Guest is required to sign a Renter Agreement. Renter Agreement must be signed within 24 hours after booking. For reservations made less than 48 hours before check-in, the renter agreement must be signed within 4 hours and check-in instructions will not be provided until the renter agreement is signed.

The individual reserving the property must be age 25 or older and must be present for the duration of the rental period. Violations of these rules are grounds for expedited eviction with no refund of any kind. 

Security Deposit Required of $500. Deposit to be processed by Host on Guest's Credit Card and is fully refundable after checkout. Minimum age to rent is 25. Person who made reservation must be present upon check in and remain for duration of reservation. Only guests who are included in your reservation count are allowed on property unless express permission is given by host. The property can host a maximum of 16 people and 6 vehicles. No exceptions.

Driveway and access doors are monitored by video to ensure only registered guests enter property and maximum number of cars is not exceeded. Noise detection devices that do not record voices are used throughout the property to monitor noise levels in accordance with community standards. Any violation of maximum capacity, maximum number of cars or hosting a party / event / prom group will result in a $500 event fee regardless condition of the property and can result in immediate cancellation of reservation.

Swim Spa Rules

1. No Smoking Please note that smoking is strictly prohibited on premises. We kindly ask all guests to refrain from smoking to maintain a clean environment for everyone.

2. No Food/No Glass We have provided plastic drink ware for your enjoyment. Please do not use glassware in or around the swim spa.

3. No Jumping/Diving/Standing On Ledge Stay inside the swim spa when enjoying this amenity.

4. Supervision Required No one should swim alone. Never allow children to swim unless supervised by an adult.

5. Shower Before Entry The outdoor shower is dual temperature for your comfort. Be sure to rinse off before entering swim spa. Wash off all sand, lotion, sunscreen, perfumes, etc. to ensure the pool remains clean. Excessive sand or body oils found in swim spa will result in additional cleaning charge assessed to Guest (minimum $500 if swim spa must be drained).

Keep noise down. We are located in a friendly and welcoming community and, although this is a vacation destination, it's home to other people. As such we ask that you respect their privacy and their right to a peaceful existence. Specifically, between the hours of 10 PM and 8 AM noise should be kept to a minimum and there should be no outdoor music played during these times. 

To ensure noise is kept to a reasonable level, we utilize noise monitoring devices inside and outside. These devices do not record voices, but do alert us if the noise rises above an acceptable decibel level. If a disturbance is reported to local law enforcement, Guest will be responsible for all fines and tickets and will be faced with possible eviction without refund. 

No smoking. Please note that smoking, vaping and consumption of any illegal substance is strictly prohibited inside the property or on the premises including porches and outside spaces. We utilize smoke detection units inside and outside of the home. If smoke is detected, you will be asked to leave and will be held responsible for the additional cost of cleaning related to smoke damage. Report damage. If anything is damaged or is not working properly, be sure to let us know so that we can make sure it is in good condition for the next guest. Guests are responsible for all damage. No Pets Allowed. Please note that no animals are allowed on the property. However, this policy does not apply to service animals, as they are permitted by federal law to accompany guests with disabilities. Guests who bring an unauthorized pet will be responsible for any damages and subject to charges for cleaning and potentially forfeit their security deposit. For your safety, security cameras are in use at both entrances and on the driveway. Do not tamper with cameras, noise monitors, routers or smoke detectors. The cargo lift on property is NOT a toy and should not be tampered with or used by Guests and Children. If these rules are violated, Guests face eviction without refund.  Keep it clean: This home has been curated to be a luxurious space shared by Owners with Guests. Please respect all rules and keep the property clean and neat for a smooth check-out.  No glitter, confetti or candles.  Be sure to wash off all sand  before entering pool or home.  Rinse beach toys and tools   with water hose before returning to storage closet.  Deposit trash in outdoor trash cans. Clean and turn off grill after each use. Cleaning grill includes the grates, drip tray and drip pan.  Do not leave any food or drinks behind. No Parties To ensure a peaceful stay for all guests, parties and events are not permitted on the premises without express permission. Only guests included in the registered number in your party are allowed on premises. We appreciate your respect for our neighbors and fellow guests. Safety  Please do NOT open any windows in the home Please keep all doors closed and only use the door on the left side of the 1st floor porch.  Please follow instructions for locking all doors before leaving the property Fire extinguishers/fire sprays are located in the laundry room, kitchen, and garage kitchen.  Do not tamper with any smoke/carbon dioxide/noise detectors or Guests may face eviction.  Do not sit on any patio ledges and do not allow small children to sit or play at tall chairs on balconies.  House must be locked/secured when you are away from the home. Kitchen Our kitchen is stocked with spices, cooking spray, foil, plastic wrap, and air fryer liners. Please only take what you need for your visit, and leave the rest for future guests. If the supply is depleted during your visit please let us know so we can replenish before the next guest. Please utilize the gold disposal button at the top of the sink to dispose of food remains.  Drawers and cabinets are labeled with items for your convenience. Please return all items to their space after use to simplify inventory for our cleaners. No red drinks or food in the living area. Guests will be responsible for all stains and damage to fabrics, rugs and furniture.  Please empty kitchen trash as needed to green trash carts on side yard.  A fire extinguisher is located in the pantry, and a fire spray is located on the counter near the oven in case of an accidental fire. Guests will be responsible for all damage.  Children We try to keep our vacation rental as child-friendly as possible. That said, parents are responsible for ensuring their children’s safety at all times. If you find anything unsafe or requiring revision at our property, please contact us at your earliest convenience so we can address the issue. 

Never leave children unsupervised at our property without any adults. Please keep small children away from the fire pit and grill

Restricted Access

Certain spaces, including the cargo lift, garage, attic, and owners closets are restricted areas and are not to be accessed by guests. Any attempt to access these spaces could result in immediate eviction without refund. Damage repair needed due to damage caused by attempting access is the responsibility of the guest.
