houseRule: BIGHORN RENTALS TERMS & CONDITIONS BALANCE DUE: Your payment constitutes acceptance of our terms and conditions. Any balance due must be paid by 30 days prior to arrival date. Upon arrival signatures are required on credit card receipts for amounts used to pay for lodging as well as our check in letter. A credit card imprint will be taken as well to secure against any damage done to your unit during your stay. CANCELLATION POLICY:25% of lodging will be assessed for any cancellations received more than 30 days prior to your arrival date. If cancellation occurs 30 days or less prior to your arrival date, the total charges including taxes and fees will be forfeited, unless we are able to re-rent your reserved unit. If reserving a unit 30 days or less prior to your arrival date, total charges including taxes and fees will be forfeited in the event of a subsequent cancellation. In the event that your reserved dates are changed for any reason, the earliest arrival date will be used in calculation of 30 days prior to arrival. Bighorn Rentals reserves the right to move you to another unit of comparable size and quality upon necessity. INSPECTION: Bighorn Rentals reserves the right to enter the unit during guest occupancy for inspection purposes to ensure all terms of this agreement are being met. CHECK IN & CHECK OUT TIMES: Check in time is 4PM, mountain time on the day of arrival. Check out time is 10AM, mountain time on the day of departure. Early check in or late check out will only be allowed with prior consent from Bighorn staff. Bighorn staff reserves the right to charge guest for a late check out that has not been approved prior. PETS: Pets are not permitted in rental units unless prearranged with the Bighorn staff and a refundable pet deposit has been paid. Pending no damage to your unit, pet deposits will be refunded no more than 14 days after departure. DAMAGE POLICY: Credit card details taken at the time of booking or at check in are used to secure against any damage to the unit. There will be no charge to the credit card provided the following provisions are met: a. No damage is done to the unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in dishwasher and cleaned. d. All keys, garage door openers and parking passes are returned to the Bighorn office. e. All charges accrued during stay are paid prior to departure. f. No linens are lost or damaged. g. NO late check out. h. The renter is not evicted by Bighorn Rentals, other management of the building or local law enforcement. i. No one was smoking in the unit. MAXIMUM OCCUPANCY: The maximum number of guests permitted in this unit is ____. Placing more guests than the maximum in the unit without the prior consent of Bighorn Rentals may result in extra fees being charged to guest or outright eviction from the unit. Every property must have at least one tenant over the age of 25. Proof of age required at check in. FALSIFIED RESERVATIONS/GUEST RESPONSIBILITY: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. Bighorn Rentals and the property owner reserve the right to refuse service to anyone for good cause and will not be responsible for accident or injury to guest or for loss of personal property or valuables of any kind. Guest agrees to waive any liability and to hold harmless Bighorn Rentals and the property owner for any injury or property loss that Guest may suffer or incur during his/her stay at the Unit. Guest further agrees to indemnify Bighorn Rentals and the property owner, including reasonable attorney fees and costs, for any damages sustained by Guest as a result of Guest's use of the Unit. The occurrence of a "major event" including but not limited to fire or flood that left the Unit uninhabitable would constitute termination of this agreement. THIRD PARTY DISCLOSURES: Bighorn Rentals is not responsible for inaccurate disclosures made by Travel Agents, Tour Operators or other third parties.
