JZ VACATION RENTALS HOUSE RULES JZ will send a guest agreement for you to sign to confirm your reservation fully. Within this contract, JZ will have House Rules to adhere to to respect our property owners and neighbors, and ensure our guests have a great stay!

NO SMOKING! Please note that smoking is strictly prohibited inside our properties.

PET RULES:

1. Pet fees are NOT included in the original reservation price or room rate provided by Airbnb when booking
2. Rate is $75
3. Dogs only
4. Funds will be collected via CC Charge paid through a payment link from our website
5. Please be mindful of pet hair on couches, beds, and other fabrics
6. Please make sure to clean up after your pet (pick up and dispose of waste)
7. Total reimbursement will be required in case of broken, scratched, or stained furniture

LOCAL GEOGRAPHIC BOOKING POLICY/DISCLAIMER To ensure the best experience for all our guests and maintain the integrity of our home, we do not allow reservations from guests who reside locally (within the same city or surrounding area as the property). This policy has been implemented due to an overwhelming amount of local bookings, unexpected birthday parties, gatherings, and a large number of unconfirmed guests in our properties. To prevent further incidents, we are enforcing stricter screening for local reservations. If you are a local resident looking to book for a special circumstance, please reach out before booking. Unapproved local reservations are subject to cancellation.

BOOKING REQUIREMENTS For the safety of our properties and our guests, we require guests to verify their identity and check their criminal background to confirm a reservation. When a booking is created, a verification link from Guest Ranger will be automatically generated and sent via text message. To complete your reservation, you must follow the steps provided by Guest Ranger after your reservation is made if any of the 3 situations listed below arise during our audit:

1. Established Travel History: If your Airbnb profile does not reflect a travel history with at least one positive review.
2. Local Reservation: If your registered phone number, driver’s license address, Airbnb profile, or the reservation’s city indicates you reside within 300 miles of the property.
3. Reason for Travel: While JZ and its owners don't allow more than the advertised occupancy to enter the home without prior authorization, we also reserve the right to request a deposit and/or cancel your reservation if mentions of intended events or parties are uncovered in the message history.

Upon reserving your property, you agree to these House Rules and JZ reserves the right to update our policy at any time to preserve the safety and respect within our community.
