✅ Enforcement & Responsibility All rules are enforced through Airbnb’s Resolution Center with full documentation. Guests will never be charged outside the Airbnb platform. The booking guest is fully responsible for all persons on-site, whether disclosed or not. Breaches may result in charges, denied refunds, or removal in line with Airbnb policy. By booking, you agree to hold harmless Splendor Homes and its affiliates from any claims, damages, or liabilities arising from guest negligence or misconduct, to the fullest extent permitted by law.

🔐 House Rules: 🧘‍♂️ Quiet Hours & Neighborhood Respect Quiet hours: 9:00 PM to 8:00 AM No amplified outdoor sound or loud voices after 9 PM Indoor volume must remain respectful Smart noise sensors monitor decibel levels only (no audio recording) Violation = $200 per incident plus possible removal 🐾 Pet Policy Dogs welcome ($50 cleaning fee; long stays may include a deep-clean fee) Cats prohibited due to severe allergies. Violation = reservation cancellation plus $600 allergy remediation fee Dogs are not permitted on beds or furniture. Violation = $300 to $1000 cleaning or damage fee All waste must be picked up. $50 per missed pile 🛑 Events & Visitors No parties, gatherings, or commercial shoots without written approval Any daytime visitors must be disclosed at least 24 hours in advance and approved by the host Unauthorized visitors or events = $500 penalty or cancellation 📸 Photoshoots & Content Creation All shoots must be approved in writing before booking “Commercial use” includes influencer, sponsored, or monetized content Unauthorized use = $500 fee or cancellation 🚭 Smoking Smoking (tobacco, vaping, cannabis) allowed only in the backyard, away from doors and windows Indoor smoking = $600 to $1500 remediation fee 🪑 Furniture – Do Not Move The layout is intentional; do not drag or rearrange furniture Movement or damage = $150 to $500 restaging or repair fee 🔌 Smart Devices & Security Do not tamper with Wi-Fi, smart locks, cameras, or connected devices Exterior cameras record video only in exterior areas; there are no interior cameras Tampering = $250 fee plus possible removal 🕒 Check-In & Check-Out Check-in: 3 PM Check-out: 10 AM (sharp) Early check-in (10 AM to 3 PM): $75 if available Late check-out (until 3 PM): $75 if available Unapproved late check-out = $50 per 15-minute increment Arizona does not observe Daylight Savings. Please confirm local time 🧼 Cleaning & Departure Place used towels on the shower floor Rinse or load dishes if possible, our team handles the rest Do not strip beds (staff must inspect linens) Trash bin lids must close. Overflow = $100 removal fee Lost remote = $50 each Linen damage = $25 to $100 per item Excess mess or misuse = $150 to $500 additional cleaning fee 🚽 Plumbing Only toilet paper may be flushed Improper items (wipes, paper towels, hygiene products) = plumbing repair plus $100 admin fee 🪴 Plants & Outdoor Care Do not water or dump liquids on plants, our landscaping team handles all care Damage = repair cost per landscaper invoice 📌 Legal & Safety Terms Firearms, weapons, or replicas are not permitted anywhere on the property, including in vehicles, consistent with Arizona law Splendor Homes is not responsible for loss or damage to personal belongings These rules form part of your Airbnb contract Governing Law: Arizona Venue & Arbitration: Disputes shall be resolved exclusively through Airbnb, or if outside the platform, via binding arbitration in Pima County, Arizona, under the American Arbitration Association rules Each party bears its own legal fees unless otherwise determined by the arbitrator

🧾 Guest Legal Acknowledgment By booking Casita Blanca, you confirm that: -You have read, understood, and accepted these House Rules as binding terms of your Airbnb stay -You assume all ordinary residential risks (steps, furnishings, outdoor areas) and release Splendor Homes, its members, and vendors from liability to the fullest extent permitted by law, except in cases of gross negligence or willful misconduct -You authorize Splendor Homes to submit any documented rule violations or damage claims only through Airbnb’s Resolution Center
