We’re delighted to welcome you and hope your stay is both relaxing and memorable. To ensure a comfortable and respectful experience for all—guests and neighbors alike—we’ve outlined a set of house rules. These guidelines are not intended to be punitive, but rather to clearly communicate expectations for responsible use of the property. By being transparent upfront, we aim to prevent misunderstandings and maintain the high standards that allow us to continue offering this space to guests like you.
We kindly ask that you review the rules below and treat the home with the same care you would your own. If anything comes up during your stay, we’re just a message away and happy to help.
🔇 Noise / Parties / Visitors
• Airbnb, local city laws, and the owner of the property do not allow parties or events. Unauthorized gatherings will result in immediate removal without refund.
• Quiet hours are from 9 PM to 9 AM. Please respect neighbors and avoid loud music or disruptive behavior/noise.
• Only registered guests are allowed on the property. No outside visitors without prior written approval.
• Commercial photography and filming is not allowed.
🚭 Smoking / Vaping / Substances
• Absolutely no smoking or vaping indoors. A $500 fine will be charged if smoke is detected inside.
• Drug use is strictly prohibited anywhere on the property.
🕰️ Check-In / Check-Out / Luggage
• Check-in is after 3PM and checkout is before 10AM.
• Vacation Rentals are not hotels, and our cleanings and turnovers are carefully scheduled to prepare the home for each guest. As such, early check-in and late checkout are not guaranteed and must be pre-approved in advance. If available, we’re happy to accommodate for an additional fee. Please reach out to us as early as possible to check availability.
🧹 Cleanliness
• Please treat the home with respect. Excessive mess or damage will result in additional cleaning fees.
• Throw trash in the large trash bins outside the property, and we respectfully request that you take the trash out the night before the city picks up trash on designated mornings, and bring the bins back into the house from the curb. Some cities will fine guests that leave trash bins by the curb.
• Used towels should be left in the bathroom or laundry basket.
🛏️ Beds & Occupancy
• Please do not rearrange or move beds or furniture.
• Maximum occupancy is strictly enforced as per your reservation. Per city law, the maximum number of allowed persons at the property is the maximum allowed per bedrooms x1.5. For example: if the house has 3 bedrooms, the maximum number of persons allowed would be 2 per bedroom (x3 bedrooms) =6 x 1.5 = 9 people max.
🛏️ Bedding, Linen & Towel Use
• Please avoid using white towels for cleaning or makeup removal. We provide makeup cloths and cleaning rags separately.
• Please do not dry recently dyed hair with white towels or lay on bed linens with recently dyed hair, as they may permanently damage them.
• Please do not wipe floors with the towels, or use them as rags, as they may permanently damage them.
• Stained/damaged linens/towels may incur replacement fees. These linens and towels are of high quality and are expensive.
• We understand that accidents happen, but please do not urinate or relieve yourself on the beds or furniture. Cleaning, or replacement, of linens, mattresses, or furniture may incur fees.
🧴 Toiletries & Supplies
• We provide a starter set of essentials (toilet paper, paper towels, dish soap, etc.). There are grocery stores near the property, so if you run out during your stay, we kindly ask guests to replenish as needed.
📞 After-Hours Emergencies
• For emergencies after 10 PM (power outage, lockout, etc.), please call or text us. Non-urgent matters can wait until morning.
🔐 Lockouts
• If you are locked out and we must send someone to assist, a lockout service fee may apply. Always double-check the door code before heading out.
• Please ensure ONLY the deadbolt is locked. Do not lock the bottom front door lock (if applicable).
🐶 Pets (Pets may or may not be allowed on this property, please check pet policy. Pet fees may apply)
• We love pets and are happy to welcome them in our home! We kindly ask, however, that they remain off the beds and furniture. Pet hair can be very difficult to remove and may cause permanent damage to linens or upholstery. If excessive pet hair or damage is found, we may request reimbursement for additional cleaning or replacement costs.
🔑 Keys / Access
• Please mind keys and remotes, as lost ones may incur a replacement fee of $295.
