closed when the AC is in use. Open doors can affect the efficiency of the unit and may affect cooling. Also, keeping doors closed and exterior lights off when not in use helps to minimize bug activity inside. Florida’s warm climate is home to a few pesky critters that occasionally try to sneak indoors. We treat the property regularly to keep them at bay, but from time to time they may still make an appearance. Even small crumbs or sugary drinks can attract pests like ants into the home. Wipe up spills right away, throw food waste in the trash, and help keep common areas clean so we can keep bugs out. We appreciate your understanding and awareness as part of enjoying life in the Sunshine State!
ADDITIONAL COST:
The cleaning company will charge the owner more if the house is extremely trashed, filthy floor(s), dirty dishes in the sink, filthy oven, leftover food in the refrigerator, pet dander, trash in the trash bins (kitchen, bathrooms), clean up vomit, etc., linen, blankets, pillows all over the home and not left in their respective areas upon arrival. The owner will then have to submit the extra cost to the guest for payment.
Extra fees may be charged if guests do not check out by 11:00 am, without permission:
➢ $100.00 up to the first 1⁄2 hour
➢ $200.00 for every 1⁄2 hour thereafter
If you use the Pack ’n Play or high chair provided, please take a moment to clean and sanitize them after use. This helps ensure they’re fresh and ready for the next guests’ little ones to enjoy. Thank you for helping us keep things clean and comfortable for everyone! The high chair folds down for easy storage. Use the release triggers underneath the seat to fold. If you have any questions, just let Nicole know and she can walk you through.
If you’re using the grill, please give it a quick clean after each use. Also, don’t forget to empty the grease safely in your trash bag (catcher located underneath the grill) once you’re done — this helps prevent overflow and keeps things tidy for everyone.
Please turn off the gas fire pit completely after each use to ensure safety and conserve fuel. Please cover the firepit once it has cooled completely.
LIGHTING INSTRUCTIONS
1. Push in gas control knob slightly and turn to "OFF"
2. Turn gas control knob to "ON/MIN".
3. Push in gas control knob all the way and hold. Continue to press the ignition button for 15 seconds.
4. If the burner does not light in 15 seconds, release the knob and it will pop back out. Wait 5 minutes before attempting to light the burner again, repeat step 1 to 3.
TO TURN OFF GAS
- Push in gas control knob slightly and turn to "OFF".
LIMITED DAMAGE WAIVER PROGRAM: Guest is responsible for any damages that may occur during their stay and will be charged the full amount to reimburse the damaged item. In order to prevent any issues from occurring, CHILDREN AND PETS SHOULD BE WATCHED AT ALL TIMES. Please move breakables out of reach and please be mindful to not eat or drink in the beds so spills, causing stains do not occur. If an accident happens, please notify Nicole right away so the issue can be resolved.
SMOKING: Smoking of any kind inside the home is strictly prohibited! If you choose to smoke or use tobacco products, it must be outside of the home and please dispose of all cigarette butts and related waste properly. Additional fees will be charged if cigarette butts or other smoking materials are found on the property.
PETS: Please note that one (1) pet may join you with prior host approval. A $150 pet fee (per approved pet) applies. To help keep our space comfortable for everyone: Pets must be leashed while on the property, Pet must be house trained, Pets are not allowed on furniture and should be crated if left alone inside (36 inch crate in master closet) & We ask that the space be left free of pet hair. If any issues are found during cleaning, additional charges may apply.
KEYS: Lost keys is $20. Please keep keys safe!
ENTRY AND INSPECTION: Rental Agent reserves the right to enter the Property at reasonable times and with reasonable advance notice for the purposes of inspecting the Property or, allowing pest control technician, or maintenance workers or other authorized persons to service the house. If Rental Agent has a reasonable belief that there is imminent danger to any person or property, Rental Agent may enter the Property without advance notice.
RISK OF LOSS AND INDEMNIFICATION: Guest(s) agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. However, if items are left behind we will do our best to send those items back to guest(s). Due to 90% of guests leaving items behind and the cost of shipping increasing, we now must receive funds prior to returning items to our guests. Please take an extra few minutes prior to leaving at checkout (11:00 am), and look over all areas for any missed items.
FLORIDA HARD WATER NOTICE:
Florida naturally has hard water due to high limestone content, which can sometimes leave light residue spots on hardware and fixtures. This is completely normal for the area. If appliances or faucets haven’t been used for a little while between guest stays, the minerals that settle in the pipes can also create a temporary odor when the water is first turned on—sometimes metallic, earthy, or even a mild “rotten egg” smell. This usually clears quickly once the water runs for a bit. We appreciate your understanding and are always here if you have any questions during your stay!
Confirmation of reviewing and agreeing to this rental agreement is deemed legal and valid upon booking this property.
