The apartment Short Term Let licence application - (Civic Government (Scotland) Act 1982 (Licensing of Short Term Lets) Order 2022 - allows a maximum of two persons per booking. Guest numbers are checked/monitored.

Early check in/late check out is NOT available at the apartment. Details of nearby luggage storage facilities (payable) are supplied to confirmed guests.

Quiet hours between 10pm and 8am

Please note, the apartment is located on the second floor - no elevator.

Please use the roof top terrace safely, avoiding the outer barriers and the glass dome covering the communal inner stairs.

All crockery and utensils to be washed and put away before departure on check out day.

Recycling bins are available. All bins must be emptied/rubbish removed from the apartment at check out. Regrettably, non-conformity will incur an administration charge of £20.00 deducted from the security deposit.

Please ensure you do not lose the property keys or lock yourself out of the property. A replacement key fee of £10.00 will be charged in the event of lost keys and a call out charge of £40.00 will be applied if it is necessary for a member of staff to retrieve keys or replace them.

Upon check out, please ensure you take all of your personal items with you as regrettably, any left items to be posted back to you will incur a £10.00 administration fee plus cost of postage. Lost items will be disposed of 1 week after your check out date inclusive.

Visitor Levy (Edinburgh)
 - 5% (capped at 5 consecutive nights). In accordance with legislation introduced by the City of Edinburgh Council, a visitor levy applies to overnight stays in Edinburgh for check in dates on or after 24th July 2026. We confirm that the advertised price of your accommodation includes standard UK VAT and all mandatory taxes. Any fee due to the local authority is absorbed by our business and remitted directly by us. The Visitor Levy (Edinburgh) is not charged as an additional fee to guests. The levy may not be shown as a separate line item on your booking confirmation or invoice. Should the rate or application of the visitor levy change, we reserve the right to adjust our prices accordingly.
