Furniture Moving Sometimes, the furniture configuration in the home doesn't work for your group. We understand this completely. However, we ask that if you move or rearrange any furniture in the house, you move it back to where you found it before your departure. Furniture Moving Fee: If cleaners are required to rearrange furniture during their cleaning, a $50 per item fee will be applied to any piece of furniture over 25 lbs. Quiet Hours: We respect our neighbors and expect our guests to do the same. Our quiet hours are from 10:00 PM – 8:00 AM. Noise is to be kept to a minimum, including: - Loud music - Loud pets - Loud activities - Any disturbance of the peace All our neighbors have been given our contact number and are aware of reporting to us directly. We will always communicate with the guest first to communicate any complaints, remind them of the quiet hours, and ask for compliance. Quiet Hours Violation Fee: Any violation of the quiet hours that causes a negative complaint from our neighbors, other guests, or the host will incur a $150 fine. Events: Events are not allowed at this property without express permission from the hosts; this is not only to ensure the favored relationship between our neighbors and our guests and the protection of our property but also to ensure our guest's safety. Please also note the following: - No confetti or glitter will be used on the property (inside or outside), resulting in additional cleaning fees. - No performers, vendors, or outside businesses can operate on the property. Violation of No Events Fee: This property has a maximum occupancy of 8 guests, and we allow 2 non-overnight visitors. Any violations of these occupancy rates or violations of hosting an event on the property will incur a fee of $250 plus all costs for extra cleaning, damages, or neighborhood citations. Shut Down of Events: If an event is found to be occurring on the property in live time, the guest's reservation will immediately end with no refund, and authorities will be called to escort guests off the property. Trash: We ask all our guests to be courteous of our property, and we provide the day of the week that trash is picked up at the property and instructions on where to place the trash bin. This information can be found in the house manual or the digital guidebook. If your stay does not fall over a trash pick-up day and your trash is overflowing from the outdoor trash bin due to your visit, please remove the excess garbage and take it with you before departure. If you have any issues with trash upon your arrival, don't hesitate to contact your hosts; they will ensure that the issue is resolved. Smoking Violation Fee: If evidence of smoking is found in the home, our cleaning crew will impose a $250 deodorizing fee in addition to 2X the nightly rate due to the rental being closed for 48 hours to deodorize. If there is a standing reservation after the reservation is found violating the no smoking policy and a cancellation or reimbursement needs to be made for deodorizing, this lost income will also be added to the fine. Unfortunately, some forget that this home belongs to someone who has put a lot of love and attention to detail to make it an excellent rental for guests. Our cleaning crew takes inventory and photos before every reservation. If any property items are missing, including linens, an incident report will be filed, and fees will be imposed accordingly. Missing Property Fee: For any missing items, the value of any/all missing property items plus a $250 theft fee will be imposed on the guest. Property Damages: We know that accidents happen; we have all been there. We ask that you please report any damaged or broken items to your hosts before your check-out so they can be adequately prepared to address the issues before the arrival of the next guests. While we are not concerned with compensation for minor items such as a broken dish, we still require this to be reported so we can either replace it for you as our current guest or ensure that the next guests have all the items they need for their stay. We will seek compensation for items valued over $25 or if an abundance of negligence is present. Property Damage Fee: Hosts will have damaged items repaired or replaced at a fair market value. Invoices or estimates will be provided for the repair or replacement, and the total fee will be the responsibility of the registered guest. Unreported Property Damage Fee: If any property damages require repair or replacement and are not reported to the hosts before the guest's check-out, the guest will incur a $100 disruption fee. Our check-out terms require that you wash all dishes (or start the dishwasher before departure) and ensure no additional/excess messes are left for our turnover cleaners. Our cleaning crew will do all laundry, so please do not worry about making beds or deep cleaning surfaces/dusting, etc. If any cleaning issues occur during your stay, such as spills, stains, etc., please let your hosts know before your check-out so they can be adequately prepared to address the issues before the arrival of the next guests. Unreported Cleaning Issues: If a cleaning issue occurs that requires a solution not provided by our cleaning crew (i.e., professionally cleaning a couch or carpet, the replacement of stained comforters) and it is not reported to hosts before check-out, all associated costs with the cleaning fees plus a $100 disruption fee will be incurred by the guest. Check-In/Check-out Times: Our standard check-in/check-out times are as follows: Check-In: 4:00 PM Check-out: 10:00 AM Please understand that a home takes much longer to clean with laundry than a hotel room, and we respect the time of our cleaners immensely. We are happy to accommodate early check-in or check-out if possible and with prior communication at no additional charge. Requests for Early Check-In: Please communicate with your hosts if you will be requesting an early check-in. We always do our best to accommodate, but we cannot confirm until the day of your check-in due to the nature of short-term rentals. Requests for Late Check-out: If you would like to request late check-out, please do so as early as possible so we can confirm our cleaners' schedules. Requests for late check-out less than 24 hours in advance will not be approved. Check-In/Check-out Times Violation Fee: If a guest checks in before or after the check-out time without explicit permission from the hosts, a $50 fee will be incurred per hour they violate the policy.
