Due to owner's allergies and respiratory sensitivity please note that smoking (cigarettes/tobacco or marijuana) and vaping is not permitted anywhere on the premises (guests may smoke in the parking area). The use of candles and incense are also prohibited for indoor use. Unregistered overnight guests, parties and pets are not permitted. Do not unplug/move the router/modem at any time. This can cause disruption to the internet that cannot be restored remotely. Reconnection requires a service call from our internet service provider's technicians before internet can be restored to the property. Tampering with these devices is subject to a minimum $50 re-connection fee. Please be respectful of our bed linens and towels by observing the following guidelines: Bed linens, pillows, and bath/hand towels are for indoor use only (separate towels for the pool and beach have been provided for use outside the condo) Please use the provided black makeup towels for removing makeup/foundation or for other beauty and skin products that may stain our regular towels. If you need to clean up a spill, please use the provided cleaning products or paper towels (you can find these under the kitchen sink or in the laundry closet) NOT our kitchen, bath, beach, or hand towels. We understand that accidents happen, but please notify our Property Manager of any spills or stains to linens, towels rugs, or furniture/bedding so that we can properly treat it as soon as possible. Do not remove pillow or mattress protectors at any time. Do not flush anything other than the provided bath tissue down the toilets (even if the product is labelled “flushable”). Indoor and outdoor furniture may not to be re-arranged and indoor furniture, decor or other items/accessories may not be moved outside There are locked cabinets in the kitchen and in each of the bedrooms. Please do not attempt to open the cabinets as damage to the doors may result (there is nothing that exciting stored in them anyway) Trash cans are provided in the bathrooms and kitchen for garbage disposal. Please empty on a regular basis to avoid attracting unwanted odors and pests. Dumpsters are available for guest use and additional trash bags are kept under the kitchen sink. Illegal substances or activities are strictly prohibited. Any illicit drug use, use of the property for unlawful purpose, or violation of any law or ordinance on or about the premises will immediately terminate the reservation and be grounds for immediate eviction. No refund will be provided for the remaining balance of the stay and guests will also be liable for any and all costs incurred as a result of these activities. Electricity is very expensive in Tulum and our mini split air conditioners will leak if doors/windows are left open while they are running, causing damage to the property. Please turn off all AC units when doors/windows are open and turn lights off when not in use to help conserve electricity. Note that no refunds will be given if an AC unit malfunctions and cannot properly cool the space as a result of guest use while doors/windows are left open.

As a non-smoking property our regular cleaning fee does not include coverage for disposing of prohibited items after a reservation. Cigarette butts or other smoking related or prohibited items that are left at the property are considered to be an additional cleaning expense and an excessive cleaning fee (starting at $25usd) will be assessed to cover the costs of additional unexpected disposal and cleaning.

Please promptly notify us of any damaged or lost items. We personally stock our condo and advertise based on certain amenities so we need to know if anything is damaged or lost to ensure prompt replacement for the next guest. We know accidents happen, so our policy is generally not to charge fees for minor accidents or mishaps if a guest notifies us when it occurs. However, for any unreported damages or missing/stolen items that are discovered after checkout, guests will be billed at actual replacement cost (including shipping and import fees and labor costs for repair/replacement where applicable) PLUS an additional administrative fee of $25 per unreported missing/stolen/damaged. The maximum weight capacity of the murphy bed is 300lbs (combined). Due to the unrestricted access to pools, heights and lack of railings on interior stairs our property is not recommended for children under the age of 12. If you are travelling with children please carefully review all listing details to ensure the property will be suitable for your needs. Late checkouts must be approved in advance due to turnover needs. Ask ahead for availability/cost. Unapproved late checkouts: $50 for the first hour, $100 each additional hour, plus applicable extra cleaning staff/linen costs. If you remain past 3:00 PM or we must block the calendar as a result of the delay, you will be charged at minimum one additional night at the current rate (plus fees/taxes). If a reservation is canceled/refunded due to the delay, all lost revenue will be charged in addition to the fees above. Extended-Stay Rules(14 Nights or Longer):

For stays of 14 nights or longer, we provide an initial supply of essential items, including drinking water, toilet paper, paper towels, trash bags, laundry products, coffee supplies, and other basic consumables. Guests are responsible for replenishing these items after the initial supply has been used.

Complimentary touch-up cleaning and linen and towel changes are required at least once every 7 to 10 days. We will provide advance notice and coordinate the timing with guests whenever reasonably possible. Additional or more frequent cleaning, towel service, or linen changes may be arranged for an additional fee.

Guests must provide reasonable access to the property at the scheduled time for required cleaning, linen and towel service, maintenance, property inspections, and care of the property’s live plants. Refusing or repeatedly preventing access is a violation of the house rules and may be grounds for early termination of the reservation through the booking platform, subject to applicable platform policies and local law.

Guests may also be responsible for additional cleaning, maintenance, repair, or replacement costs resulting from denied access, including damage to live plants or the property.

Because the property is located within a gated community, we require the full legal name of every adult guest that will be occupying the property to register with security before arrival. The primary guest is responsible for adding every adult guest's information to the reservation in the appropriate booking platform before check-in. Only registered guests may occupy or access the property unless the host has provided advance written approval.
