To ensure everyone enjoys a comfortable and safe experience, please take a moment to review these important guidelines. Your cooperation helps us maintain a wonderful home for all guests.

1. General House Rules

• No Smoking: Smoking is strictly prohibited inside the property and within 20 feet of any entrance or window. A $500 cleaning fee will be charged for any violations, and guests may be asked to vacate the property immediately without a refund.
• No Pets: To protect our home and future guests, pets are not permitted. A $500 fee will be assessed for any unauthorized pets, and immediate eviction without refund may occur.
• Respect for Neighbors: We kindly ask that you treat our neighbors with the same respect you'd show your own. Please be mindful of noise levels, especially during quiet hours (detailed below).
• Maximum Occupancy: The maximum number of guests permitted to stay in the home is strictly limited to the number stated in your booking confirmation and listing description. This is set by state and local regulations and fire safety codes.     * Violation Fee: If it's discovered that the occupancy exceeds the legally allowed number, a fine will be assessed, and a non-refundable eviction process may be initiated.
• No Parties or Events: For the comfort and safety of all, parties, events, or large gatherings are strictly prohibited on the property. A $500 fee will be charged for violations, and guests may face immediate eviction without refund.
• Underage Alcohol Consumption: The consumption of alcoholic beverages is strictly prohibited for anyone under the age of 21, in accordance with local laws.
• Noise Levels:     * Please keep noise to a minimum between 10:00 PM and 8:00 AM, Sunday through Thursday.     * On Fridays and Saturdays, quiet hours begin at 12:00 AM (midnight) and end at 8:00 AM.     * Loud music or disruptive noise is prohibited during these times.

2. Check-in & Check-out

• Check-in Time: Check-in is at 4:00 PM.     * Express Self-Check-in: Your home features a keyless, time-sensitive electronic lock, allowing you to go directly to the property. There's no need to visit our office or contact us for entry codes (these will be provided before your arrival).
• Early Check-ins / Late Check-outs: These requests must be made 1-2 days in advance and are subject to availability and an additional fee, payable prior to your arrival. We'll do our best to accommodate you!
• Check-out Time: Check-out is promptly at 10:00 AM. This allows our cleaning team sufficient time to prepare for our next guests.     * Before You Leave:         * Please turn off all lights.         * Ensure all doors and windows are closed and locked.         * Dispose of all trash in the designated outdoor bins.

3. Property Care & Maintenance

• Keeping the Home Tidy: The property is thoroughly cleaned and inspected before your arrival. We kindly ask that you keep the dwelling in good condition throughout your stay.
• Furniture & Items: This vacation home is thoughtfully decorated and equipped for your comfort. All furniture, decor, and linens must be left in the same condition as found. Any missing or damaged items will be charged accordingly.     * Normal Wear & Tear: Please be aware that this home may show normal wear and tear from frequent use (e.g., minor scuffs, worn carpets, faded curtains). We appreciate your understanding that no refunds will be given for such cosmetic imperfections.
• Towels:     * All linens and bath towels are provided. For sanitary reasons, washcloths are not supplied.     * Important: Please do not use bath or pool towels to clean floors or kitchen surfaces.
• Air Conditioning:     * For optimal operation and to prevent damage, please keep all doors and windows closed when using the air conditioning system.     * Temperature Settings: Our A/C units are set to operate optimally between 70°F and 78°F in the Auto/Cool position. Setting the temperature lower can cause the unit to freeze, leading to significant damage and potential charges to your account.
• Trash Collection:     * Please ensure all trash is properly bagged and placed in the designated outdoor containers.     * Trash is collected daily between 8:00 AM and 10:00 AM.     * All trash must be removed from the property before your departure.
• Property Protection: Always ensure all doors and windows are closed and locked when you leave the property. We are not responsible for any lost or stolen items.
• Plumbing: Our plumbing system is delicate. Please do not flush wet wipes, paper towels, or feminine products down the toilet. Any plumbing issues caused by such items will result in a charge for the plumber's visit.

4. Provided Amenities

• Initial Supplies: For your convenience, we provide an initial complimentary supply of:     * Dishes, glasses, and utensils.     * Linens and bath towels.     * Hand soap, toilet paper (1 roll per bathroom + 1 extra roll), body wash, shampoo, conditioner (1 set per bathroom), 2 small bar soaps.     * Kitchen essentials: 1 dish sponge, 1 dish detergent, 1 roll of paper towels, 5 trash bags (for kitchen container + 5 extra), 2 dishwasher capsules.     * Please note: These initial supplies may not last your entire stay, and we recommend purchasing additional items as needed.
• Kitchen Equipment: The kitchen is fully stocked with essential cooking utensils and equipment for your convenience.

5. Pool Information (If Applicable)

• Pool Heating (Optional):     * Pool heating is available for $35 per day.     * This service must be requested at least 48 hours prior to check-in and paid in advance.     * Heating will not be activated without prior payment.     * We set the pool temperature between 85°F and 90°F.     * Requests paid for after 4:00 PM will be activated the following day, and it may take up to 24 hours for the pool to reach the set temperature.     * No refunds will be issued if the pool pump needs to regain functionality efficiently.     * Important: Please do not touch or tamper with the pool equipment at any time under any circumstances.
• Pool Cleaning: Our pools are on a weekly cleaning schedule. During your stay, a staff member may access the backyard to service the pool. They will not enter the home.
• Pool Safety: Swimming is at your own risk. Children must be supervised by an adult at all times. Absolutely no diving is allowed.

6. Important Disclaimers & Contact

• Limitation of Liability: ROHI VACATION HOMES and the property owner are not liable for any indirect, incidental, punitive, or consequential damages, or any losses of any nature arising from this agreement. Specifically, we are not responsible for any injury, death, or damage incurred as a result of guest's use of the pool or any area inside or outside the home. We are not responsible for any valuables left inside the unit.
• No Refunds For:     * Weather-related issues.     * Early departure.     * Interruptions of services due to maintenance issues arising before or after your reservation.     * Unforeseen circumstances, including but not limited to, construction activities near the property (we cannot predict or notify guests of these).     * Internet or cable outages, as these are beyond our control.     * Interruptions in services or access to resort amenities (clubhouse, etc.) if the property is located within a resort not managed by ROHI VACATION HOMES.
• Property Substitution: In the rare event of circumstances beyond our control (e.g., serious damage, property sale), ROHI VACATION HOMES reserves the right to substitute your booking with a similar or superior accommodation near the original, without further liability.
• Customer Service & Emergencies:     * Office Hours: Monday - Friday, 9:00 AM - 5:00 PM EST.     * Phone Number: Will be provided after booking confirmation.     * During business hours, our team is available to assist with non-emergency requests. We may request pictures to help us better address issues.     * Emergencies Only (5:00 PM - 9:00 AM EST): Our operational department prioritizes emergencies such as:         * Air conditioning issues         * Water leaks         * Infestations         * 911-related issues         * Power and water outages         * Issues accessing the resort/home.     * While we strive for prompt repairs, our ability to respond to unforeseen circumstances or complete repairs may vary depending on third-party vendor availability.     * Non-Emergency After-Hours Service Calls: If a staff member is dispatched for a non-emergency issue outside of office hours, additional charges may apply.
• Lost & Found: Any items left at the house (if found) will be held for 30 days, after which they will be donated.
