The home is thoughtfully designed across two levels, making it a perfect set-up for two couples or a small family who appreciate their own separation and space. Each level features its own private bedroom, bathroom, and living area. The second floor houses the kitchen, characterized by vaulted ceilings and large floor-to-ceiling windows that keep the Barn bright and cheery. For the ultimate cozy evening after a day of mountain adventuring, guests can unwind by the gas fireplace.

Location & Neighborhood: Situated in a serene setting, the property is conveniently located within a 15-minute drive to downtown Durango and just minutes from Lemon Reservoir and Vallecito. For winter sports enthusiasts, the Purgatory Ski Resort is a 40-minute drive away.

Practical Info & Rules:

• Check-in: 4:00 PM
• Check-out: 10:00 AM
• Minimum Age: The primary guest must be at least 25 years old to book.
• Pets: Strictly NOT animal friendly, including service animals, due to severe health conditions and allergies.
• Smoking: No smoking anywhere on the premises.
• Property Restrictions: 4-wheeling and off-roading are strictly prohibited in the neighborhood and on the property.
• Policies: A strict "one strike" policy is in effect for unauthorized guests, pets, or gatherings, resulting in immediate termination of stay without refund. Outdoor security cameras are in use.
• Booking: Guests must e-sign a vacation rental agreement from Durango Colorado Vacations upon booking.

Cancellation Policy: For arrivals more than 30 days out, cancellations receive a 100% refund minus a $250 fee. Between 29 and 15 days, a 50% refund is issued. No refunds for cancellations within 14 days. For stays of 30+ nights, the 100% refund (minus $250 fee) window extends to 60 days prior to arrival, with a 50% refund between 31 and 59 days.