• Do not share access codes or keys with anyone outside your group for your own security.
🔌 Utilities / Energy Usage
• Please turn off lights, AC, and appliances when not in use.
• Do not tamper with thermostats, pool equipment, or security systems. In our experience, doing so may get in the way of your enjoyment of the space, and could possibly incur service charges.
• Some guests may find that the color of the water coming from the faucets may have a yellowish tint. The yellow coloration occurs naturally in regions across the nation where water flows through peat soil. The city's water comes from the Biscayne Aquifer. Fort Lauderdale's water is perfectly clean and potable.
🛠️ Damage / Maintenance
• We want to ensure you have a great stay, and we're pretty responsive, so please report any damage or maintenance issues (leaks, appliance problems, etc.) immediately.
• Please do not attempt to fix or disassemble anything yourself. Let us know and we’ll handle it professionally.
• Communication is always the best policy, as unreported damages may result in fees or being held responsible after checkout.
• Lawn and Pool Care. Landscaping and pool services are scheduled on a regular basis to maintain the property. These services typically occur weekly or bi-weekly, depending on the property: pool is serviced twice a week, on Tuesdays and Fridays. Landscaping every two weeks. While we are aware of the scheduled days, the service providers are third-party vendors and do not provide exact times of arrival. As such, we are unable to guarantee the specific hour they will be on site. We appreciate your understanding, and we request that you please keep track of your pets during the time the services are being rendered.
📸 Security / Cameras
• For your safety, exterior cameras may be in use. There are no cameras inside the property. Tampering with them is grounds for immediate cancellation.
💦 Pool / Hot Tub Rules (if applicable)
• Use of the pool and/or hot tub is at your own risk. No lifeguard on duty.
• No glassware near the pool.
• Children must be supervised at all times.
• No loud music or pool use after 9 PM. Respect for neighbors is essential.
• If pool heater is available, you may engage the service for $45/day for the duration of your trip. If you engage the heater yourself without speaking about it with your host, we may request reimbursement for the fees. Please ask us about this so we can turn it on for you.
• Please do not touch the pool equipment, pump or valves as this may result in damage to the pool and we may request reimbursement for repair/maintenance fees.
• In South Florida it's typical for there to be rain and high winds, which may cause leaves from nearby trees to fall into the pool. A pool net should be available by the pool equipment, you’re welcome to use it to remove leaves or other debris in between pool service cleanings. The pool is serviced every Tuesday and Friday.
📦 Deliveries & Packages
• As you can imagine, we cannot be responsible for lost or stolen deliveries or parcels. If you plan to receive packages, please let us know first and consider using Amazon lockers or similar services.
🧯 Safety & Security
• Tampering with smoke detectors, fire extinguishers, or carbon monoxide detectors is strictly prohibited.
• Always lock doors and windows when leaving the property. We want you and your belongings to be safe.
🗑️ Trash & Recycling
• Please take out the trash if your stay falls over a scheduled pickup day (we’ll let you know when).
🅿️ Parking
• Only park in designated spaces. Do not block driveways, sidewalks, or neighbors’ access. No parking on street or grass.
• Maximum of vehicles allowed = number of bedrooms on this property.
🚫 HOA / City Compliance
• This property is located in a residential area. Violation of HOA or city short-term rental rules (noise, parking, guest limits) may result in immediate cancellation without refund.
🛑 Tampering with Property
• Property owners may keep some of their belongings in a locked closet or cabinet. Please do not tamper with locked cabinets, service panels, WiFi equipment, pool timers, thermostats, or other owner-use areas.
🏳️🌈 Inclusion & Respect
• We are proud to host guests from all backgrounds. Discrimination, harassment, or disrespectful behavior will not be tolerated and will result in removal from the property.
🏡 Respect for Property
• No glitter, confetti, candles, or open flames.
• This is someone’s home—please respect it as you would your own.

That’s why we’ve taken the time to outline a few clear and thoughtful house rules. While some may seem a bit detailed, they’re simply common-sense guidelines to help ensure a smooth, respectful, and enjoyable stay for everyone.
