Check-In / Checkout A guest information sheet detailing directions, access to the unit, and property information will be emailed to you 30 days prior to arrival. It is your responsibility to review, and if so desired, seek clarification on property specific questions prior to your arrival.

Check-in is after 4:00 PM. Checkout is at 10:00 AM.

Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check in time. Additionally, your prompt departure is appreciated so we can prepare the unit for any incoming guests. Renter and all Guests must vacate the property and return all keys to the lockbox no later than 10:00 AM. Failure to check out on time will result in a $200 late checkout fee. A $50 fee will be assessed for any lost or stolen keys. All units are cleaned and inspected upon your departure.

Unit Equipment For rental purposes, each property is fully equipped with television(s), linens, dishes and utensils and a starter supply of soap, cleaning, and paper goods. Other amenities vary property to property, and are mostly listed in the property details on our website and in the the property's guest information packet. You will need to bring or purchase additional supplies for your own personal wants or needs. We cannot accept responsibility for any aesthetic conflicts. Durango Colorado Vacations, LLC reserves the right to change units for any reason.

Any maintenance problems will be handled in a timely and professional manner. No credits or refunds will be issued as a result of the malfunction of any equipment or appliances, including TV’s, DVD’s, air conditioning units, hot water heaters, stoves, refrigerators, door locks, etc.

Maximum Occupancy Each property has a specific maximum occupancy. Take note of the maximum number of guests allowed in the unit before making your reservation. This policy is strictly enforced.

Gatherings Our properties are located in residential areas and are rented for personal vacation use only. Parties, weddings, and other large gatherings are not allowed. Durango Colorado Vacations reserves the right to cancel or rescind any rental agreement if it is found that the Renters and/or Guests are conducting unlawful activities, disturbing others by playing loud music, causing any loud or offensive noises, have made any misrepresentations about the nature or size of the group or the use of the property, or for any other misrepresentations that are in any way in breach of the rental agreement. Violators risk forfeiture of their deposit, rental fees, and eviction.

No Smoking All units are Non-Smoking! No exceptions - $500 fine.

Please note that the primary guest must be at least 25 years old to book this property.

Pet Policy No pets are allowed unless pre-arranged with the management company. The pet fee is $100 per dog. We allow up to 2 dogs per stay. Renters are responsible for their pet(s) at all times and must ensure all solid wastes have been picked up and disposed of before departure. There will be a $500 fine if there is an unauthorized pet on the property.

Cleaning A non-refundable cleaning fee is required for all reservations. This fee is for our housekeepers who dust, vacuum, sanitize, clean linens and towels, maintain the hot tub (if so equipped), and remove refuse from the property. Renter agrees to maintain the cleanliness of the premises during occupancy and to leave the premises reasonably clean and in good condition upon departure. Undue and/or unreasonable cleaning of the property shall be charged to the Renter's/Cardholder's credit card as an Additional Cleaning Charge at a rate of up to $45/hour with a one hour minimum. This also applies to the property's exterior, general grounds, garages, outbuildings, equipment (BBQs, etc.), and hot tubs (if so equipped).
