The home features three bedrooms with king beds - The Grand Canyon Room with smart TV, large walk-in closet and attached bathroom with two sinks, The Zion Room, and The Arches Room. The Bryce Canyon Room offers double twin bunk beds, ideal for families. Three full bathrooms throughout the house ensure comfort and convenience for all guests.

Key features include a fully stocked kitchen with stainless steel appliances, Keurig coffee maker, and all cooking essentials. The open-concept living, dining, and kitchen area creates a wonderful gathering space with a kitchen island and indoor dining area. The converted garage game room showcases custom murals painted by a talented Utah muralist and includes ping pong table, pop-a-shot, foosball, and darts for endless entertainment.

Outdoor spaces are truly special - enjoy morning coffee while watching the sunrise over red rock cliffs on the large back patio, complete with outdoor dining area and gas BBQ grill. After adventures, relax on the front porch watching sunset over the red cliffs. Additional amenities include free washer and dryer, dedicated workspace with Ethernet connection, 55-inch TV with Roku, indoor electric fireplace, central air conditioning, and free parking on premises.

The location offers unmatched convenience - cross the street to hop on the K Hill Trail, part of the Kanab Trail System. You're just 1 mile from grocery stores, gas stations, and restaurants, with easy access to major attractions: 32 miles to Zion National Park East Entrance, 78 miles to Bryce Canyon National Park, and 81 miles to Grand Canyon National Park North Rim.

Check-in is available from 4:00 PM to 11:00 PM with convenient keypad self check-in. Check-out is at 10:00 AM. Please note we have a Ring Video Doorbell for safety purposes and prefer garage space remain available for the game room rather than parking. Long-term stays are welcome, and hiking poles are available for guest use during your stay.
